Residential Property
192 Muie, Rogart + 18.5 Acres
The Property This well presented detached country cottage is approximately 100 years old and is situated in a haven of peace and
tranquillity, the property has uninterrupted stunning open countryside views from house of neighbouring hills to as far away
as Portmahomack and sits next to Loch Muidhe. The remote area offers serenity and absolute privacy and is the ideal place
to avoid the hustle and bustle of modern life. The accommodation comprises kitchen, bathroom, lounge, W.C, two
bedrooms and south facing conservatory. The property benefits from multi fuel central heating and is double glazing
throughout. The area is a natural habitat for a myriad of wildlife including red deer & roe deer, eagles, osprey on the loch,
red kite and numerous other rare birds. There are traditional out buildings such as a workshop with power and lighting,
three stables with tack room, barn, hen houses and poly tunnel all included with the sale. The land extends to around 18.5
acres of IACS registered ground and also has apportionment of 22 acres and common grazing. There is an annual income
from the sheep stock club and forestry on the common grazing land which will be transferred with the sale of the land.
The Area The peaceful village of Rogart is a small, remote highland village which is situated a few miles inland on the east coast of
Sutherland. This village is an ideal location for activities including hillwalking and bird watching, as well as offering
spectacular hilltop views. Rogart railway station was built in 1868 and is still in operation being a request stop on the Far
North line. Local services include primary school, various small shops, Pittentrail Inn and Spar supermarket incorporating
the post office. Secondary schooling would be provided by Golspie High which is 17miles away or Dornoch Academy
which is 23 miles away. Rogart is approximately 11 miles from Lairg. Lairg is considered to be a hub for road transport in
the north, as it has four roads which converge in the village, resulting in being dubbed ‘The Crossroads of the North’. The
Royal Burgh of Tain is the nearest town to Rogart, which is situated approximately 19 miles away. Tain offers several
attractions such as Tain Tolbooth and St Duthus Collegiate Church and also boasts a local history museum, Tain through
Time, and the Glenmorangie Distillery. The town has all four major banks, a medical practice, Lidl, Co-op, ASDA, a
variety of local shops and hotels, two primary schools and Tain Royal Academy being the secondary school. The Highland
capital of Inverness is approximately a one hour drive away.
