MARKET INSIGHT

Chino/Chino Hills continues to exhibit strong demand and vacancies here are 1.0% compared to 4.2% across the metro. While the

submarket benefits from proximity to North Orange County, where higher income households are more plentiful, there have also

been fewer buildings delivered this cycle than other Inland Empire submarkets due to higher costs of land. While development

activity started to accelerate in 2018, when 3 million SF delivered, the most ever in the submarket, only a few small projects are

currently in the pipeline. The limited amount of available space has led to favorable rent growth for the last five years, and rents grew

by 4.9% over the past four quarters.

Investors started to pull back in 2019—although pricing is at an all-time high. The previous year's sales volume is inflated by a

couple national portfolios that involved a few properties in the submarket. One of the largest trades of 2019 is an 89,400-SF building

that sold for $15.5 million. In comparison, one of the largest single-property trades in 2018 was East Group Properties' acquisition of

a 182,000-SF distribution center for $23.3 million in June. Market Cap Rate based on 12 months sales volume has been both

trending up at 4.8% with Submarket at 4.7%.

Sales

Chino/Chino Hills typically does not attract large-scale investments as frequently as submarkets like Airport Area or Riverside, and recent

volume reflects that characterization. However, pricing has continued to grow, with a few mid-sized buildings earning top dollar. For example,

in August 2019, the 20,400-SF warehouse in Opus North Chino traded for $4.6 million ($225/SF), and in January 2019, a 7,100-SF warehouse

in Montclair traded for $2.5 million ($352/SF).

The previous year was exceptional for deal activity because of a massive inflow of institutional capital. Sales volume reached nearly $200

million in 2018—a nine-year high. Many large industrial buildings were traded as part of Prologis' buyout of DCT Industrial for $1.8 billion.

One of those buildings is the Dolphin Distribution Center in Chino, a 192,000-SF distribution building valued at around $18 million

Leasing

Vacancies are extremely tight and leasing has primarily been limited to new deliveries and, very rarely, existing space becoming available. One

of these occurred when Soligent moved into a building in the Majestic Spectrum that was occupied by Taylored Services in early 2018. Also in

early 2018, Luke Supply moved into a warehouse occupied by Capital Technology Inc. Notably, NFI recently signed a five-year lease to

continue operating in Chino. In a similarly rare event, Best Buy moved out of a 600,000 SF distribution center in the Majestic Spectrum

in 18Q4—one of the few buildings this size to become vacant in recent quarters. The building was immediately leased and FabFitFun moved in

the following quarter. Leasing activity is likely to remain low in 2020, as fewer buildings are available for lease and fewer industrial buildings

are expected to deliver.
