I hope that everyone was able to take time to enjoy the pool this year, and maybe even squeeze in a tennis match on the newly resurfaced courts. Now that all schools are back in session, please be extra careful in the morning and afternoon when kids are getting on and othe bus. A lot of the bus stops have changed locations this year, so kids are having to walk further distances. Let’s make sure that we keep an eye out for them as they are crossing streets and making their way to and from home. Residents with homes located on the sidewalk -side, please remember to trim trees and bushes back from overhanging/encroaching the sidewalk. It’s hard to believe that summer is over and the kids are back at school. I hope that everyone was able to take time to enjoy the pool this year, and maybe even squeeze in a tennis match on the newly resurfaced courts.!

Wake County Public School District released the first draft of the assignment proposals for two new schools opening next year in Apex. According to the plan Apex Friendship High School will open with grades 9 and 10 only for the 2015-2016 school year. The first draft of the assignment plan indicates that any student rising into grade 11 or 12 living in the base attendance area will continue at their current high school with their current level of transportation. However, 9th and 10th grade students are not eligible to “grandfather” unless they have an 11th or 12th grade sibling.!Siblings of “grandfathered” students can request a transfer to

attend the same school with their sibling. The proposal indicates these requests will be approved. !Students who request to grandfather will be considered transfer students and are not eligible for district transportation. !

Scotts Ridge Elementary will also open for the 2015-2016 year. Students would be eligible to request a transfer to "grandfather" at their current schools if they are rising into grades 4 or 5. Siblings of grandfathered students can request a transfer to attend the same school as their older sibling. !Students who request to grandfather, again would be considered transfer students and would not be eligible for district transportation.!The proposed assignment plan and maps of attendance areas can be reviewed at www.wcpss.net/enrollment-proposal. Also, the Board of Education is garnering input via an online forum called Mindmixer. Since the proposal directly impacts our neighborhood, families are encouraged to join the conversation. That leaves repeat buyers, who have homes that are now rising in value and thus, are not challenged by a down payment because they have equity.!According to the National Association of Realtors®, nearly half of recent sellers were also buying a larger home at a higher price, with 59 percent buying a newer home.!For many of today’s move-up buyers, it’s been nine or more years since they have last purchased a home – half again as long as the six-year time between purchases in 2007.!Those few extra years have made a difference in the real estate landscape. Today’s buyers can expect the following:!

• Buying and selling homes concurrently. In today’s limited inventory market, it’s good practice to find the right home – and then list your current home for sale. This will help you coordinate your move without having to rent and move twice. But don’t be surprised by sellers looking to hold out for a higher price.!

• Increasing importance in livability factors. Since 2011, factors such as sidewalks and other walkways, proximity to community amenities and a diverse community with people of different ages have increased in importance to buyers. High-quality public schools and privacy from neighbors remain highly important, while a short commute to work has declined in importance.!• Patience. While an experienced buyer may not be intimidated by working with lenders, appraisers and

inspectors, a repeat buyer needs to understand that this journey to homeownership might be longer, with a few more bumps in the road.
