Lease Management FOR REAL ESTATE OCCUPIERS, OWNERS, RETAILERS AND INVESTORS
With the increasing need for optimized
cost control and financial statement
transparency (FASB-IASB guidelines),
lease accounting and administration
is now a critical function responsible
for accurately managing and reporting
significant real estate obligations.
Used by occupiers, owners, retailers and
investors worldwide, Manhattan Lease
Management is used to record multitudes
of transactions including rent payments,
common area charges, taxes, insurance,
percentage rent, operating expenses,
tenant improvement reconciliation,
recovery and sublease payments, and
more.
As well as complying with current and
upcoming IASB-FASB guidelines the
system contains international tax
calculation abilities, multi-currency
functionality with single currency rollup
calculations, and multiple sub-ledger
recording.
Event-driven diary management helps
manage common critical dates such as
expirations, options, and insurance. It
also allows user-defined warning periods,
and is compatible with third-party email
applications.
Mapping integration enables you to
quickly navigate through your entire real
estate portfolio. You can use Manhattan
to automatically map all of your regions,
buildings, floors, spaces and assets to
leases, payments and reports. You can
also customize global currency and floor
area measurement conversions to meet
specific needs.
Whether you are a lease administrator
managing day-to-day operations or a
senior Senior Vice President making
strategic decisions, Manhattan will
dramatically improve your leased or
owned real estate performance.

SUPPORT FOR FASB-IASB GUIDELINES
We have been thoughtful and deliberate in the development of our financial
software. The functionality which will support the initial recording of leases for
retrospective reporting requirements effective Jan 1, 2017 includes:
► Lease Classification – Systematically classify leases for FASB vs IASB and Lessor
(Operating, Finance and Sales type leases) vs Lessee (Finance and Operating)
► Ability to quantify Lease Asset and Liability – Systematically calculates the NPV of
the Lease Liability and Right of Use Asset and provides for user initiated modifications
► Ability to capitalize the Lease Asset and Liability – Systematically records the
initial Lease Asset and Lease Obligation on separate dedicated balance sheets
► Supports Multiple Sub-ledgers – Manhattan supports multiple dedicated
sub-ledgers for current GAAP as well as upcoming FASB and IASB for retrospective
reporting
