Please discuss the client’s expectations. At our first meeting the client requested a BMS (Building Management System) for his home because he was aware such systems exist for commercial buildings. He surely sensed correctly that building technology was needed in order to control easily and efficiently a house that spreads over four floors and more than 3280 square feet and also has a huge outdoor and garden area. Through more meetings and discussions we drafted a preliminary design, and gradually a budget was set. It was then obvious that the client needed a fully automated home that would be easy to control though touchscreens and remotes and as many systems as possible should be integrated. The systems to be controlled and installed included first an intelligent lighting and shading system. The HVAC system would have to be integrated for energy- saving reasons but also for convenience. For the entertainment part of the system, the client requested an HD video distribution system, a dedicated hom e cinema room and a simple yet capable distributed audio system. Finally we would integrate the CCTV and the security system along with gates and door control, control of water and other exterior and pool features, and an intercom system for door and family communication. It seemed the client’s vision for a residential BMS was realistic, and our company was assigned the task to implement it.

Briefly describe the overall scope of the system. We used Lutron for lighting control because of its proven reliability, and high-quality products, especially with the keypad finishes and ease of integration with the A/V system. We also used Lutron and AMX and integrated them to control other important house functions, such as motorized gates and mechanical services (for example the electric water heater and the hot water secondary pump) which was very convenient especially when someone takes into consideration the sheer size of the house. We integrated the control system with some of the swimming pool’s functions because the house features an impressive theme outside, with some effects, such as a mist generator, a wave generator, and waterfalls. Finally, the use of multiple occupancy sensors around the house and in some rooms ensures that no energy or money is wasted by leaving on lights. It also helps guests with their way around the house, especially when they haven’t used such systems before.

AMX was the system used as the main automation system and for the video part of the system. A high-definition 8x8 video matrix was used to provide the client with a system that is reliable and fast and that can transfer HD quality to all his displays. As the client was very clear that everyone has different tastes when it comes to TV shows and movies, we opted for Blu-ray players and media players that would serve all TVs in the house, through the matrix, but we also placed local players in each bedroom, therefore giving anyone the choice of watching something different. A similar solution was provided for the satellite service.Finally a dedicated home cinema room was prepared in the attic to provide full HD and 3D video.

The multi-room audio was prepared using the simple Systemline system that offers integration capabilities with AMX, but as the customer requested, he wanted to keep Simple music keypads in the guest and service rooms. Finally, the HVAC system was also integrated using special modules and power management was achieved using IP power control, which also offers a sense of security with regard to the system’s reliability, as it also monitors all network devices and reboots them when necessary, Along with the addition of Furman surge protectors and a UPS, the system is extremely reliable.

For the touch panels and iPads, a special graphical interface was designed that enables the client to control and monitor the house using floorplan views. Also, simple touchscreen AMX remotes were specified for each TV for easy hard-button control. A remote connection has also been set up for the system because the client also works abroad and has to travel a lot. This way he can monitor the system and make necessary changes.

What challenges, if any, affected your ability to deliver the project as specified? As the home is situated in an earthquake zone, the government building regulations require houses to be built with reinforced concrete. The client had requested seamless roaming on the Wi-Fi network. With the iPads extra care had to be taken to carefully place the eight access points to ensure full coverage in all areas.

Discuss your accomplishments with integration and automation of this project. All mechanical and electrical systems have been integrated and made easy to use for the customer even when he is thousands of miles away in another country.

What makes this system worthy of recognition? A very well-balanced integration at a relative low budget for the scope and the residence’s size.
