Where were you born?I was born in Rhode Island but my family

moved to Southern California at 6 months old.

How long have you lived in the area?Colorado became my home a er nish-

ing college in Northern California.

What do you like most about it? e many days of sunshine are prob-

ably the most appreciated! e au-thentic people and the appeal of rais-ing kids here are an important part.

How long have you worked in Real Estate?

I have been a Realtor for 6 years, but had been investing in real estate for a few years prior.

What is your specialty and what does that mean for the people you work with?

My specialty is giving excep-tional service to buyers and sellers who have traditional residential real estate needs.

What is the most challenging part of what you do?One day the most challenging thing might be working

with a lender who is telling us that we can’t close on time, and the next day’s challenge might be getting buyers and sellers to agree on inspection items.

What do you most enjoy doing when you’re not working?I enjoy family time, playing and hanging out with my ten-

nis buddies, playing volleyball, running on the High Line Canal, and walking my dog.

What is one tip you have for someone looking to sell a house?

If you want top dollar, your house needs to show excep-tionally well. Make sure that the realtor you choose to work with knows how to market and stage a property.

What is one tip you have for someone looking to buy a house?

Be prepared. Talk to a lender and have your nancing in place.

What is the most unusual thing you’ve encountered while working in Real Estate?

A client and I got locked in a backyard of the house we were looking at. I was showing my buyer a property that had an apple tree with many delicious, ripe apples. We were told to “please pick the apples” by the agent. We piled the apples in

our purses and stu ed them in our shirts. We then went to go nish looking at the house, but the back door that we came out of was locked. “No problem,” we thought. “We’ll go around the side.” Well, there was no gate, but just a large chain linked fence. We both looked at each other. I had on a skirt and heels. She had on jeans and tennis shoes. Guess who got to climb the fence!? Moral of the story: always wear heals!

Where were you born?I was born and raised in Wichita, Kansas. A er living in

Boise, Idaho for several years, my family and I moved to the Denver area in 1984 and to Parker in 1991.

What do you like most about it?I love our Colorado weather! I don’t know of another place

that has better weather and still has 4 seasons! I am also grate-ful for being able to see the mountains almost every day.

How long have you worked in Real Estate?I have been a REALTOR® since 2004. Prior to becoming a

REALTOR®, I was an IT professional for over 20 years.

What is your specialty and what does that mean for the people you work with?

My technical expertise enables me to provide my clients with the latest technology and best in-formation in a timely manner to enable them to take full advantage of today’s market. I also nd that my sense of humor can ease a tense situation.

What is the most challenging part of what you do?

My biggest challenge is managing my clients’ expectations in this shi ing market. While values

are rising, Sellers still need to price their properties correctly. And Buyers need to understand that if they hesitate upon nding a property they like, they may nd themselves com-peting with multiple o ers.

What do you enjoy doing most when you’re not working?

I enjoy visiting antique shops with my husband, Steve. We col-lect primitives, and, although our house is too full to hold much more, we still like to browse.

What is one tip you have for someone looking to sell a house?

Depersonalize! Take down all personal pho-tos and diplomas. Put away your personal collec-tions. You want Buyers to spend their time “trying on” living

in your

home rather than looking at your things and trying to deter-mine who you are and why you are selling.

What is one tip you have for someone looking to buy a house?

Work with a REALTOR® whom you like and trust to guide you through the process. Buying a home is one of the biggest

purchases you will ever make and can be quite stressful. You need someone with the expertise and ability to remove the

stress and help you make the best choices.

What is the most unusual thing you’ve encountered while working in Real Estate?

My clients and I got stuck in the main elevator on the ground oor in the Neusteter Building Condo-miniums. A er 10 minutes of the alarm ringing, we were able to pry the door open and get out. We took a di erent elevator and looked at the park-ing space in the basement and at the unit upstairs. When we le the building, the elevator alarm was

still ringing!

Where were you born?Ann Arbor, Michigan. I grew up in Brighton, Michigan.

How long have you lived in the area?I’ve been out here about 14 years. I started college at Michi-

gan State, but I was anxious to get out to the mountains, so I ended up getting my degree at University of Colorado in Boulder.

What do you like most about it?I love the active lifestyle ev-

eryone here em-braces. e gor-geous weather allows me to get outside to do all the activities I love.

How long have you worked in Real Es-tate?

Over 10 years. I’ve been in all aspects of real estate from New Home Sales, xing and ipping homes, and working with all sorts of clients from rst-time buyers to seasoned investors.

What is your specialty and what does that mean for the people you work with?

I specialize in luxury properties throughout Denver and suburbs. I understand what these buyers and sellers need in a broker and the qualities that are important to them through-out the process. And I also work heavily with investors be-cause I have personal experience in all that they are trying to do to make a pro t in real estate, from strong negotiation on the buy side to designing the space with style and budget in mind to marketing it properly and selling it for top dollar.

What is the most challenging part of what you do?I totally commit myself to my career and my

clients, so I nd it di cult to take some needed breaks.

What do you most enjoy doing when you’re not working?

Running half and full marathons, skiing with my husband and children, 5 and 3 year-old twins, taking fam-ily vacations, and date nights with my husband.

What is one tip you have for someone looking to sell a house?

Price it right from the start. Properties that sit on the mar-ket for a long time have a stigma attached to them unneces-sarily. Listen to your broker’s opinion (as long as you trust them!).

What is one tip you have for someone looking to buy a house?

Make a priority list of your needs and wants and stick to it. en be willing

to compromise on the items that may not be as important.

What is the most unusual thing you’ve encountered while work-ing in Real Estate?

I’ve had a bad experience of stepping in doggy doo while showing a property! It just makes me wonder how peo-ple can live that way!

mind to marketing it properly and selling it for top dollar.

B UILDING A STRONG CREDIT HISTORYThings that can either tank your Credit Score or send it soaring

In today’s market econo-my, a strong credit score

is more then ever. is little three-digit number can ei-ther cost or save thousands of dollars over ones lifetime. It not only impacts the inter-est rate you pay for your car your home or your credit card, it can also impact the insurance premiums you pay over your lifetime. It can es-pecially count when you are nancing a home with the new conventional nancing rules that will begin to charge you more on your home loan if your score is under 740.

So, what is the best way to make your score soar? ere are three independent agen-cies that all tracking your credit, Experian, Equifax and Tran union.

ey are monitoring four key things:• Your granted credit• Your payment history• % of balance to the

available limit• Type of credit granted.

ese agencies will never see how long your have been on your job, your race, your religion, or how much mon-ey you have in the bank. ey are looking at the type of credit used, how much credit has been granted, how much of it you are using and how consistent your payments are. If you have a $10,000 limit on Visa and your cur-rent balance is $9800, your score will be impacted nega-tively. e agencies will score you higher if no one line of credit is above 48% of your available balance. In an op-timal world the agencies like to see that you have a mort-gage, installment loan (cars,

boats) and revolving and are paying all on time.

You do not have to have a lot of credit cards or loans to build a strong credit history. You can have a limited number of accounts and if you are managing all well and paying all on time, your score will gradually in-crease over time. In the same respect, one late payment on any line of credit will have a very speedy negative impact on the score that may take time to recover. Many people choose to pay o their credit cards every month. Just re-member, that if you are ap-plying for a home loan and your have a balance on your card when credit is pulled, the lender in most cases will have to use the balance on the card as it is reported and you will not be able to pay down that credit card to qualify for the loan.

If you are in the market for a home, remember few things that can help you maintain your credit.

Do not close any accounts. It is like pulling down the window shade on the vis-ibility into your payment his-tory. e agencies have less to look at.

Do not open any new ac-counts. ere will not be enough history and new credit until established can have a short-term negative e ect on your credit.

Shop for your mortgage and have all lenders pull your credit within a 30-day window. Multiple pulls in a

30-day window typically will not hurt your

credit score as the agencies realize that folks shop around

for mortgages. Remember in the area of

credit, what you do not know can hurt you.

• Your payment history-this comprises about 35%. Have you paid your credit accounts on time? Late payments will hurt you.

• How much your owe-about 30% of a FICO score

• Length of Credit History-about 15% of a FICO score. Longer credit history will increase your credit score.

• New Credit-about 10% of a FICO score. If you have recently applied for or opened a new credit account, your credit score will weigh these facts against the rest of your credit history. If you do need credit, do your shopping in a focused period, such as 30 days to avoid lowering your FICO score.
