The agents charging the least commission willhave the lowest amount of disposable income tore-invest in marketing, sales & advertising. Thismeans that the property they have listed willonly sell if the buyer “happens” to see it is forsale. So, if the property is not listed on multipleproperty portals, the companies own website(more on this later), sent out in e-shots, windowdisplays etc it is unlikely to sell in the shortterm. You might say, “well if it takes 6 – 12months to sell I don’t mind” but have youactually worked out what that 6 – 12 monthswill cost? We can guarantee that for the averagehouse, it will cost more than 1-2% incommission and that is without factoring inany mortgage payments.

We are often approached by vendors whohave had their property listed with other localagents. The period of time the property hasbeen listed can be anything from 6 months to 2years. Mercers, have often sold these propertieswithin 24-48 hours! How you might ask can wedo this? The answer is fairly straightforwardand is a combination of factors.

I would be verysurprised if any localagents spent asmuch as Mercers onmarketing, brandawareness andadvertising. Our SearchEngine Optimisation(SEO) spend is considerablebut it does put us on page 1 of most Googlesearches. This is vital and whilst mostcompanies now have their own websites, if youcannot find it on page 1 or 2, you will not findthem. Therefore you will not find their propertylistings.

Next the agent needs to put your property infront of as many prospective buyers as possible.The only way to do this is for the agent to place the property listing on property portalwebsites.

In conjunction with this, the property needsto be marketed in multiple languages, this isvital and at Mercers 55% of our sales are to nonBritish speakers.

To complement the above you need anexcellent team. It needs to be professional,

ethical and honest. You also need somethingthat cannot be bought – experience. Wehave 30 years experience in sellingSpanish property, so this combined with

the other factors does actually make adifference and the proof is “in the

sales”.The knock on effect for our

sellers is that we can probablysave them 6-12 months inproperty expenses and for ourbuyers we can afford to offer asuperior service, backed up by

our multi-award winningteam. ■

We predicted a 20% increase in sales for 2013.For the 1st quarter we have seen a rise of 25%,which is very encouraging and bodes well for thecoming year.

We do not expect prices to rise in the shortterm, nor do we expect prices to fall. Our ownfigures show a levelling out of prices in 2012with no significant moves either way.

We are seeing an increase in on-lineenquiries and this is backed up by a higher rateof office “call ins” which all indicates that weare finally experiencing a positive upward trend.

The Pound / Euro swing seems to be followingfamiliar territory, with an average rate ofaround €1.17 = £1.00 for the 1st quarter of2013.

There are certainly no signs of the Poundstrengthening to pre-crisis levels, so for propertybuyers & sellers there is little impact here. ■
