Christmas Trees galore!Christmas Tree Festival

St Nicholas' Church 12th-14th December 2014

Once again St. Nicholas’ Church in Codsall is holding a Christmas Tree Festival, and this year it’s going to be bigger and better than ever. There will be many trees, decorated by many different groups from the village - and we can expect a wide range of styles. The Vicar of St. Nicholas, Revd Simon Witcombe, said, ‘It’s always wonderful to see all the trees, as well as enjoying live music, something seasonal to eat and that special feeling as we come up to Christmas. I’ve heard about the ideas for some of the trees and I can’t wait to see them!’Homemade seasonal refreshments will be served throughout the weekend.

Opening times: Friday 2-7pm, Sat Noon-5pm, Sunday 1pm -5pm.

PGA Golf Tips from Jeremy Nicholls at Ledene Golf Centre.....A Convential Putting StrokePutting is very much a key part of the game and can help your score if your having a particularly bad day with your tee shots or irons into the green.

•Place your putter behind the ball ensuring the centre line on your putter is in line with the graphics on the ball. This will help you to start the ball down the correct line towards the hole.•When you are satisfied the ball is lined up correctly to the hole, ensure your body alignment of shoulders hips and feet are parallel to your intended target,with your ball positioned just inside your left heel and your left eye directly over the ball.•When addressing the putt create a “V” shape with your shoulders, hands and arms, use the shoulders to control the putter throughout the stroke. (keep your hands as passive as possible).•Ensure that your backstroke is about the same length or slightly shorter than the follow through.•Your forward stroke should accelerate in a single smooth motion, a good rhythm is key to the stroke.•Make sure your wrists stay firm and your head stays still throughout the stroke.

Practice this and hopefully you will start to hole more putts.

Autumnal weather is well and truly upon us and now is an ideal time to ensure your rental properties are ‘fit for purpose’ as the weather gets colder. Follow our tips below to ensure your property is in peak condition in time for the winter months.Carry out a boiler service: When was the last time you had the boiler serviced in your rental property? Regular gas checks are essential as part of your tenancy agreement. If you’ve neglected this mandatory part of your obligations as a landlord, now is the perfect time to service the boiler and any other gas appliances in your property. For landlords who carry out mid-term inspections or who let their properties through a reputable estate agent this should be routine. Our advice is, don’t delay – have you ever attempted to secure the services of a gas engineer during a cold snap?Check all pipes and guttering: All pipes and guttering should be thoroughly secured to the walls and, together with brickwork, checked for leaks, fractures and blockages. Leaking pipes may freeze and burst during the winter months and in this case prevention is certainly better than cure.Pay attention to bathrooms: From our experience of property management at Redstones, we know that bathrooms can often suffer from excessive condensation and damp, resulting in loose or cracked tiles which lead to leaks and water damage. Check bathrooms thoroughly for any telltale signs and rectify any potential problems immediately.Carry out regular checks if your property is empty: ‘Void’ periods – the times when your property does not have a tenant – during autumn and winter months mean that you must pay extra attention to your property. Carry out regular visits and checks to ensure your property is secure and your heating is working properly. If you are struggling to find a suitable tenant, consider contacting a reputable lettings agent who specialises in your local area and can help you to find a tenant quickly.Insulate your property: With all landlords required to provide EPCs (Energy Performance Certificates) on their rental properties, insulation is essential. Check the cladding around your pipes and boiler, ensure that your taps aren’t leaking and seal windows and doors with appropriate draft excluders.Keep your tenants fully informed: While the maintenance of your property is your responsibility as a landlord, it is worth investing some time putting together an information pack for your tenants. Include advice on operating the boiler, locating stopcocks and ensuring heating is on if they are away during the cold weather. With the arrival of darker nights, it is also vital to ensure your property is thoroughly secured with deadlocks and burglar alarms.Carry out tests on smoke alarms and carbon monoxide detectors: While these should form part of your regular inspections, with colder weather approaching, it is essential to ensure that your smoke alarms and carbon monoxide detectors are fully functional.Make sure your insurance policy is up-to-date: Insurance can be a grey area for many landlords as maintenance issues aren’t always covered by landlord policies. Grand Theatre PerformanceNovember 9th & 23rd 2014 will see some fabulous dancing and wonderful costumes from the Suttie School of Dance in their annual display at the Grand Theatre Wolverhampton. All

ages will take part from the youngsters of 3 to the adult tappers in a variety of routines in ballet, tap, acrobatics, disco, and musical comedy. The Suttie School of Dance was formed in 1976, as part of the MASD association, by Carol who still teaches today together with teachers Amy Suttie, Charlotte Doyle, Jennifer Thelwell and other helpers. Classes are on a Saturday for the younger pupils at Holy Cross Church hall in Bilbrook and each year pupils take examinations (the school has 100% success rate) and take part in the show at the Grand Theatre. Carol makes all of the stunning costumes for the dancers and that is some task with the number of pupils involved. Tickets are available from the Suttie School of Dance or on the nights of the performances at the Grand Theatre itself.

A Word From Your MP......... The last few weeks have been extremely busy, zooming around the South Staffordshire and talking to schools, groups and clubs, of all ages and seeing what they do to promote our local area. This month I’ve had the honour of attending many events around Codsall and Bilbrook, speaking to people and listening to their issues and seeing what I can do to help them. I was extremely privileged to welcome the Methodist District Synod to Trinity Methodist Church in Codsall. Around 200 people were present where Councillor Brian Edwards and I welcomed the Synod, which had come to Trinity Methodist Church for the first time. As part of my talk, I touched on the importance of faith in politics and the church’s influence in the local community. I believe that the church has a hugely important part in our community, beyond its religious role.

I also had the pleasure of visiting Codsall Forget-Me-Not Club to re-open their new kitchen facilities. As always, I enjoyed talking to the members and answering their questions. The club secured a grant of £8000 from the big lottery fund for a much needed refurbishment to their kitchen. The club is a fantastic local organisation and I’m so pleased that the new facilities will enable more groups to enjoy this wonderful location.

From the kitchens of Codsall, I travelled to the streets of Bilbrook for a litter pick hosted by Bilbrook Parish Council and the Friends of Bilbrook. It was wonderful to see so many residents out supporting their local community and taking pride in our local area. I was very impressed that we managed to cover every street in Bilbrook and the amount of litter we collected. The volunteers should be very proud of their efforts.

All the events I visit, whether it be pouring tea in Codsall Forget-Me-Not’s kitchen, or picking up litter from the streets of Bilbrook, remind me how fortunate we are in South Staffordshire, to have so many groups that care for our community. I try to get involved with as many of these groups as I possibly can, so that I can thank them for the work that they have done and will continue to do in the future.
