On the site of the former Taystee bakery, a new 350,000 square foot Class A, LEED-certified, state-of-the-art building will rise. The former bakery will become a destination for today’s innovative businesses and will meld a modern aesthetic into the context of the area’s former industrial buildings.
The Taystee Building is the next phase in the development of the 1.1 million square foot Manhattanville Factory District being created by the Janus Property Company. The first two phases, the Mink Building and the Sweets Building, are 100% complete and fully-leased. The third phase Malt House is currently under construction.
At the intersection of West 126th and 127th Streets, the Taystee Building will complement Columbia University’s and City College’s extraordinary campus expansions and connect to the historic excitement of the 125th Street arts and culture corridor. The Taystee Building is located at the unusual and beautiful intersection of West 126th & 127th Streets, the center of the special experience that is the master-planned Factory District.
Just to the east is the 125th Street A, B, C and D subway lines. The A and D express trains are one stop to Midtown. Just west is the Broadway #1 subway line, serving the entire west side of Manhattan. From the mid-19th to early-20th century, the historic village of Manhattanville was an energetic industrial neighborhood, bursting with breweries and factories. One hundred years later, the Manhattanville Factory District is once again becoming one of the most exciting places in New York. More and more, the District is becoming home to growing commercial businesses, not-for-profits, and the students and researchers of the adjacent Columbia University $7 billion 17-acre expansion and CUNY’s flagship City College.
The District starts with the natural urban beauty of the area with its unique intersection at 126th and 127th Streets and its striking brick and bluestone buildings. The Janus master-plan overlays an independent series of mid-block landscaped
passageways and plazas beginning at West 125th Street and extending to 128th Street. Both lobbies are awash in natural light and feature laser-etched pre-cast wall panels, polished concrete floors and expanded metal ceilings.
The building’s two elevator/bathroom cores and wide column spacing assure maximum tenant layout flexibility. The high ceilings and floor-to-ceiling glass provide all tenant spaces with abundant natural light, creating warm, inviting and productive work spaces. Taystee tenants are exempt from the occupancy tax that companies pay south of 96th Street. This exempts users from an annual tax of 3.9% of the rent, representing savings of over $2 per square foot per year.
The Taystee Building will qualify for an enhanced 25 year Industrial and Commercial Abatement Program (ICAP) real estate tax benefit that will significantly reduce tenants’ exposure to real estate tax increases.
Taystee tenants that relocate jobs from outside New York City or from below 96th Street in Manhattan are eligible to receive REAP business income tax credits equal to $3,000 per employee per year for twelve years. A company relocating 200 employees would receive a $600,000 per year income tax credit under REAP representing savings of between $15 and $20 per square foot per year.
Qualifying Taystee tenants will benefit from reduced electric rates from two programs: ECSP and BIR. The first program will reduce the entire electric bill by approximately 15% to 20% for each of twelve years; the second program will reduce the entire electric bill by an additional 12% to 15% for fifteen years. Combined savings range from approximately 27% to 35% of total electric costs. Tech, life science and other manufacturers may also benefit from savings on gas charges.

SCOTT METZNER founded Janus over 25 years ago. With his partner, Jerry Salama, their development work has included extensive rehabilitation and new construction of market rate and affordable rental and condominium housing, mixed-use projects, large-scale commercial buildings, and the master-planning and re-zoning of the largest non-institutional assemblage of privately-owned property in West Harlem.
Mr. Metzner was one of the earliest developers involved with Harlem’s current re-birth. In addition to his New York projects, Mr. Metzner has been active in both national real estate markets and international capital markets in senior positions at Roseland Property Company, Daiwa Securities America and as a partner at Eastdil Realty, a precursor to Eastdil-Secured.
Mr. Metzner received a Master of Business Administration from Columbia University and a Bachelor of Architecture professional degree from the University of Maryland. He serves on the Executive Committee of the board of Phipps Houses, New York’s largest affordable housing developer/owner, is a board member of Phipps Neighborhoods and is Co-Chairman of the Board of the Lower East Side Tenement Museum.
JERRY SALAMA has been a Principal of the Janus Property Company for almost 20 years. Prior to Janus, Mr. Salama was Deputy Commissioner of the New York City Department of Housing Preservation and Development, Acting General Manager of the New York City Housing Authority and Counsel to the Deputy Mayor of New York for Finance and Economic Development. Earlier in his career, Mr. Salama was a real estate attorney with the law firm of Paul, Weiss, Rifkind, Wharton & Garrison.
Mr. Salama received a J.D. from Harvard Law School, a Master in Public Policy from Harvard’s Kennedy School of Government and a Bachelor of Arts in Public Policy from the University of Pennsylvania. For more than 20 years, he has taught a course at the New York University School of Law entitled “Land Use, Housing and Community Development in New York City.” Th
