8.1 Colour Scheme Options The Purchaser must elect one of the following colour schemes x Collins Scheme x Manhattan Scheme

Apartment Specification FITTINGS, FIXTURES & GENERAL SPECIFICATIONS

Access

Access Vehicle & services access via northern laneway St James lane. Principal pedestrian access via Collins Street entry lobby. Secondary access via St James Lane.

Building Structure

General: Concrete structure

Internal Wall Timber (or metal) framed wall construction with painted plasterboard finish unless otherwise noted.

Building Services

Hot Water System : Centralised gas fired system with individual meters for each apartment. Cold Water System: Individual domestic cold water meters for each apartment.

Heating & Air Conditioning

- 1 Bedroom Apartment – Wall mount reverse cycle unit to living room wall. - 2 Bedroom Apartment – Concealed ceiling units to living room and master

bedroom. - 3 Bedroom Apartment - Concealed ceiling units to master bedroom, 2nd

bedroom, living room and lounge (if applicable). Note that all air conditioning units upgrade will be wall mount unit.

TV: Free to air and Pay TV to be provided. Purchaser responsible for connection to Pay TV provider and all associated hardware and software.

Telecommunications High speed internet to be available to each apartment. Note: Service provision with the RSP (Retail Service Provider) arranged at the apartment owner/occupier expense.

Security and Access Control: Access control to lobby, car park, lift and communal areas / amenities.

Lifts: Three lifts servicing levels Ground to Level 19 and two lifts servicing Level 20 to the highest residential level.

Intercom Intercom system provided. Smoke Detector Residential smoke alarms provided within apartments. Fire Protection Building to include full sprinkler protection and occupant warning system.

Waste Unit Combined garbage/recycling chute provided in concealed waste room access off typical lobby to service all apartment and amenity levels.

Ground floor lobby Secure apartment lobby with dedicated mailroom space.

Bicycle parks A select number of bicycle parks are provided in the building & will be managed via the owners corporation.

Car Parks A select number of car parks available within the levels of the building. The use of this car park is exclusive to car park owners.

Ceilings: Plasterboard with painted finish. Internal Walls: Plasterboard with painted finish in general. Walls Between Dwellings: Fire & acoustic rated walls as required to meet BCA.

Floor Finishes Entry, Kitchen and Dining: Selected timber floorboards to match nominated colour scheme. Bedroom: Selected carpet to match nominated colour scheme. Bathroom: Selected tile finish to match nominated colour scheme. Balcony (where applicable): Selected tile finish to match nominated colour scheme. Wall Finishes Generally: Plasterboard with painted finish unless otherwise nominated. Kitchen Splashback: Natural stone (or similar) or tile finish to match nominated colour scheme. Wet Areas: Selected tile finish and plasterboard with painted finish.
