Region: WARNER ROBINS, GA Geographically located in the heart of Georgia, the City of Warner Robins is easily accessible from virtually any
direction. Interstates I-75 and I-16 are the major entrances, providing convenient routes to anywhere else in the
state, from Georgia's breathtaking mountains to its beautiful beaches. Warner Robins is 15 miles South of Macon,
Georgia and 90 miles Southeast of Atlanta, Georgia. According to the United States Census Bureau, the city has a
total area of 22.9 square miles (59.2 km²), of which, 22.8 square miles (58.9 km²) of it is land and 0.1 square miles
(0.2 km²) of it (0.39%) is water. The climate is mild. The typical winter temperature averages at 46.45 degrees
Fahrenheit while our gentle summer days average around 82.4 degrees. Warner Robins’ warmest days generally
occur in late August. The growing season is quite long, making the area a favorite for the forest industry.
According to the 2000 Census, the population of the City of Warner Robins was 48,804 persons. More recent
estimates come in at over 80,000 people. In 2002, the population of Houston County was estimated at 116,768, up
from 110,765 in 2000. Called "The International City" for its diverse population from around the world, Warner
Robins is a city growing at an amazing rate. Business Week named Warner Robins The Best Places to Raise Your
Kids 2009 for the state of Georgia and MONEY Magazine voted Warner Robins, “Best places to live 2006.”
Warner Robins, GA and Houston County's population expanded at a rate exceeding 24% between 1990 and 2000,
the greater part of the growth being in the immediate Warner Robins area.
Economic Climate: As one of the fastest-growing municipalities in the area, the City of Warner Robins (located in middle Georgia)
welcomes people from all over the world. The citizens and workforce contribute to the dynamic, progressive
culture, combining the best of small town and big city life. Warner Robins is a vibrant community. Growth and
change are constants here. Over 21,000 new citizens are projected by the year 2010, and Warner Robins is more
than ready to welcome them. The growth here is not haphazard; it is planned and coordinated to accommodate
newcomers and old-timers alike.
The Economic climate is healthy and growing every day. Employment is stable, with government providing many
residents with jobs, as well as the Services and Retail trade employment sectors and the cost of living is low

minutes to work each day. Driving is the main mode of transportation. There is no public transportation. Middle
Georgia Regional airport is nearby and Amtrak is 10 miles away in Macon, GA
Nearly everyone in the town of Warner Robins either works on the Air force base or is related to somebody who
works there, which promotes warm relations with local city folks who rely on Robins AFB for a good part of their
livelihood. A friendly population of more than 80,000 enhances the city’s fine location and environment. Warner
Robins' warm, southern climate and two nearby lakes offer nearly year-round outdoor activity such as boating,
fishing and water skiing. And the city is small enough so crime is low, but it's big enough that you can get whatever
you want in the stores.

implement important civic improvements necessary to enhance the city’s attractiveness to potential new business

Over $98 million has been invested in new educational infrastructures. A new futuristic, high-tech industrial park
and the regular upgrading of sewage plants and other support infrastructures has doubled Warner Robins’ capacity
for new industry.
Commercial development is really picking up on Highway 96, and also continues along Russell Parkway, which is
a third access point to Interstate-75 and leads to Route 247 and the Air Force Base in the other direction. The three
roadways run parallel, each carrying traffic east to west, and both handle large amounts of traffic when Robins Air
Force Base’s 25,000+ employees depart and arrive for their jobs. Other road improvements are ongoing to address
increased traffic. Because the road the property is located on leads directly to Russell Parkway, many commuters
use the road the property is located on to access Russell Pkwy. The department of transportation estimates that
over 20,000 people pass by on Wellborn Road every day, giving the property great exposure to potential new
residents and providing convenience to major highways and routes which help to attract and retain existing
