Targeting 70: The Active Pursuit of Active AdultsAs early Boomers begin to retire, the opportunity to pursue a “want-based” move-in model targeted to 70-somethings is tremendous. But this represents a big departure for most operators’ 80-plus “needs-based” business. Senior Living 100 is bringing together four successful leaders to demonstrate how they capture and serve a younger demographic, discuss their respective models, and address the following key issues:

n Do any existing senior living models meet the needs of early active Boomers, or does it require a new concept?

n Can you operate an early Boomer model parallel to AL/IL (same staff and campus) or does it require a completely separate carve-out business (separate brand, leadership, staff, and culture)?

n How does serving active adults differ from conventional models when it comes to resident acquisition; average length of stay; generational identities; and interaction with the external community at large?

Senior Living 100 Education Agenda

On Attracting Younger Residents“What you put in the marketplace

represents who you are, but people think they reflect someone 15 years younger. Avoid the words ‘senior’ and ‘elder,’ and tell stories of the youngest people in your community. Make them the focal point.”

On the Industry Mindset“We think it’s our role to make sure residents are safe and secure, focusing too much on deficiency needs. Instead, we need to emphasize esteem, aspiration and self-actualization. That’s where the magic really happens.”

On Seizing the Day“For operators just starting to focus on Baby Boomers, it’s going to take a few years to see traction. My advice: get

going now.” n

Bold New Community Integration StrategiesTo adequately position senior living for the future, some operators are experimenting with new community integration strategies; initiating their brand to a younger cohort; lowering the perceived hurdle of moving in; and increasing length of stays. In some cases, it is the simple – yet challenging – act of re-conceptualizing the company mission to serve elders in the greater community which breathes new vibrancy into existing community outreach programs.

We will present and discuss the best of these new strategies: offering a subscription-based program for dementia wellness; building a community senior center on your campus; offering targeted best-in-class senior programming (ballroom dancing, opera, meditation); adding adult day services; and creating strong intergenerational volunteer programs.

On Active Adults“Fewer people want to be in the exurbs because they want

to retire near their children and grandchildren.

A big part of the Del Webb platform is connecting them with their neighbors. We have a full-time employee who develops targeted activities, such as game-day parties for a Patriots fan group.”

On Aging in Place“Our average age is 62, but we quietly do things to allow aging in place. For example, our bathrooms all look like luxury spa baths, but the rooms are wheelchair accessible, doorways are ADA compliant, and there are studs in the walls for future installment of shower

bar handles.” nView Session on Page 4

Capturing the Value of Healthcare CoordinationIn the current environment of expanding MA penetration and high-acuity AL residents, operators are realizing that managing their residents’ healthcare can be of vital economic interest to surrounding stakeholders. But, what business model delivers enough upside to justify the effort? Early adopters of integrated care will address:

n What do payers (MA plans, ACOs, health systems and physician groups) value most, and how can operators deliver?

n What are some early payment-sharing models (i.e., PMPM with upside)?

n What are the data requirements to adequately coordinate healthcare?

n Should operators become payers themselves (iSNPs)? Who is this best suited for?

n Will payers start referring directly to AL in lieu of SNF? What are the regulatory implications?

On Their PCP/iSNP Strategy

“It allows us to monetize the right

things – to integrate the Medicare spend and care planning, and deliver a much higher caliber of care.”

On Lessons Learned1. “Density and scale really

matter in order to have an NP onsite – that’s 20-30 patients.”

2. “Board alignment and training is ten times harder than you think it will be.”

3. It’s hard to get health plans’ attention. “We submitted our own HMO license, and then the health plans paid attention to us… and started negotiations to enable us to take delegated risk

from them.” n

An enthusiastic practitioner of “Flow” management principles popularized by the Hungarian psychologist Mihaly Csikszentmihalyi, Michael charted the turnaround of Patagonia in the early 2000s in part through the practice of Organizational Flow – the principle that values are at the core of good business, and that full alignment with them creates optimal working productivity. On Intergenerational Living“Loneliness is a universal challenge.

Almost 50% of U.S. residents have no visitors in a given year. But in other markets – like Japan – senior living is integrated into the community, with places like restaurants and jazz bars to help boost engagement.”

On Innovation“The lack of innovation often comes down to revenue. Operators are beholden to investors, so they focus on what makes money now. And, if they have a model that’s working, it’s hard to see what will change in the future – and how you need to adapt. Operators have to be ahead of the curve – not just in

Emerging Business Models Disrupting Senior CareA host of new forces have entered the senior care fray. Are they future competition for senior housing, or are they partnership opportunities for progressive operators?

n PreFab ADU: Affordable Senior “Housing” at Home

Better known as “granny pods,” Accessory Dwelling Units (ADUs) are two trends in one: an affordable alternative to senior housing, and residing at home (or close to adult children). PreFab ADU – which is seeing a boom in California – will describe its model.

n Carepods: In-Home Subscription-Based Senior Care

North Carolina startup Carepods developed a CCRC-like model that delivers senior care services to 25 homes in the same immediate geographic network. Carepods will describe the services within this continuing care model, including medication management, transportation, meal prep, and skilled nursing coordinated by an RN care manager.

n Papa: Tapping into College-Age Caregivers

This Florida-based startup is building a national network of college-age “grandkids on demand” to help with non-skilled ADLs (transportation, house cleaning, companionship). Marketed as an alternative to independent living and targeted to seniors who want to stay in their homes, Papa will outline its market outreach, scalability, and multi-generational message.

On Current ModelsSenior living is designed exclusively for high-end

customers. But you cannot apply a country-club lifestyle to everyone – it’s too expensive and out of reach for a typical person.

On Innovation“Real estate is the single biggest impediment to innovation in senior living. We are so overly obsessed with occupancy that it becomes the singular focus. If you’re not 90% occupied, you’re not meeting your lease obligations.

When operators are allowed to have their ideas shine beyond the limitations of real estate,

they can do great things.” n

Transformative Ambient TechnologyNewly-emerging ambient technologies are giving operators the potential to unobtrusively elevate their monitoring capabilities – from facial recognition to thermal radiation. n SafelyYou: AI-Enabled Video

Spun out of the UC Berkeley AI Research Lab, SafelyYou applies digital camera technology and AI analysis of in-room videos to identify the root cause of falls and prevent further incidents.

n Valencell: Biometric Sensors

Valencell created a new breed of “hearables” that use biometric sensors in the ear canal (among the most effective locations for monitoring blood flow) to seamlessly monitor a resident’s heart rate and other vitals.

n HomeEXCEPT: Thermal Monitoring

HomeEXCEPT uses thermal monitoring to detect changes in motion, heat, sound, light and air quality – independent of cameras, audio devices or wearables.

n Vayyar Imaging: Radio Frequency

On Intergenerational Living

“We need to pay more than lip service

to this concept, because residents want to be around more generations than just other seniors. And, seniors have a lot to offer young people – not just the other way around.”

On Foster Teens“Most foster teens are unable to get to work, so this helps them develop core skills and move out of the cycle they are in.”

On Innovation“Our customers are anxious for something to change, but we are hesitant to take chances. We need to get past thinking, ‘if it’s not moving the revenue needle in the next 60 days, it goes

nowhere.’” nView Session on Page 10
