TIMELESS, YET DISTINCTLY modern in outlook, there’s a new lady coming to White Rock. And to say she’s turning heads is a classic understatement. Introducing Beverley, a collection of concrete condominium residences poised to redefine luxurious living in a quaint, quiet neighbourhood in the heart of one of the Lower Mainland’s most desirable seaside municipalities.

“White Rock buyers expressed very clearly that they wanted larger suites with extremely high-end finishings,” says Jason Turcotte, Cressey’s vice president of development. “They want the convenience of “lock and leave” living but aren’t willing to compromise the space and functionality of the

single-family home they’re used to.”At Beverley, they don’t have to.

These two- and three-bedroom homes average an astonishing 1,289 square feet and all have massive balconies as well as exquisite finishings. “Simply put, there is nothing else like this in White Rock,” Turcotte says. “The market has been demanding this type of home for years, and Beverley is finally filling that void.”

Single-Family Lifestyle, Condo Convenience“We spent months designing these homes so we could incorporate the luxurious finishings and single-family features our buyers insist on,” Turcotte

BEVERLEYWhat freedom looks like

16 NEW CONDO GUIDE MAY 29 - JUNE 12, 2015

says. Rapidly he lists off just some of the features that elevate Beverley to a new level of excellence: formal entry foyer, powder room for guests, gas fireplace, laundry room with space for a sink and storage in addition to full-sized washer/dryer, and even air conditioning. Most also include a flex-room that could become a TV room or home office.

And of course, there’s the CresseyKitchen™. Always a showstopper that wows the most demanding foodies and home chefs, Beverley’s larger than typical floorplans allowed the Cressey team to step this much-loved tradition up another notch. The result is dramatic — slab marble backsplashes to match the countertops, industrial-chic gas cooktop, integrated wall oven with speed oven above, plus a full-sized, 42-inch refrigerator. “Today, cooking has become part of entertaining,” Turcotte says. “So

having a truly luxurious kitchen is now considered a necessity not an extra.”

Indulgent Amenities“Our design philosophy is that people are buying at Beverley because they want to embrace and celebrate a maintenance free, luxurious lifestyle — so our amenities are unabashedly lavish,” Turcotte says. “A concierge service means homeowners know there will always be someone available to receive packages and keep an eye on the building. There’s a guest suite for times when you want to provide a little more privacy for your visitors. And for fitness, The Beverley Club will give owners exclusive access to a 25-metre lap pool, hot tub, steam room, sauna, and state-of the-art fitness centre.”

He’s also delighted with plans for a communal rooftop. This rooftop oasis includes two outdoor dining areas, two outdoor living rooms with firepits, and

extensive landscaping — a space sure to become a social hub for the entire Beverley community. “The building is located on the crest of the hill, so most homes will have at least partial ocean views and many will have unobstructed panoramic view lines, but this will provide yet another option for enjoying the fresh ocean air and amazing sunsets — whether it’s on your own in the evening or celebrating with family and friends.”

The Beverley presentation centre and display home are open noon to 5 p.m. daily except Fridays at 1479

Vidal Street in White Rock. Two- and three-bedroom residences from the

low $600,000s. For more information visit beverleybycressey.com or call

SOUTH SURREY/WHITE ROCK

GEMINI RESIDENCESReady now for elegant seaside living

CONDO PROFILE

While condo buyers in Vancouver are known to line up in advance to snap

up condos before they’ve even been built, here in South Surrey, discerning homebuyers want to touch and feel before they buy.

And rightfully so, says Susan Vollmer, sales and marketing director for the one- and two-bedroom condos at Gemini Residences. Completely move-in ready, and built by local developer Genex, this quiet new four-storey residential community with garden courtyard is located on 17A Ave. at 153rd St. There are seven different floor plans available and prices range from $387,520 to $480,900.

EXPERIENCE LUXURY: Heated floors and remote-control fireplace“Homebuyers love that they can get a true feel of the space, experience the nine-foot ceilings, walk on the engineered hardwood floors, see the king-size bedrooms, open the soft-close cabinetry, turn on the remote-controlled fireplace, and appreciate the quality of added details like crown mouldings and lever-door hardware.”

Over the past 20 years, Genex has been recognized with numerous awards for their community designs and construction precision. Most recently, the Gemini Residences was recognized as a Georgie finalist in the “Best Multi-Family Low-Rise Development” category.

“People are quick to see the difference in quality,” says Susan. “Kitchens are remarkable with quartz countertops and high-end Bosch and Fisher Paykel appliances, while the master ensuite is all about luxury with its frameless glass shower and heated tile floor.”

PERFECT BALANCE: Urban Convenience and White Rock charmTucked away on a quiet, residential street that sees very little traffic, Gemini maximizes privacy and convenience. It’s a flat, easy stroll to the Semiahmoo Library, shopping centre and Caprice Theatre, while the bus on 152nd connects with the Canada Line for daytrips into Vancouver, or south on Johnston Rd. to the White Rock pier. The building itself has great curb appeal with its broad overhangs and combination of stonework and Hardiplank siding. A keen sense of community is forming amongst residents at the fireside lounge, and the community is equipped with cardio gym and guest suite.

For those who expect more, there’s Gemini. Sales centre and show suite

open daily (except Fridays) from noon to 5pm. at 15310 - 17A Ave. in South

Surrey. Learn more at liveatgemini.com or call 604-536-1663.

MANAROLA: SPACE TO THRIVEAct Fast! The final phase of Manarola is already more than 58 per cent sold

CONDO PROFILE

What does a three-time Paralympian and a young married couple expecting

twins have in common? Both bought a new condominium in one of Surrey’s most sought-after new apartment buildings — Manarola.

Three-time bronze medal winner, Paralympian Alison Kabush, 34, loves the Fleetwood neighbourhood. First on her “wish list” was to buy in the community. After searching the Internet, she came across Manarola. She fell in love with the great room concept and all the quality finishes. Alison also knew Manarola would be a place where she could feel safe and have easy access to all the amenities she needs. In addition, Alison found Manarola’s sales staff to be extremely friendly and helpful — The developer gladly reconfigured her new condo so that it was wheelchair accessible. She was equally impressed

with its pet-friendly policy and the beauty and size of her floor plan.

Initially, first-time home buyers, Roy and Jenny Zhang were looking to purchase a townhouse. Expecting twins, they needed at least two bedrooms and a home that could accommodate their growing family. When the young married couple discovered Manarola they were sold. Not only did they love the neighbourhood — Fleetwood offers great amenities, including fabulous shopping, dining, recreational opportunities and easy access to Fraser Highway and Highway 1 — they were surprised at how sizable the homes were. They ended up buying a spacious two-bedroom home for less than it would cost for a townhome. Like Alison, both love the oversized patio, as well as the fact that pets are welcome.

Manarola is brought to you by Pioneer Group, a renowned developer

with more than three decades of building quality, unique homes. It is a boutique collection of 51 designer condominiums, featuring one-bedroom and two-bedroom homes, ranging from 505 to 1,059 square feet. “The main reasons for the success of Manarola is the location, quality and price range,” says Philip Seel, Manarola sales manager. “In this neighbourhood it is mainly townhouses, with little choice for contemporary condos.” Designed by award winning Creekside Architects, the attention to detail in the West coast contemporary homes is second to none. Each residence features dual-toned cabinetry, stainless steel appliances, laminate hardwood floors, quartz countertops and islands that can seat four. Other features include spa-inspired bathrooms with rain showerhead and oversize balconies or decks for outdoor living and entertaining. Everything has been selected to make your home shine. Another thing that sets Manarola apart from other condominiums is that its other two buildings are 98 per cent owner-occupied. “That is very rare for Surrey and yet there are no rental restrictions here,” adds Seel. “In addition, the builder has been so willing to accommodate the needs of the buyers.” With 58 per cent of the homes sold and prices from $214,900 to $324,900 (includes GST), these residences won’t last. Right now, Manarola offers a fantastic incentive program: For the next five units sold the first year of strata fees will be included. Furthermore, upon completion of sale buyers receive a $6500.00 decorating allowance.

Manarola’s presentation centre and display home, 8695 160th St, Surrey, is open noon to 5 p.m., excluding Fridays.

[email protected] or visit www.manarolahomes.com. Tentative

occupancy is September 30, 2015.

When moving into a new space, sometimes, the window treatments are often

an afterthought as new homeowners struggle to put their own personal stamp in their new home. Window treatments are important as they are like the finishing jewelry for an outfit, but for the home. They are not only necessary, but add character as well.

Window treatments go so far beyond personal style, they have a job to do as well. A good window treatment will complement the new space without looking like they are working too hard. This can be achieved by first determining what functions the window coverings should perform.

A window covering is seldom just for show. Most people are looking for privacy, light control or to manage temperature. In a new space, it is important to first determine what “job” the window treatment needs to do. This will make it much easier to select the best type for the new space. There are two types of window treatments, operable and fixed. Operable means that the homeowner is able to operate them or move them, and fixed are non-moving.

Once a homeowner has moved into their new space and is able to identify what their window coverings should be doing, it is then time to identify style. Layering is a fabulous option for both style and purpose. Many people will select blinds, as they offer many solutions, and then add fixed drapery panels for decoration. Layering of window coverings is the best way to complete a window as it adds function and a personal feel. These are all important factors in a new home.

Blinds can be a great alternative, because they perform a function, but also come in so many different styles and colours. Blinds can also be rolled away completely or tilted to allow some lighting. If new-home owners don’t like the vertical strip, so synonymous of the blinds, and don’t want it to dominate their design, there are other options. If looking for warmth, look for a horizontal slat such as a wood or a fabric version called silhouette by Hunter Douglas (hunterdouglas.ca), which means they are all fabric and all sewn together. Most of the fabric is sheer except for one strip, which operates as the slat would on traditional blinds. Other options include

solar screens if homeowners are looking to control the UV, or roller blinds for minimal light penetration. A roman blind is another great option to add definition to window treatments. This option can be suspended completely, covering the entire window or a portion of the window. Roman blinds can also be completely pulled up, creating a decorative ruching effect at the top of the window.

When new-home owners are shopping for window treatments, it is important to know the difference between a shutter and a blind. Shutters cover the whole window and can be considered an all-in-one window covering so no additional drapery will be required. Shutters will

reduce the amount of light generally entering a space. A blind is lighter and can be rolled away to show an open window but can be more delicate in moist areas.

New condos have completely different needs in terms of window treatments versus a single family home. In a condo, blinds are important for managing solar heat. In addition, they also can be used for helping to maintain the interior focus within the space. Views are great, but can be distracting especially at night when windows can act like a big black mirror.

If, as a new homeowner, darkness for sleeping is a concern, add blinds for daytime light and privacy management and drapes for night time as these black out light the best.

Whether for a new home or condo, don’t let the window treatments be an afterthought! When done right, they will let homeowners inject their own personality into the home while managing light, heat and privacy.

SURREY/LANGLEY

Now firmly established as a premier celebration of excellence in Metro Vancouver’s dynamic residential

building industry, the sixth Annual Ovation Awards took place on April 25th, 2015 at the Marriot Vancouver Pinnacle Hotel in downtown Vancouver.

This year, 350 of Metro Vancouver’s top builders, renovators, designers and industry experts gathered to discover who would be named the best of the best at the sold out gala. Total entries

were up an astonishing 77 per cent over last year, and finalists were a showcase of the efforts both from well-established companies and an exciting cross-section of savvy up-and-comers.

“I am constantly amazed by quality of housing in this province,” noted Sam Sullivan, MLA for the Vancouver/False Creek riding. “So many British Columbians invest in their homes, and everything you are doing helps raise the bar on the standards they can expect.”

And the Winners Are…With their table covered by a total of seven golds, Naikoon Contracting Ltd. was this year’s top winner. Hot on the heels of multiple gold Georgie Awards just a few weeks earlier, it was Midori Uchi, Naikoon’s dramatic and ultra-energy-efficient home in North Vancouver that got the nod in four categories including Excellence in Innovation and Sustainability in New Residential Construction. The home’s

rammed earth wall and extensive use of recycled material — every piece of wood throughout the home was reclaimed — drew nods of approval from all gathered and helped Naikoon take home the coveted Grand Ovation Award for Custom Homes Builder of the Year.

Custom Home Renovations took top honours in the Under $200,000 category, while Eclectic Industrial, a fun’n’funky loft renovation, gave Beyond Beige Interior Design one of its three wins for the $200,000 and Over category.

Prelude by Cedar Developments Corp was named Best Multi-Family Lowrise Development. One of the first condominium projects located in the Oakridge neighbourhoods along the Cambie Corridor, the building has a playfully articulated architecture, contemporary, excellent proximity to transit, and a landscaped public pedestrian connection to Tisdale Park.

New this year was the Excellence in Technological Innovation in Residential Construction — an award honouring visionary, outside-the-box solutions to increased energy efficiency. Taking home the inaugural gold in this category was Graytek Solutions Ltd. with associate Teragon Developments

& Construction Inc. for The Mayfair. The spectacular Shaughnessy mansion ultimate garnered Teragon three additional gold Ovation Awards for Best Renovated Room, Best Outdoor Living Space, as well as the coveted People’s Choice Award.

Quality to Count On“The Ovation brand is a symbol consumers can trust and should look for when building or renovating their home,” said Bob de Wit, CEO of the Greater Vancouver Home Builders’ Association (GVHBA), the association behind the Ovation Awards. “These awards are truly a showcase of the innovation, creative use of space, and excellence of BC’s homebuilding industry.”

What makes your investment condo most “rentable”?

Your investment condo is only useful to you if you can find tenants to rent it out and put cash back in your pocket. Shopping for a condo from the perspective of a landlord is different than shopping as a homebuyer. Yes, you

have to like it. But more importantly, renters have to want it.With an eye toward what will draw the most quality tenants, here are my top five

most “rentable” qualities to look for:

1. Convenient locationRenters today more than anything are concerned about having a location that is convenient to work, shopping and pubic transit. Buy near these three, and you will have a winner.

2. Affordable priceFollowing location, the thing that renters look at most closely is the cost of the rent. The lower the price, the more potential tenants you will attract. Keep in mind that most renters aren’t looking for spare rooms and fancy finishes. Therefore, buy small and buy cheap.

3. Extensive amenitiesWhile some renters prefer a smaller, quieter building with little or no amenities, generally speaking, most renters would choose a building with plenty of amenities over one without. The most important amenity by far is a good gym.

4. Flexible floor planFloor plans that allow for different uses of the space, for example a den that could be a second bedroom, will once again open up your unit to more potential renters.

5. Window coveringsThis seems like a small thing, but something that is very important to tenants. Invest in a good set of window coverings and your unit will be more attractive to tenants and will rent out faster.

BURNABY/NEW WESTMINSTER

AVIARAAhead of the curve

CONDO PROFILE

There’s absolutely no mistaking the fact I’ve arrived at Aviara. This elegant, 32-storey tower

in Brentwood is clearly poised to give new meaning to the word “iconic.” More simply put, Aviara is an incredibly beautiful, distinctive building.

There’s airiness to the curved architecture and shimmering blue-on-white façade that I find irresistible — like a breath of fresh air. Then I hear it… the sound of a water bubbling over stones. Manuela Mirecki, Ledingham McAllister’s senior vice president of marketing and design, has already told me I’ll love the 290-foot water feature at the front entry, but when I actually see, it my jaw drops.

I estimate it’s at least 15 feet tall and tumbles into a pond that extends to the lobby door. A massive, landscaped terrace to the east creates an effect that

somehow effortlessly blends Zen-like tranquility with cosmopolitan flair.

Now I really can’t wait to see inside — especially since I know these homes are complete and move-in ready. “In other words, if you’re ready, so are we,” Manuela says with a smile. “And there isn’t another completed, new tower in this neighbourhood that puts you walking distance to the SkyTrain.”

Say Hello to StyleAs we explore a few of the homes, I soon discover Aviara is all about style and intelligent design. Spaces flow together effortlessly making the already generous floorplans feel even larger. And there’s Ledingham McAllister’s attention to the small details — things you might not fully appreciate until you move it: built-in computer niche in the kitchen, flush-mount microwave

conveniently situated in the centre island, even some flex rooms with a window. Showers boast the industrial-chic look of suspended, glass doors on rollers — a downright funky design that’s also easy care and durable.

“Check out the view,” Manuela says pointing to a spacious, covered balcony. Yes, this is definitely where you’d find me sipping morning lattés or an evening wine on most sunny days. This home faces south and I can see all the way to Mount Baker in the distance. “And can’t you imagine cozying down with a book and watching the snow on Cypress or Grouse from homes looking north?” Yup, I sure can.

Pack Your BagsAviara is now move-in ready — just book the van and get ready to enjoy your new home. Apartment residences range from one-bedroom and den to two-bedrooms and den with prices starting at $394,800. Presentation centre is open noon to 6 p.m. daily except Fridays at 2608-4189 Halifax Street in Burnaby. For more information and to book a tour of your new home, visit ledmac.com/aviara or call 604.291.9130.

NORTHBANKRiver views, connected lifestyle

CONDO PROFILE

Looking for a home with views of the Fraser River, a location that’s just steps from the New Westminster

River Market and only two blocks from a SkyTrain station? Well look no further than Northbank.

Now complete and ready for occupancy, there’s an almost whimsical element to the façade of this 21-storey, condominium residence: red concrete panel accents, shimmering walls of glass, and balconies that even from the street are clearly large and inviting.

Even better, Northbank’s location on a point of land overlooking the river created a unique opportunity. “By situating the building on an angle, we were able to give every home a view of the river,” says Peter Newall, president of Ballenas Project Management. “So no matter which side your home is on, you can still watch the tugboats and activity of a working river.”

Style with AttitudeInside, Northbank homes have a warm, welcoming ambiance that’s filled with sunshine thanks to extensive use of floor-to-ceiling windows. Smart details are everywhere: plenty of space for shelving beside the laundry, under-sink recycling bins, and bedrooms that easily accommodate a queen-sized bed plus night tables.

Always one of my first stops, Northbank kitchens boast an astonishing amount of storage including a full-height pantry beside the fridge. On closer inspection, I discover that while the upper half has shelving, the lower is designed with pull-out drawers — a smart design feature I find way more convenient for storing heavier items like canned goods.

I’m just admiring the comfortable eating bar when I notice yet another clever detail — a cabinet door in the

dining area side that lets you access the under-counter, corner space that’s virtually impossible to get at from the kitchen side. It’s such a simple solution to an old problem, yet it’s one I almost never see. Kudos to Ballenas for making my life easier.

Part of the Community“I think downtown New Westminster is a fantastic neighbourhood,” Peter says. “It’s a place with heart and soul — which is why we’ve focused on this area for several decades.”

A family owned and operated company, Ballenas was the visionary behind the redevelopment of the New Westminster Post Office at Sixth and Columbia as well as the eye-catching Interurban — a mix-use tower that married the charm of an original, historic structure with the angular beauty of a contemporary residential tower.

The Northbank presentation centre and display home are open noon to 5 p.m.

daily except Fridays at 125 Columbia Street in New

Westminster. One-bedrooms from $267,900, two-bedrooms from

$339,900 — prices Peter says are the lowest per square foot in New

Westminster for concrete construction. For more information visit northbank.ca

or call 604.523.0081.

So, you’ve decided it’s time to take the plunge and invest in a presale home. You like the fact

that you’ll have better selection and can choose your colour scheme and options. Buying presale also provides you the opportunity to plan ahead, allowing you the time to budget, plan your move and sell your current home if necessary. But that was the easy part. Now what? As a Real Estate Sales and Marketing Firm, we often spend time educating people about the process. Q. What’s the first thing i should do?A. Get yourself pre-approved so that you know what you can afford. At all MAC projects, we have access to mobile mortgage representatives, often from larger financial institutions such as TD or RBC. These financial advisors assess your current ability to borrow money, often granting you a mortgage “pre-approval”.

Q. I am required to pay a deposit. What is standard?A. Most presale homes require a total deposit of 15-20 per cent of the purchase price, paid out in stages. Developers

are often subject to requirements from their banks which is why this deposit amount is needed or why they can’t be more flexible at times. Some developers offer limited opportunities to buy with five per cent or ten per cent deposit, particularly if it is getting close to completion. The deposit is typically based on the purchase price before any upgrades or custom options. Some developers require 100 per cent of these customization cost while others require only 30-50 per cent. Make sure you review the deposit structure and timing of payments with your sales representative and/or realtor to understand your obligations and when deposit money is due. Q. I’ve purchased a home. When should i arrange for my mortgage?A. I strongly recommend arranging your financing at the time you write a contract on your presale home. This allows you the opportunity to hold a mortgage rate based on today’s rate – even if you won’t start paying your mortgage for some time. By locking in at today’s rate, you will protect yourself from climbing rates over the two-three years you may be waiting for your home to

be built. In addition, you’ll have a good understanding of what your costs will be when you complete. Shop and compare what different banks will offer. When making an important decision like buying a home, it’s a good idea to use multiple sources such as financial planners, mortgage brokers, lawyers who specialize in real estate, and people you respect and trust for information. The key is to ask a lot of questions so that you can feel confident in your decision. There’s no such thing as a bad question.

DISCOVER THE EXCITEMENT THAT IS SEYLYNN VILLAGEBeacon is setting a benchmark of excellence for multi-tower developments in North Vancouver

CONDO PROFILE

Lower Lynn in North Vancouver has been undergoing a major facelift.

At the heart of this extensive renaissance is Seylynn Village. Denna Homes is the first developer to be part of the re-development of this area. With easy access to the Trans Canada Trail system - the gateway to more than 400 individual hiking/walking/cycling trails — Seylynn Village is nestled minutes away from Mother Nature’s playground at its best. Yet only 12 minutes to downtown even in rush hour traffic!

This exciting project is one of which the District of North Vancouver hasn’t experienced in more than four decades. Set to become a world-class premier master-planned community, Denna Homes unveiled the first of three towers in Seylynn Village – Beacon.

The stunning concrete and glass tower features 201 elegant urbane uptown apartment homes that take advantage of the sweeping cityscapes and magnificent North Shore Mountains. The residences range from: a one-bedroom from 562 square feet; up to 1,160 for two bedroom and den up to its

largest, a three bedroom penthouse of 1,935 square feet.

“Seylynn Village marks the first major residential condo project in the area, setting the stage for the re-development of Lower Lynn and an exciting new town centre,” says Nick Askew, President of Pacesetter Marketing Ltd.

Young urban professionals such as Mark and Sandy Chow have reason to come back to the North Shore — to everything they love about this vibrant city.

“I grew up in West Vancouver but didn’t think I could afford to move back,” says the 33-year-old entrepreneur who was living in Yaletown. “My wife and I wanted to get away from the noise downtown and live in a peaceful, quiet neighbourhood.”

Mark went on to say: “We love the layout of our sub penthouse … there’s no unusable space. We face the mountains and the patio is huge - perfect for entertaining. We are excited to be part of a revitalized neighbourhood.”

Denna Homes is a pioneer in the transformation of Lower Lynn, which is truly the newest revitalization in the

Lower Mainland of this scale. “People can get in now before this whole Lower Lynn is finished, at prices starting in the mid-$300,000 for a one bedroom,” says Askew, adding there are only 30 homes left.

Beacon offers livable designs, luxurious European finishing touches and a level of affordability not seen in today’s market. The contemporary West Coast homes are distinguished by open interiors showcased by a premier stainless steel appliance package, spa inspired bathrooms featuring porcelain tiling and quartz composite thick polished countertops, generous ceilings and floor-to-ceiling windows. In addition, there are oversized balconies, gas hookups on all decks, tripled glazed windows for superior soundproofing, air-conditioning and three elevators to get you in and out fast.

Homeowners will soon have access to their own private world-class amenities centre featuring a fully equipped, 3,700 square-foot gym, 25 metre lap pool , steam room, sauna, residents lounge, village shuttle service, and an on-site day care facility. “It’s a level of features and finishes only available in exclusive high-end living, for North Vancouver that is unprecedented,” adds Askew.

Right now, they are offering a FREE HOME GIVEAWAY to a lucky winner by random draw sometime this Fall. Must be registered online to be eligible. No purchase necessary.

At Seylynn Village, every detail has been carefully planned to offer

superiority and affordable living spaces. Completion is slated for June 2015.

Seylynn Village presentation centre and show home, located at 600 Mountain Hwy., North Vancouver is open daily from noon to 5 p.m. Or call to book to tour the Beacon Tower. For more

information, call 604.980.5000, e-mail [email protected], visit www.seylynn.ca.

PARKSIDE LIFESTYLE10 Minutes with Shaadi Faris

10 MINUTES WITH…

There’s no doubt about it. People who live on the West Coast value their green spaces. Getting out

and active in the great outdoors isn’t an after-thought for these health-conscious folks — it’s an integrated part of their lifestyle.

Residential developers are responding by designing increasingly diverse amenities into the communities they create. Rooftop terraces, podium-level gardens, extensive use of water features including man-made lakes, ponds, and rivers are rapidly evolving into de facto standard features.

For many buyers, though, proximity to public parkland can be the final wow factor that drives their purchase decision. This issue, New Condo Guide chats with Shaadi Faris, vice president of Intergulf, about some of the reasons behind the allure of living close to a large public park.

Q: Two of Intergulf’s current projects are located adjacent to significant

parks — Empire opposite Queen Elizabeth Park in Vancouver and The Park Metrotown opposite Bonsor Park in Burnaby. Obviously, these are both spectacular ‘backyards,’ but what are some of the extra benefits people might not immediately think of?A: One is financial. Buyers are becoming increasingly well educated about all aspects of the buying process. When they visit a presentation centre, one of questions we hear over and over is ‘how much will the strata fees be?’ A lot of amenities that look great in a brochure — a swimming pool for example — aren’t actually used that much but are costly to maintain so they drive up strata fees. And that will have serious consequences on people’s monthly budget.

On the other hand, if you’re next to a park with a rec centre like the Bonsor Recreation Complex, you could end up having access to extensive, high-end amenities a builder wouldn’t even consider putting into a regular

condominium building. At The Park, our strata fees are 35 cents per square foot — so for our homeowners having a healthy lifestyle isn’t just a concept, it’s got a real number attached to it that people can understand.

Q: Parkside locations are increasingly rare, especially in Vancouver where land constraints seem to get ever tighter. How does this impact the cost and long term value? A: Sites opposite or adjacent to a park will definitely command a premium price but that doesn’t necessary have too

infrastructure. Or we’ll sponsor an event like the Carnival-style party we put on at Bonsor Park — something to get people out and enjoying the green spaces.

Here on the West Coast we’re spoiled because we live in an outdoor playground. But when we built in Calgary it was different. We actually had to create areas where people could enjoy a natural setting.

Q: Any final comments?A: One of the reasons Vancouver has such great green spaces is because the City is diligent about ensuring each site is assessed on its individual merits so it can developed to its highest and best use. They’re clear about what they consider priorities and encourage collaboration. The results are better projects and better parks — which ultimately benefits everyone.

much impact on the initial price of the homes, especially if the onsite amenities provide value and lower cost. Features like exercise rooms or yoga studios are easy to build and maintain, and they tend to be well used, so they offer a good return on investment.

What a parkside location will do is make these homes easier to sell because when a buyer is comparing two similar products, the park and the views are often the deciding factor. So that’s good news for investors too.

And don’t forget that when you’re

overlooking a park like Queen Elizabeth, your view is never going to be compromised by another development or tower — it’s there in perpetuity.

Q: Intergulf sponsored the retrofit of QE Park’s MacMillan Bloedel Conservatory. As a developer, do you often get involved in enhancing or creating public parks?A: Like most developers we believe it’s important to contribute to the community. On an infill site we might beautify the existing parks and

More than 550,000 bungalows/ranchers were built in Canada in the 1960s and 1970s. The

average finished floor area was less than 1,200 sq. ft. – just slightly larger than some of the homes at Mill

House. Few of those 60s ranchers had master ensuite bathrooms and even fewer had walk-in closets.

None of them had secured underground parking or a personal gear garage™. Mill House has all that and

more. If you’re thinking about rightsizing, now would be the perfect time. Millhouse has some excellent

larger home plans where you can enjoy living in a brand new home. You won’t need to compromise on local

amenities either. They’re all within a car-free walk, earning Mill House a Walkscore of 93.

Nicely appointed 1+Den – 3 bedroom homes with parking & personal gear garage™.

MAY 29 - JUNE 12, 2015 NEW CONDO GUIDE 77

By Lydia McNutt

Canada’s riskiest housing markets and overvaluation concerns

Canada Mortgage and Housing Corp. (CMHC) recently released a report identifying Canada’s

riskiest housing markets, and in spite of Toronto’s and Vancouver’s sky-high prices, Winnipeg and Regina topped the charts.

According to CMHC, the housing market is considered “overvalued” when real estate price gains surpass increases in personal disposable income. Overvaluation is one of the factors considered in CMHC’s risk measure, along with overheating; acceleration in the growth of house prices; and overbuilding.

From a national perspective, CMHC says modest overvaluation is observed due to real estate price gains slightly outpacing personal disposable income, population growth and other factors. But “overheating, acceleration in house prices and overbuilding are not a concern at this time.” However this isn’t the case from coast to coast.

Among the low risk markets are Calgary, Edmonton and somewhat surprisingly, Vancouver.

Winnipeg and Regina sat at the opposite end of the spectrum, posing the greatest concerns with strong price growth and modest gains in disposable income creating a high risk of overvaluation.

Meanwhile, Toronto sits at a comfortable in-between with its

“moderate” risk ranking, due to steady price growth surpassing increases in personal disposable income. Condo units under construction are near historical highs, so inventory management is necessary to ensure units do not remain unsold upon completion, CMHC says.

While some of Canada’s housing markets have showed signs of slowing, thanks to the dip in oil prices and the economic aftermath, real estate prices in Toronto and Vancouver continue to rise – out of reach, many fear.

The price of home ownershipThe price of an average detached, two-storey home in Toronto increase 9.3 per cent year over year to $803,794, while in Vancouver, it was up a whopping 10.3 per cent at $1.26 million, according to the latest Royal LePage House Price Survey. It’s no wonder Canadian homebuyers are wondering if they’re paying too much.

When it comes to the logic behind the price tag, a real estate agent told me,

“The buyers set the prices.” This, after walking into an open house and asking,

“Do they really think they’re going to get this much?”

In a hot market fuelled by the spring real estate rush and low lending rates, it’s more important now than ever to look before you leap.
