Residential Alteration Permit Packet and Information Use for: Residential Remodels and Additions: Garages, Sheds, Patios, Cabana, Pergolas, Decks, Retaining Walls,
Foundation Repair, Window Replacement, Etc.
Residential Addition/Remodel Plans Application, details, reports, and engineering that should be submitted when applying for a building permit to remodel, renovate, or enlarge an existing residential structure
Site Plan (for additions only) o Drawn to scale o Dimensions (including dimensions
between structures)
o North arrow
o Easements and building set-back lines o Driveway location o Include all structures on site including:
accessory buildings, fences, sidewalks (include width), retaining walls, air
conditioning unit with screening, etc.
o Identify location of proposed addition
o Legal lot description and lot address o Include % of lot coverage by
impervious surface (area not landscaped)
Foundation Plan
o Show depth and thickness of foundation
and footings
o Show rebar size and spacing in
foundation and footings
o Show rebar size and spacing or welded
wire mesh in slab
o Foundations 400 S.F. or larger require an Engineer’s seal
o Foundation less than 400 S.F. shall
match size and depth of existing

Floor Plans

Energy Code Compliance
Use the following minimum requirements for R-
values, U-values, and SHGC
o Glazing = U-factor 0.350 or less
o Solar Heat Gain Coefficient = SHGC -
0.250 or less
o Attic Insulation = R-value 38 or more
o Cathedral Ceiling with no attic = R-
value 38 or more
o Wall Insulation = R-value 13 or more
o Floor Insulation = R-value 19 or more
o Slab Perimeter = R-value 0 or more
o Crawlspace Wall = R-value 10 or more
o Gas Furnace/AC = AFUE–.8/SEER–
13 or more
o Electric Heat pump/AC = HSPF–
10/SEER–14 or more
o Gas water heater = Energy Factor-.7 or
better
o Electric water heater = Energy Factor-.9 or
better
Required plans (2 copies), application, details, reports, and
engineering that should be submitted when applying for a
building permit to build a new accessory structure (over
120 SF) which may include: detached garage, shed, shop,
gazebo, cabana, detached carport, detached patio cover,
pergola, etc.
Residential Alteration Permit Application complete as much information as possible,
including owner’s name, builder’s name,
subcontractor information, etc.

Site Plan, includes:
o Drawn to scale
o Dimensions (including dimensions between structures)
o Drainage direction arrows o North arrow o Easements and building set-back lines o Driveway location including the
required 18’ x 18’ min. parking pad
o Include all structures on site
including: accessory buildings, fences, sidewalks (include width), retaining walls, air conditioning unit with screening, etc.
o Legal lot description and lot address
o Include % of lot covered by impervious surface such as patios, sidewalks,
driveways, concrete slabs, structures, etc.
o Show that accessory structure is
not located in the front or side
yards (see Denton Development
Code Sec. 35.12.4)
Foundation Plan
o For slab on grade applications:
provide foundation details such as: size, width, depth of footings, and reinforcement type and location
o For non-slab on grade applications:
show post hole size and depth and post anchoring information
o If floor area is over 400 sf, submit
an engineered foundation plan

(4’ tall measured from the bottom of the footing to the
top of the wall)

This permit becomes null and void unless a City inspection is performed within six months from the date of issuance. The granting of
a permit does not presume to give authority to violate or cancel the provisions of any law or ordinances regulating construction. No inspection will be performed unless this permit is displayed on the jobsite and the City approved plans are available to the
inspector on the jobsite at the time of inspection. Applicant is responsible for all work done under this permit, and must follow all applicable codes.

schedule the inspection on the E-Trakit system. To Cancel an inspection please call (940) 349-8360 or (940) 349-8375. If the scheduled inspection is not ready for inspection and is not canceled before the site inspector arrives, a re-inspection fee will be assessed to the inspection. Daily Inspections must be scheduled before 7:00AM to be completed the same day, inspections scheduled after 7:00AM will be scheduled for the next business day. Permit Packets and City Approved Plans must be onsite for all Inspections.
