Area Assessment : The industrial premises in Ap Lei Chau West are mainly used for office and other uses (mainly shop and services), accounting about 21.0% and 16.0% of the total floor space respectively. The high vacancy rate of about 24.3% is mostly due to the large amount of the unoccupied floor space in one of the industrial buildings. There is a positive take-up of 13,852m2 in 2008. All the five industrial buildings in the area are under 20 years old and are generally in fair conditions. Two of them are under single ownership. Noting that the overall vacancy rate is 24.3% and about 37% of the total floor space is under non-industrial uses, consideration may be given to rezoning the area to the north of Lee Nam Road (about 3.7 ha) to “OU(B)” to provide more flexibilities in the use of the industrial land (see Plan A5c). Recommendation : To rezone the whole area to the north of Lee Nam Road (about 3.7 ha) to “OU(B)” (see Plan A5c).
