The subject Hampton Inn & Suites is located in the “SoBro” area of Downtown Nashville and performs in the top 5% of Hilton’s system. The property’s owner, LCP Hotels, is expanding the existing 6-story 154-key property to include an additional 53 rooms (hotel will have 207 rooms in total). All existing hotel rooms will be renovated and a 2,200 SF street-level retail space constructed on the north face of the structure (facing 4th Ave South & Bridgestone HQs). The retail storefront and entrance faces 4th Avenue South and has direct exterior access from the sidewalk. The retail space does not connect to the lobby and is located on the opposite side of the structure.

P A R K I N G F O R R E T A I L
The future retail tenant may create very-short-term “pick-up” parking for 1-2 vehicles outside the 2,200 SF Retail Premises (exact location TBD). Parking in the hotel parking structure is designed and priced for hotel guests. Limited parking rights for retail tenant employees may be negotiated at terms TBD. Parking for retail customers should be sought outside the property. Most customer traffic is assumed to be walk-up traffic.

D E L I V E R Y C O N D I T I O N S
• Floor: gravel floor without slab
• Metering of Utilities: all utilities will be separately metered with Tenant 100% responsible for cost of meter unit and all monthly utility expenses. Meters are provided by the utility companies for use by tenants
• Water: 2” domestic water will be supplied to Retail Premises
• Sewer: 4” sanitary line will be stubbed to Retail Premises
• Natural Gas: 2”, 2,000 CFH gas service will be stubbed to Retail Premises
• Electrical: 400 amp 120/208V-3PH-4W will be stubbed to the Retail Premises. Tenant will install step-down transformer (if necessary). Tenant will locate electrical panel within the Retail Premises.
• Sprinkler: Fire protection with upturned sprinkler heads will be installed in the retail Retail Premises
• Grease Trap: Landlord will provide an in-ground grease trap (located in driveway near the Retail Premises) and a 4” grease line stubbed to the Retail Premises
• HVAC: Tenant will provide HVAC system per specifications of Tenant’s engineer
• Trash: Tenant will have shared access to a common dumpster/compactor located to the north of the Retail Premises across the entry driveway
• Storefront & Doors: Provided by Landlord
