Dear Friend...As all of the elements of the ARPM Conference started to be formed, “if I only knew”, felt
like the right theme for this year’s event. I often reflect, as I am sure you do, on the world
that was real estate and property management on the day you started in the industry.
For me that was 23 years ago (I know you don’t believe it either!) Back then there was
so much to learn, so many interesting scenarios that would await me, and adventure to
be had.
Our industry has changed in many ways, and yet we hold on to facets of our business
that perhaps should have been discarded along the way.
Back in 1992, I never envisaged a world full of iPads, Video Conferencing, Direct Debit
Systems, SMS and so on… what will 2045 hold?
Imagine a world where you send a drone to do your inspection, or perhaps you will dial
into a video system embedded in a property. You may never meet a tenant again
with virtual tours and e-communication taking the place of the physical relationships we
hold dear today.
The office of the future may exist online, and have staff located across three continents.
Our fee structures and service offering may be multi-dimensional as new industry
players enter our field, disrupting life as we have known it.
ARPM 2015 brings to the fore the latest in technology, systems and resources locally
and abroad. Our speakers will test your thinking and challenge your daily routine. You
will be left questioning every element of your business and find your favourite statements
to be “why?” and “how?”.
If I only knew is not about reflecting on the past, but more showcasing if we challenged
our thinking sooner, if we were ready for the next frontier, our businesses may be more
robust than ever before, our client relationships stronger (even easier). All we need to do
is stop saying “If I only knew” and be open to the impossible.
I am so excited to welcome John Sweeney to our event, as our opening speaker he will
set the tone to remove the fear of the future and be open to a world of discovery.
I look forward to you coming on the journey with us at ARPM 2015.

Organic Growth is Possible
You’d be forgiven for thinking it wasn’t possible to physically achieve all that Jamie Stephens gets done in a day. Currently at over 1400 managements including organic growth of 900 managements in 4.5 years takes a huge amount of dedication and unrelenting effort. It’s not uncommon to find him working in the wee hours of the morning, or meeting with clients across the weekend. Some may say he is mad, but in the most you know he is motivated, and it’s paying off.
Jamie understands the challenges of operating a business from start up to super office, he has been at the coalface of real estate having spent time in residential sales as well as the various roles in property management. Launching the first property management only business in Ballarat in 2003 he knows what it is like to break the mould, challenging the consumer and the industry, and having joined forces and created Ballarat Property Group in 2010 he still decided to do it all again.

Get Smart, Stay Safe
If it hums, vibrates, dings or otherwise makes noise, you have entered the zone in which Tara lives and breathes. Both in broad conceptual terms and in hands-on demonstrations, she lives for the light bulb appearing over someone’s head when it comes to all things tech.
With a background in Theatre and Television Arts, and a Juris Doctorate from DePaul University’s College of Law, the real estate industry was a natural fit. Moving from being a full-time REALTOR® for 7 years to being a full-time “Jill-of-all-Digital-Trades” has only been the next evolutionary step for Tara.
With safety for real estate professionals becoming a greater concern, Tara seized the opportunity to find a solution. Her knowledge of technology and experience in the industry provided a platform to seek out the solutions for safety for agents around the globe. Ever the tech expert, Tara now supports agents to minimise the risks for themselves and their teams through utilising smart systems and technology.

Outsourcing Sucks
Raised on a Dairy Farm in New Zealand, at 18 Mike arrived in Australia with a few hundred dollars in his pocket and a pack on his back. Over the next 8 years he worked for 35 different employers. In his words “I’m a product of the many really bad, and the few good, employers I worked for”. He was influenced to “do it differently” in business.
After four years buying and selling goods as a second-hand dealer, the entrepreneur in Mike surfaced when he launched a short distance furniture removal business.
MiniMovers has evolved into an innovative market leader, growing from an initial investment of $200 and a Ute, to an annual turnover exceeding $23 million with over 320 employees. Now 22 years old, MiniMovers currently moves over 1200 homes and offices a week in Southeast Queensland, Melbourne and Sydney.
Through government sponsored assistance/mentoring programs Mike has helped hundreds of businesses, developing some very alternative views of the success factors that drive people and businesses.

Frank ValenticDIRECTOR
Advantage Propertywww.advantageproperty.com.au
Frank’s infectious enthusiasm for the real estate industry began over two decades ago when he started building his own property portfolio. It was a natural progression that he and his wife Michelle established Advantage Property Consulting.
Those who have seen Frank bidding on ‘The Block’ TV series or at auctions throughout Melbourne over the years would have witnessed his competitive instincts and energetic nature first hand. His wealth of experience and knowledge of the property market has resulted in him having purchased thousands of properties on behalf of clients. Many of whom, consistently refer and are repeat clients having built successful investment portfolios through Frank’s guidance.
Frank states, “The most essential role of a buyer’s agent is to ensure the client makes a well-informed, rather than emotional property purchase to safeguard their financial future. Whether the client is an investor or a home buyer, it is imperative to make smart decisions. A buyer’s agent ensures the purchaser has an independent representative on their side throughout the tedious property search, essential negotiation stage and then oversees the process through to settlement.

Tim Sharp is an internationally acclaimed 25 year-old artist from Brisbane. Diagnosed with Autism at age three, his mother was told that she should “put him away and forget about him”. Ignoring this advice, Judy Sharp, a single mother of two young sons, instead tried everything she could think of to communicate with Tim, including drawing.
At age 11, Tim’s artistic talent developed to the point where he created his own super hero, Laser Beak Man. Tim’s creativity has seen him become the first person in the world with Autism to have his art turned into an animated television series screening on the ABC and internationally.
In 2012, a film about Tim was shown in the Metropolitan Museum of Art in New York City. His art is sold to collectors from around the world and in 2012, Tim’s collaboration with a young rock band from Nashville Tennessee inspired a music festival raising awareness of Autism.
Tim, a finalist for the Young Australian of the Year, and soon to be published author and theatre production story, has his greatest fan by his side. Tim and Judy’s story is one of great love and inspiration.
