Cummings pointed to four areas where Grand Rapids leads to create economic opportunities for development. He cited (1) accessibility of the region and of local leaders, (2) a culture of caring, (3) efforts towards place making in both the natural environment and the built infrastructure, and (4) local employers dedicated to community investment and talent attraction. Cummings noted that Grand Rapids’ list-making reputation as an emerging downtown is a direct result of “the relentless pursuit of creating a 24-hour city” and the continued planning, philanthropy, and public-private partnerships that have spurred development along the way.

“Grand Rapids has made enormous progress since the late 1980’s and early 1990’s,” agreed Bill Kirk, Mobility Manager at Downtown Grand Rapids, Inc. “We’ve seen deliberate and significant investments in downtown.”

Kirk told the Chamber recently that he sees the growth of Medical Mile, the Arena District, and DeVos Place as well as transportation improvements—like The Rapids’ Central Station and Silver Line (Bus Rapid Transit or BRT) along Division Avenue—as key anchors for

continued economic development. And now more development is occurring in the neighborhoods surrounding downtown.

“These large catalytic projects have essentially created a more livable downtown that enables businesses to be braver and bolder in choosing to locate downtown. Now people are gravitating to urban centers and adapting to that is where we are now—and where we are headed,” noted Kirk, who’d like to see more future investment in alternate modes of transportation. “We need to think of public spaces not just for cars but also for making connections and building business opportunities.”

The “City Builder” movement continues to have strong support in Grand Rapids, Cummings added, as demonstrated by the new construction and renovation in improving neighborhoods. “The workforce of today and tomorrow wants to be in a diverse and dynamic environment, and employers are noticing.”

As Kirk surmised: “At the end of the day, it’s about creating a place that people want to be—to work, live, play and invest.”

The Grand Rapids Area Chamber is actively engaged in economic development strategies across the state, regional, and city levels— as well as at the individual business level. Contact us to find out more or get involved.

Regional Collaboration is Key to Economic Growth By Birgit Klohs

Birgit Klohs is President & CEO of The Right Place, Inc.—a regional non-profit economic development organization serving West

Michigan since 1985 and supported through investments from the private and public sector.

Economic Development in Grand Rapids continued from cover

The future of West Michigan’s economic growth can be summed up in two words: “Regional Collaboration.”

To compete on a global level, attract and retain top talent, and position our region for business success, it is imperative that we work together as a collective whole. In fact, regional collaboration is at the center of The Right Place’s latest strategic plan recently announced in January.

The plan was developed in partnership with PricewaterhouseCoopers LLC, The Right Place Board of Directors, and extensive interviews with over 140 business and community leaders throughout West Michigan.

The resulting collaborative work identified a system of economic progress, focusing on both improving the region’s economic underpinnings and spurring investment in several strategic growth areas. We must continue to enhance foundational items like Business Support Systems, Infrastructure, Work-Ready Talent, and Quality of Life. And we need to advance development of fast-growing industries such as Smart Manufacturing, Agribusiness and Food Processing, Life Sciences and Biotech, Technology, and Commercial Design.

Three years ago, Governor Synder and the Michigan Economic Development Corporation (MEDC) established 10 economic prosperity regions in the state. Today, West Michigan’s 13-county collaborative region is setting a standard for the rest of Michigan to follow.

Over the coming months and years, area businesses, organizations and municipalities are set to embark on new initiatives like the West Michigan Regional Prosperity Plan that are building new levels of multi-county, multi-disciplinary collaboration. For the first time in West Michigan’s history, representatives from metropolitan planning organizations, road commissions, adult education, higher education, work-force development and economic development have come together as a single regional steering committee of 25 members to spur long-term collaborative relationships throughout our 13-county region.

What happens in Lake County matters to Kent County, and what happens in Ionia County matters in Muskegon County. Again, if we want to compete on a global level, attract and retain top talent, and position our region for business success, we must work together under a common collective vision.

616 Development is a mission-minded, urban real estate development firm committed to building healthy, mixed-use communities in underutilized areas. A design-driven company with a heavy emphasis on people and community, 616 Development focuses efforts on rebuilding and revitalizing historical and forgotten spaces in downtown Grand Rapids and surrounding neighborhoods.

“Grand Rapids is experiencing a renaissance of economic growth right now,” said Marjorie Steele, Creative Director at 616 Development.

Initially formed as 616 Lofts in 2009 as a culmination of over eight years of real estate development in the Grand Rapids area, Founder Derek Coppess split the brand into two in 2010—designating 616 Lofts specifically for property management and 616 Development for real estate development.

Today, 616 Lofts remains 616 Development’s geo-specific property management arm which incubates community in all the properties developed within the Grand Rapids area. Meanwhile, 616

Development currently holds four stabilized mixed-use Grand Rapids properties in its portfolio with a fifth one only three months away from stabilization and several more projects in the pipeline for 2015 and 2016.

“Our development model focuses on building community from the ground up by upcycling historic real estate into places for people to work, play and just live. Demand for urban housing, specifically for market and mid-market rate housing, has been overwhelming and continues to grow,” said Steele, noting their burgeoning email list now nears 1400 prospective tenants.

In fact, 616 Development’s projects have been so popular that all of them have been 100 percent pre-leased prior to completing construction. They were also the first development firm in West Michigan to be awarded incentives under the state’s new Community Revitalization Program (CRP) for its 616 Lofts on Ionia project in 2012. In 2013, 616 stabilized one of downtown’s most historic buildings, the Kendall, which was originally built by city founder George Kendall on the Northwest corner of Division and Fulton.

“We’ve seen a steady increase in demand for retail venues as well as retail and commercial space in Grand Rapids’ downtown and urban neighborhoods,” Steele added. “As infill happens in the city center, this demand has been spilling out into surrounding urban neighborhoods such as Midtown, Heritage Hill, North Monroe and the Westside. We are closely following demand in these neighborhoods as well as downtown as we plan out the next projects in our pipeline.”

A Chamber member since early 2009, 616 values the Chamber’s influence and long-held reputation within the community, and the firm considers membership a business best practice for becoming an established and well-connected company.

Learn more at www.616development.com.

“Our belief and experience is that by infusing every project with residential life, we create communities which draw the kind of retail which will bring the city to critical mass ”

- Marjorie Steele

neighborhoods and celebrating the joy of meeting neighbors, making friends. So save the

Every year, the ATHENA Award Program provides financial aid to women over 30 who are pursuing their higher education goals. Last year, the ATHENA Scholarship program granted $6,500 in funding to five deserving women scholars—and a grand total over $50,000 since the program launched.

The ATHENA Scholarship uniquely provides unrestricted financial aid and can be used at any accredited college or university for whatever expenses best fit recipients’ needs—whether that’s tuition and books or transportation and child care. For these women, it can be lifeline to the next phase of their careers.

“With the help I received from the ATHENA scholarship award, I was able to purchase my textbooks and pay daycare while I attended class,” noted Kristy Moralez, a 2013 scholarship recipient.

Download the 2014 application at www.grandrapids.org/athena-scholarship and return it by April 18. Scholarship recipients will be announced at the annual ATHENA Award Celebration on September 18.

The power of diversity and inclusion is driving a new marketplace and changing our political, social, and economic landscapes—and according to long-time leader in diversity management and executive leadership Maria Campbell, we are called to respond with a shift in our thinking and our business processes in order to grow.

There is a tendency to see diversity and inclusion as an end unto itself, yet the reality is that we

need to have a new way of looking at things—a new lens so to speak. “We need to diversify the top, stretch and nurture the middle ranks, and build the cultural competencies needed to maximize all our available talent,” said Campbell. “In other words, we need to learn how to lead in a world that doesn’t look like me. We already know this and we do this—it is not new, but we are not doing it consistently.”

A goal of diversity and inclusion, Campbell noted, should be to create organizations that mirror the community they serve—from the frontline staff to the highest ranks of leadership and into the board room. We need to be challenging the status quo and asking persistent questions at all levels of business, like:

• Who have we not brought into the business conversation? Are we hiring for diverse talent and diversity of thought?

• Who could be cultivated to rise to the leadership table? Does our board diversity reflect our community?

• Who are the faces we include in our advertising and communications? Do they accurately mirror the people we are serving? Can we show more diversity in our media?

• Do our suppliers represent our diverse world? Or do we need to expand with whom we do business?

• Are the people we’re doing business with reaching out in turn to do business with diversity in mind?

“Diversity and inclusion is not a one off! It must become a normal part of our business conversations every day,” Campbell emphasized, who recommends 10-20% of staff should be involved in creating diversity and inclusion strategies that can drive business growth.

“You need to engage more people in the conversation,” Campbell said. “And it is imperative that majority men are engaged in this process as well. If we don’t, there is the potential to not gain the real traction needed to keep talent engaged.”

*This information is taken from Maria Campbell’s keynote presentation (Leadership…Through a NEW Lens) at the Chamber’s Diversity Visionary Award Celebration in March 2014. Contact her through Maria L. Campbell & Associates, LLC at [email protected] or 262.498.5558.

Maria Campbell: leadership…through a new lens

continued on page 18

“It may not be our fault the system is set up this way, but it is our responsibility to do something about it and take the opportunity to look through a different lens.”

– Maria Campbell, Diversity Visionary Award keynote presenter

PAID GRAND RAPIDS, MI

After months of workgroups, a 10-bill package (Senate Bills 821-830) successfully moved through the Legislature last month to make the necessary and technical changes to finish Personal Property Tax (PPT) reform. At the time of printing, the package of bills was expected to pass by the end of March after receiving support from a broad collation of business groups, local governments, school groups, libraries, and public safety groups.

The PPT is a burdensome and duplicative tax that punishes companies for making capital investments. As part of Michigan’s reinvention, legislation passed in 2012 to eliminate the PPT for small businesses and manufacturers. Now, Senate Bills 821-830 finish the reform of Michigan’s PPT by providing clarity and certainty for both businesses and local governments.

As Michigan continues to diversify and retool for the future economy, we need a simple, fair and competitive tax system that encourages companies

to invest and grow in our state while supporting quality local services. The reforms will reimburse local communities 100 percent of all services supported by the PPT through a stable and reliable funding system. Additionally, the essential services assessment is simplified through a state-level approach to streamline the collection and payment of taxes.

The Grand Rapids Area Chamber of Commerce is pleased to be united in support of these reforms with our local government partners. Together, we continue to work together on the implementation of the PPT changes and the passage of a statewide ballot question on August 5, 2014.

For more details or questions, contact Allie Bush at [email protected] or 616.771.0311.
