Commission rates –whatyouneed toknowAswitheverythinginlife–yougetwhat you pay for. Yes, we want tosave money where we can. But wealsoknowthatcheapestisverysel-dom best. It’s all about the valueyou get for your money, not abouthow much it costs you.
To illustrate it simply: Most peopledon’tdrivearoundinthecheapestcaronthemarket.Theydrivethecarthattheybelievegivesthemthebestvaluefor money, based on the features andcomforts that are important to them.
The same is true when it comes tothe fees you pay an estate agent forselling your property.
Assuming that every agent wouldprovide the identical marketing for aproperty, and the identical service,thus selling for exactly the same val-ue, it would make sense to choose theagent that charges the lowest fee.That would give you the best value.
However, it’s a proven fact thatagentsdon’tdeliverthesamemarket-ing and the same service – and thatboth of these impact significantly onwhat you sell for. So surely itwouldn’t be the best value to choosethe agent with the lowest fee, if it re-sults in you selling for much less.
At the end of the day, what reallycounts for a property seller is what
you get net – “in your pocket” so tospeak.
Consider this: If Agent A sells yourproperty for R2 million, and chargesyou 5% plus VAT, you net R1 886 000.
Agent B offers you much bettermarketing and service, and a sellingstrategy that attracts more buyersthus creating buyer competition. Hesells your property for R2,2 million,but charges a fee of 6% plus VAT. Soyou net R2 049 000.
Which agent was the most expen-sive? It wasn’t the agent with thehighest fee. It was the agent that of-fered you the worst value, and result-ed in you netting a lower figure.
Sadly, all too often we seea seller selecting the agentwith a low commission butoffering little value. The re-sultisasaleatamuchlowerprice, and less in the pocketof the seller.
Does that mean the agentwith the higher commis-sionisalwaysbettervalue?No it doesn’t. It means theagent with the best marketing strate-gy,sellingstrategy,andthatcanshowhowtheyattractthebestbuyerstogetyouthemostinyourpocket,offersthebest value.
Usually the cost of the better mar-
keting and strategiesis higher than theagent that offers verylittle. But be sure toask your agent whatvalue they will offeryou. And here’s a tip:Get their undertak-ing in writing. With-out a written mar-keting plan and ser-
vice promise how can you hold themaccountable?
Choose the agent who offers youthe best value. It’s not the commis-sion rate that counts – it’s what youtake home that matters most.

These figures also show that the averagehome loangrantedduring thisperiodcoveredonly 83%of thepurchaseprice –meaning thatmost homebuyers still had to come up witha large sum of cash in order to complete theirtransactions.
“Fortunately, however, things have gener-ally been much easier for first-time buyers,”says BetterBond CEO Shaun Rademeyer.“While the average first-time home price alsoincreased in the past 12 months, to R651 000,the banks were in most cases prepared to fi-nance about 91,5% of that.
“Thismeant that theaverage first-timebuy-er onlyhad to save adeposit of aroundR55 000– and that helped BetterBond to maintain anaverage bond approval ratio of 73% in the 12months to end-January.”
In addition, the group’s statistics show, thelower deposit requirements also helped to en-sure that about 41% of the 37 000 home loansformally granted through BetterBond in thepast year went to first-time buyers – eventhough they only accounted for 28,5% of thetotal value of all the properties purchasedwith these loans.
“First-timebuyersaregenerallyyoungpeo-ple with less ability to cope financially withrising interest rates and living costs, and theytendtogiveuponhomepurchasesmuchmoreeasily than repeat buyers. So the fact that somany of them stayed in the market during2014 indicates the strength of demand in thissector – and bodes well for the future of themarket as a whole as they outgrow their firsthomes and start to upgrade.”

tend to look first to Stellenbosch, Paarl, Somer-setWest andWellington for alternative homes.Allof thesehavegoodschoolsandareattractiveto those looking torelocate, but it soonbecomesobvious to them that the prices of Wellingtonhomes are significantly lower than those of the
other three towns mentioned.“The Winelands’ open air rural lifestyle
which certain people are seeking, is much thesame inall these towns,but thepricedifferenceissubstantial.” Ingeneral,homesinWellingtonwill be 30% to 40% less expensive, he says.Joubertsaysitisthisindisputablefact,which
has led to a sharp rise of home sales inWelling-tonoverthelasttwoyears,especiallyinthelow-er price brackets of R800 000 to R1,6 million.“We are still seeing limited interest in the
higher price bracket – that is those homespriced from R2 million to R6million –, eventhough Wellington has a fair share of suchhomes.”Below R1,6million, however, Joubert says

upmarket developments as the Piano FactoryandRiverSands. Ingeneral, suchunitswill sellfor R400 000 to R600 000.According to Joubert, new housing develop-
ments in Wellington, such as Bains Vallei, arealso offering exceptionally good value. It willhave32 freestandinghomes, a fewofwhichwillbe double storey, and all homes will conformto the Cape Vernacular style, with attractivewhite plaster and grey, pitched roofs. They aresold at plot and plan prices of R890 000 toR1,4 million.The other new developments are Bergendal
and the Ranzadale. Here, again, prices are lowincomparisontothoseofsectional titleprojectsnearer to Cape Town.Those looking for buy-to-let opportunities in
the Boland town should see what Wellingtoncanprovide.Thesectionaltitleunitsinthisarea
rent from R8 000 upwards, and freestandinghomes fromR8 000 to R10 000, with a few priceshere and there far higher.Looking ahead, Joubert says there is always

Joubert, who has now beenthe Rawson Property Group’sPaarl franchisee for 10 yearsand who has been selected toreceive the group’s Chair-man’s Award in the past, isnow employing an impress-ive 12 agents.In 2012, she said, 38% of her
team’s sales were underR1 million, 50% in the R1 mil-lion toR2 million bracket and10%aboveR2 million. In 2014,54% of her sales were underR1 million, 34% in the R1 mil-lion toR2 million bracket and12% above R2 million. Thesefigures might seem to conveythe message that the trendhas been towards the less ex-pensive properties – but, saidJoubert, in the same two yearperiod her overall turnoverrose by 41% and this was onlypossible because of ongoingsales in the higher price brackets.“The big increase in the sub-R1 million
bracket,” she said, “was due to our estab-lishing a satellite office inPaarl East. Thatalone could, however, never have given usso big an upturn in turnover. This came
about because our turnovers in the upperbrackets also increased noticeably andPaarl buyers did adjust their thinking andstart favouring the higher price bracketsmore than they have done in the past.What this means is that in the middle
bracket, our actual turnover rose by 14%and in the higher bracket by 16%.”The Paarl East office, said Joubert, soon
found that therewas among the least afflu-ent of the Paarl community “a very stronghunger” to become home owners. The en-
couraging thing, she said, isthat in those two years theyhave greatly increased intheir sophistication and intheir knowledge of the prop-erty market and this in turnhas resulted in their under-standing better the criteriaon which banks issue loans.“We do still get caseswhere
the applicants try to hide cer-tain credit impairments, butof course, these are alwayspickedupby credit investiga-tions.On thewhole, however,these buyers understand themarket far better than theydid before.”“With buyers now showing
a greater interest in Paarlproperty, the challenge fac-ing all agents in the area in2015 will be to find stock andwhen we do obtain stock, ifit is accurately priced, we in-variably sell it within five tosix weeks. We have seen cor-rectly priced properties soldwithin a week of being list-ed,” said Joubert.Asked to what she attrib-
utes the on-going success ofher franchise, Joubert saidthat she had tried from theoutset to inculcate the ideathat loyalty to the client is asimportant as loyalty to theemployer.

According to Lightstone data, only about3% of all property in South Africa is for-eign owned land, at best, 2% of all annualpurchases are done by foreigners*. Thereason for wanting to restrict ownershipand who this is meant to benefit is thenrather difficult to gauge, says Seeff chair-man, Samuel Seeff.It seems to just be that time of year again
when the land debate regrettably turns toforeign property ownership and, ratherthan advance a solution to the land issue,it sends the wrong message to investorsand puts undue pressure on the propertymarket.Certainly insofar as privately held resi-
dential property is concerned, the wish torestrict foreigners seems to be more aboutpolitics than land redress, says Seeff.It isnot foreignvisitors, butmostly those
who reside here on a permanent basis thatconstitute the bulk of property buying, headds. Consider also that as many foreign-ers sell their property each year, thus re-sulting in a negligible net effect, possiblyeven taking foreign buying into negativeterritory in real terms.“Foreigners” (i.e. foreigners resident
here and off-shore holiday home buyers)for example bought about 456 out of a totalof 10 321 properties that sold across the en-tire Cape metro last year. This is of coursewhere the bulk of the actual non-residentbuying takesplace.Evenacross the richestand most expensive residential real estatestrip favoured by foreigners, the AtlanticSeaboardandCityBowl, only justover10%of all sales last year were to foreigners,says Seeff.If you extrapolate this nationally, the
picture remains similar. According to re-cent Lightstone data, only about 700 out ofalmost 24 000 monthly sales are to foreign-
ers. While some R9,7bn in real estate soldto foreigners, about R11,3bn in foreign-owned property sold, thus leaving a nega-tive net effect of R1,6bn.The myth that foreigners buy the most
expensivepropertyandpayexorbitantpri-ces needs to be dispelled conclusively, saysSeeff. While the weak currency has madeour real estate attractive, foreigners, likeevery buyer out there, wants to pay thelowest possible price. In fact, it is SouthAfricans who understand the nuances andcharacteristics of the South African prop-ertymarket thatarepaying thehighestpri-ces.The two highest prices ever paid for resi-
dential property were both South Africanbought, he says. A Capetonian paidR190 million for a Clifton apartment in2013, while a Pretoria businessman paidR113 million for a penthouse at the One &Only at the V&A Waterfront.Of the 51 most expensive properties sold
last year, only eight were sold to foreign-ers, mostly from the United Kingdom. Thefour highest prices were paid by South Af-ricans – R70 million for vacant land andR55,86 million for a villa in Clifton,R64,9 million for a villa in Fresnaye andR69 million for an estate in Bishopscourt.Most of the foreign buyers are so-called

travel south to escape the harsh Europeanwinters. They stay for three to fourmonthsover our summer and often bring friendsand family. They bring pound sterling andeuros, shopping, eating out and visitingtourist attractions, all of which are vitaljob creators.Making foreign buyers feel unwelcome
is likely to have a knock-on effect on tour-ism, especially in the Cape where it is avital driver of the local economy.In any event, what constitutes a foreign
buyer, he asks. Is it a permanent resident,someone who visits for up to six monthsor someone who just comes for a shortstay?What about those from the rest of theSADC-region and African countries likeNigeria, who have growing business inter-ests in Johannesburg and are looking tobuy homes in Sandton. Do we want to dis-courage this?If foreignersaremade to feelunwelcome,
they, along with their friends and familyare likely to start looking elsewhere fortheir annual holidays and winter escapes.Tourism is vital for the economy and thebiggest multiplier of jobs, adds Seeff. Mostforeigners pay cash for their property andcan in any event only borrow up to 50%.That is direct foreign investment.Then there is the residual income that
government receives in the form of rates
and taxes and basic utilities as well as jobscreated for domestic and external serviceproviders such as property, pool and gar-den maintenance.Foreigners also bring progress. The re-
generation of the old run down Cape winefarms and Cape Town’s inner city develop-ment being two prime examples, but, saysSeeff, also of leisure facilities and touristattractions. All of this, Seeff says, bringsmoney into the economy and creates jobs.Finally, is this correct constitutionally?
Can you be prevented from selling yourown land/property to a buyer of yourchoice?Will restriction not just encouragedeviant behaviour and circumvention?Given that foreigners own a paltry 3%
of property at best, the move to restrictownership is not about retaining primeproperty for South Africans, these are al-ready owned by South Africans as alludedto above nor is going to assist in the landredress, says Seeff.Wewould rather encourage government
to engage with industry experts beforemaking statements that do little else otherthan to upset the market and create uncer-tainty. Especially considering that we aretalking about a paltry 3% of property atbest, he adds. If government feels stronglythen yes, restrict the sale of governmentowned land rather than interfere with thefreemarket principles of wiling buyer andwilling seller.While countries such as Australia re-
strict foreign ownership, many otherssuch as theUK,where about 15%of proper-ty is foreign owned, is open. Given the eco-nomic benefits of external investment,there seems to be no reason not to take thepath of the latter. The converse is likelyto impact negatively on the market andharm the economy.

Nissan is kicking off 2015 instyle with the ‘Nissan NP200Stealth’ – an ultra-cool specialedition that combines the fa-mous practicality of the bakkiewith head-turning looks.
Despite its name, customers aresure to get noticed in the ‘Stealth’thanks to its wealth of themed de-sign features and approved facto-ry-fitted accessories – all for a hardto beat retail price of R169 000 (inc.VAT).
The leisure-focused 1.6 petrolspecial edition, which is producedlocally in Nissan’s Rosslyn plant,taps into South Africans’ love oftheir ‘go-anywhere’ work and lei-sure bakkies.
The NP200 took on all-comerswhen it entered the market in 2008with a segment-leading payload of800 kg with one diesel and two pet-rol engines. It soon became one ofSouth Africa’s favourite sub one-tonne pickups.
The Stealth will leave rivals inits shadow thanks to a winningcombination of generous accesso-ries – all fitted at the factory – andstyling cues.
The 1.6 litre special editioncomes with air conditioning, ABSand two airbags, while dark greytechno paint, darkened sports barand flush-fitting tonneau coverkick off the dark theme.
A prominent nudge bar is alsoadded that fits below the colour-
coded grille frame. Nissan has opt-ed for a darkened steel finish forboth the sports and nudge bar, giv-ing the NP200 Stealth a dominantroad presence.
The dark theme extends furtherto special factory-fitted charcoal
blackalloywheelswith redaccentsin the hubs, dark side and rear fit-ted Stealth decals and dark-tintedsmash-and-grab protected win-dows.
To crown the exterior treatmentand identify the NP200 Stealth on
theroad,Nissanhasaddeddaytimerunning lights to the front air dam.
The accessories are not limitedto the exterior. Inside the spaciouscabin, Nissan has added an Alpineradio with Bluetooth and USB con-nectivity. The seats are uphol-
stered in special eco leather withtitanium-coloured contrastingstitching and Stealth-embroideredlogos. The logo is also repeated inthe Stealth carpet set.
To round off the full house treat-ment, Nissan has fitted the NP200Stealth with remote central lock-ing.
