• A request to approve a zone change from Office Warehouse (OW) and General Commercial / Heavy Commercial (CG/CH) to General Commercial (CG) on the following property:

• 226, 230, & 236 W 2nd Street, approximately 125 feet east from

the intersection of West 2nd Street and Martin Luther King Drive. More specifically occupying the Cottonyard Subdivision, Block I, Lots 6-8 in Central San Angelo.

History & BackgroundSpecial Information• CU 12-01 allows for warehousing and freight

movement with conditions;

• Conditions would limit many types of warehousing and freight, instead providing specifically for inside storage and up to 10% of site for outside storage;

• Would not allow terminals, aggregate materials, grain or fuel terminals, outdoor freight or fleet parking.

Analysis – Basis for Recommendation• Comp Plan – “downtown”;

• Many of uses in downtown intent would be allowed in CG but not in OW;

• Compatible with existing uses – helps improve area as Comp Plan calls for;

• Proximity to N Koenigheim;

• Allows less intensive uses.

Staff Recommendation

• City staff recommends approving the zone change as presented.

• Planning Commission unanimously recommended approving the request on January 23, 2012.

Red Bluff Section 2: Utilities Easement Release

• Red Bluff Section 2: a request for approval of a utilities easement release on the following property:

• Lake Nasworthy Addition, Group Red Bluff, Section 2, Lots 16

thru 21 and 23 thru 36, along the north half of Red Bluff Circle, in southwest San Angelo.
