Established in 2018, Old Hampstead Estates Ltd is a property development company specialising in the residential sector. The directors, have over 60 years combined experience across all areas of the construction industry.
The site on the corner of Priory Terrace was acquired as part of a joint venture development opportunity. After extensive negotiations with Camden LPA, Old Hampstead Estates Ltd, working in conjunction with award winning architects SHH have designed and secured a full planning consent for the proposed development of a contemporary new build detached house on the corner of Abbey Road and Priory Terrace, West Hampstead, London NW6.

2. SITE HISTORY & SITE LOCATION

Site History
At the time of the first edition of the Ordnance Survey in 1866, the subject site had been built on the junction of the then St George’s Road and Abbey Road (Re-named Priory Terrace). It appears to have adjoined the last semi-detached house at No. 39 St George’s Road via a narrow-covered way which linked the front with the rear garden.
A coach house formerly occupied the site and at some point during the late1950s, the subject site was demolished and a pair of garages were erected in 1963 on the western part of the cleared site.
The original house has further historical context as the former residence of the famous British actor Sir Dirk Bogart. In his memoirs he makes fond reference to 39 Priory Terrace as his 'white elephant'.
Location
Abbey Road is synonymous worldwide with the Abbey Road Studios and the Beatles. Bordering St Johns Wood and West Hampstead the site is well positioned to access both villages with a plethora of bustling and atmospheric bars, restaurants and shops.
Excellent transport links are all in close proximity including West Hampstead Underground and Overground stations and several bus routes along Abbey Road and West End Lane. The area is considered one of historical value, community, creativity and vibrance.

Planning permission has been granted by Camden Council for a new build contemporary house arranged over three floors. (Planning Reference No 2020/2839/P).
The house has been sympathetically designed as a contemporary low-level detached dwelling, aligned with the heights of the portico of its more substantial neighbour at 39 Priory Terrace. The rendered stucco walls and fenestration pay homage to the vernacular terraces of the PRCA (Priory Road Conservation Area).
The proposed development includes a single storey subterranean basement level with lightwells, courtyards and a walled front garden.
The basement is designed in accordance with the structural engineers drawings and BIA. The scheme also includes flat roof and solar panels with a sedum green roof.
Working in close conjunction with Eb7, our Daylight and Sunlight consultants, the design has been developed and tested in compliance with the BRE guidelines.
The main gated pedestrian entrance is located off Abbey Road with reinstated low level brick wall and piers. The house will also have the benefit of being able to provide off street garage parking on the adjoining site.
