Performance Outcomes

The building is to maintain Premium status under the Property Council of Australia office grading guidelines (“A Guide to Office Building Quality” PCA, 2006)

The building will achieve at least 5.0 stars base building NABERS Energy throughout 2010 and in future years

Energy and water savings will be achieved which provide a financial benefit through the project

HVAC performance will be maintained or improved, however existing designs as set out in the 530 Collins Fit-Out Manual shall be used as a minimum.

Green Star design and as built tools should be used for project guidance Compliance with Building Code of Australia and relevant Australian

Current Asset Management Activities

Development of new retail area on ground floor, first and second floors

Installation of new Building Management System (BMS) New BMS is a Honeywell system with a high level Energy Management package

During the make good of vacated floors being approximately 34,000m2 tenant space lighting may be upgraded but is excluded from the EPC. These works are scheduled to start in August 2009.
