ALL MATERIALS DEVELOPED AND ACCUMULATED DURING DEMOLITION, UNLESS OTHERWISE NOTED TO BE REUSED, SALVAGED, OR TURNED OVER
TO THE OWNER, SHALL BECOME THE PROPERTY OF THE CONTRACTORS AND RECYCLED OR DISPOSED OF OFF-SITE. REMOVAL OF TRASH AND

DEBRIS SHALL BE IN WHEELED CONTAINER THAT IS COVERED TO PREVENT AIRBORNE DUST/DIRT PARTICLES FROM TRANSFERRING INTO THE
EXISTING HOSPITAL ALONG THE PATH OF REMOVAL. ALL TRASH AND DEBRIS TO BE REMOVED ON A DAILY BASIS.
DURING DEMOLITION, PROVIDE PROTECTION FOR ALL EXISTING SURFACES AND CONDITIONS TO REMAIN IN PLACE DURING THE RENOVATION WORK.
SHOULD ANY DAMAGE OCCUR, PATCH AND REPAIR ANY DAMAGE TO ADJACENT FINISHED TO MATCH EXISTING.

ANY DAMAGE CAUSED TO THE BUILDING OR OWNER EQUIPMENT SHALL BE REPAIRED OR REPLACED BACK TO ITS ORIGINAL CONDITIONS AT
NO ADDITIONAL COST TO THE OWNER.

COVER ALL RETURN AIR GRILLS WITHIN THE AREA OF CONSTRUCTION TO PREVENT PARTICULATE MATERIAL FROM EXHAUSTING INTO SURROUNDING SPACES.
7.
REMOVAL OF MECHANICAL, ELECTRICAL AND PLUMBING SHOULD BE LIMITED TO WHAT IS NECESSARY FOR SAFE REMOVAL OF THE INDICATED WALL OR
CEILING. APPROPRIATE LIGHT FIXTURES SHALL BE TEMPORARILY SUSPENDED TO PROVIDE ADEQUATE LIGHTING LEVELS FOR CONSTRUCTION.

CONTRACTOR TO DEMO ALL FIXTURES, CEILINGS, MECHANICAL, PLUMBING AND ELECTRICAL AS REQUIRED TO COMPLETE THE SCOPE OF WORK

PURPOSE: THE PUBLIC BUILDINGS AMENDMENT ACT OF 1988, PUBLIC LAW (PUB. L.) 100-678 REQUIRES FEDERAL AGENCIES TO FOLLOW NATIONAL RECOGNIZED "MODEL" BUILDING CODES. THE FEDERAL PARTICIPATION IN THE DEVELOPMENT AND USE OF VOLUNTARY STANDARDS, OFFICE OF MANAGEMENT AND BUDGET (OMB) CIRCULAR A-119, REQUIRES ALL EXECUTIVE AGENCIES TO RELY ON VOLUNTARY STANDARDS, BOTH DOMESTIC AND INTERNATIONAL, WHENEVER FEASIBLE, AND TO PARTICIPATE IN VOLUNTARY STANDARD BODIES.
GENERAL: VA HAS ADOPTED THE LATEST EDITION OF THE FOLLOWING CODES AND STANDARDS AS A MINIMUM FOR ALL PROJECTS PERFORMED IN THE MODERNIZATION, ALTERATION, ADDITION, OR IMPROVEMENT OF ITS REAL PROPERTY AND THE CONSTRUCTION OF NEW STRUCTURES. VA DESIGN MANUALS AND MASTER SPECIFICATIONS SPECIFY OTHER CODES AND STANDARDS THAT VA FOLLOWS ON ITS PROJECTS:

LOCAL CODES: AS AN AGENCY OF THE FEDERAL GOVERNMENT, VA IS NOT SUBJECT TO LOCAL IMPOSITION OF CODE ENFORCEMENT PROCEDURES (DRAWING REVIEWS, BUILDING PERMITS, INSPECTIONS, FEES, ETC.). VA MUST FUNCTION AS THE AUTHORITY HAVING JURISDICTION (AHJ) AND THUS HAS THE RESPONSIBILITY TO GUARD PUBLIC HEALTH AND SAFETY THROUGH ENFORCING ITS ADOPTED CODES. HOWEVER, LOCAL AUTHORITIES SHOULD BE NOTIFIED ABOUT PLANNED PROJECTS AND GIVEN OPPORTUNITY TO REVIEW DRAWINGS PROVIDED THAT VA DOES NOT PAY FOR REVIEW OR INSPECTION FEES.
NOTES:
1. NFPA 101 PRIMARILY ADDRESSES LIFE SAFETY AND FIRE PROTECTION FEATURES WHILE THE IBC ADDRESSES A WIDE RANGE OF CONSIDERATIONS, INCLUDING, BUT NOT LIMITED TO, STRUCTURAL STRENGTH, SEISMIC STABILITY, SANITATION, ADEQUATE LIGHT AND VENTILATION, AND ENERGY CONSERVATION. VA BUILDINGS MUST MEET THE REQUIREMENTS OF NFPA 101 AND DOCUMENTS REFERENCED BY NFPA 101 IN ORDER TO COMPLY WITH THE ACCREDITATION REQUIREMENTS OF THE JOINT COMMISSION. THEREFORE, DESIGNS SHALL COMPLY WITH THE REQUIREMENTS OF THE LATEST EDITION OF NFPA 101 AND DOCUMENTS REFERENCED THEREIN. DESIGN FEATURES NOT ADDRESSED BY NFPA 101 OR DOCUMENTS REFERENCED THEREIN SHALL COMPLY WITH THE REQUIREMENTS OF THE LATEST EDITION OF THE IBC OR AS OTHERWISE ADDRESSED ABOVE IN THIS PROGRAM GUIDE. FOR DESIGN FEATURES THAT ARE ADDRESSED BY BOTH THE IBC AS WELL AS NFPA 101 OR A DOCUMENT REFERENCED BY NFPA 101, THE REQUIREMENTS OF NFPA 101 OR THE DOCUMENT REFERENCED BY NFPA 101 SHALL BE USED EXCLUSIVELY (THIS APPLIES EVEN IF THE IBC REQUIREMENTS ARE DIFFERENT).
2. CONFLICTS BETWEEN NATIONALLY RECOGNIZED CODES AND STANDARDS AND VA REQUIREMENTS – SHOULD A CONFLICT EXIST BETWEEN VA REQUIREMENTS AND VA ADOPTED NATIONALLY RECOGNIZED CODES AND STANDARDS, THE CONFLICT SHALL BE BROUGHT TO THE ATTENTION OF VA. THE RESOLUTION OF THE CONFLICT SHALL BE MADE BY THE AUTHORITY HAVING JURISDICTION FOR VA TO ENSURE A CONSISTENCY SYSTEM WIDE.
DURING CONSTRUCTION PROJECT
1. ISOLATE HVAC SYSTEM IN AREA WHERE WORK IS BEING DONE TO PREVENT CONTAMINATION OF DUCT SYSTEM.
2. COMPLETE ALL CRITICAL BARRIERS I.E. SHEET ROCK, PLYWOOD, PLASTIC, TO SEAL AREA FROM NON-WORK AREA OR IMPLEMENT CONTROL CUBE METHOD (CART WITH PLASTIC COVERING AND SEALED CONNECTION TO WORK SITE WITH HEPA VACUUM FOR VACUUMING PRIOR TO EXIT) BEFORE CONSTRUCTION BEGINS.
3. MAINTAIN NEGATIVE AIR PRESSURE WITHIN WORK SITE UTILIZING HEPA EQUIPPED AIR FILTRATION UNITS.
4. SEAL HOLES, PIPES, CONDUITS, AND PUNCTURES APPROPRIATELY.
5. CONSTRUCT ANTEROOM AND REQUIRE ALL PERSONNEL TO PASS THROUGH THIS ROOM SO THEY CAN BE VACUUMED USING A HEPA VACUUM CLEANER BEFORE LEAVING WORK SITE OR THEY CAN WEAR CLOTH OR PAPER COVERALLS THAT ARE REMOVED EACH TIME THEY LEAVE THE WORK SITE.
6. ALL PERSONNEL ENTERING WORK SITE ARE REQUIRED TO WEAR SHOE COVERS. SHOE COVERS MUST BE CHANGED EACH TIME THE WORKER EXITS THE WORK AREA.
7.DO NOT REMOVE BARRIERS FROM WORK AREA UNTIL COMPLETED PROJECT IS INSPECTED. AVAHCS SAFETY OFFICER AND INFECTION CONTROL COORDINATOR AND THOROUGHLY CLEANED BY THE ENVIRONMENTAL MANAGEMENT SERVICES.
UPON COMPLETION OF EACH PHASE AND PROJECT
1. REMOVE BARRIER MATERIAL CAREFULLY TO MINIMIZE SPREADING OF DIRT AND DEBRIS ASSOCIATED WITH CONSTRUCTION.
2. CONTAIN CONSTRUCTION WASTE BEFORE TRANSPORT IN TIGHTLY COVERED CONTAINERS.
3. COVER TRANSPORT RECEPTACLES OR CARTS. TAPE COVERING UNLESS SOLID LID.
4. VACUUM WORK AREA WITH HEPA FILTERED VACUUMS.
5. WET MOP AREA WITH DISINFECTANT.
6. REMOVE ISOLATION OF HVAC.

EXISTING ISOLATION TRANSFORMER FOR ELEVATOR P1 TO REMAIN.
EXISTING ISOLATION TRANSFORMER FOR ELEVATOR P2 TO REMAIN.
EXISTING FIRE ALARM SYSTEM SMOKE DETECTOR TO REMAIN.
REMOVE AND DISCARD EXISTING POWER CONNECTION TO UNIT HEATER AND ALL ASSOCIATED WIRINGAND CONDUIT.
REMOVE AND DISCARD EXISTING POWER CONNECTION TO MOTORIZED DAMPER AND ALL ASSOCIATEDWIRING AND CONDUIT.
REMOVE EXISTING POWER CONNECTION TO ELEVATOR S1 CONTROLLER. REMOVE AND DISCARDEXISTING WIRING AND CONDUIT FROM EXISTING CONTROLLER BACK TO ISOLATION TRANSFORMER.REFER TO ELECTRICAL FLOOR PLAN FOR DETAILS.
REMOVE EXISTING POWER CONNECTION TO ELEVATOR P1 CONTROLLER. REMOVE AND DISCARDEXISTING WIRING AND CONDUIT FROM EXISTING CONTROLLER BACK TO ISOLATION TRANSFORMER.REFER TO ELECTRICAL FLOOR PLAN FOR DETAILS.
