Be prepared

Association of Realtors, the most profitable remodeling project was upscale exterior siding, with 88 percent of cost recouped at resale. For wood deck additions – a sign of the popular trend toward outdoor living spaces – homeowners recouped 85 percent of the cost, and replacement windows were at 81 percent. Back-up generators, sunrooms and home offices were the least profitable.

It is important to carefully consider regional preferences, your family needs as well as your investment goals if you decide to remodel. Slab granite or other hard stone countertops may cost more than tile, but they are relatively easy to maintain and, over the life of the home, their durability and value can pay off. High quality counter-tops are also a must-have for many buyers today. Wood laminate or bamboo floors will be less expensive than hardwood, but they are less durable and may show wear sooner. Kitchen and bathroom remodels consis-tently provide more bang for their buck, but approach them carefully. Installing a top-of-the-line Viking kitchen in a neighborhood where GE or KitchenAid appliances are the norm will likely not give you the best return on your investment. But if your family loves to cook and you plan to live in the home for a long time, it may be worth it to you. Painting is an easy way to update your home, but consider your goals. You may love that Tuscan yellow with red accents for your dining room, but it may not be a match for a buyer who wants a minimalist look. Visit open houses or home tours in your neighborhood to know what’s avail-able. And talk to a real estate professional with a successful track record in your area.

to construct guest homes, writer’s cottages and other structures over a period of years. In communities such as The River Club, north of Atlanta in Suwanee, it can take up to two years to properly plan and construct a home on one of the large, private homesites, and the rewards are great, says Kayc Carper, Sales Manager for the community. “We’ve just gone through the process of combining homesites so we can offer even more acreage,” Carper says. “These homesites back up to a protected, national forest for rare privacy and natural beauty.” According to Leslie Mitchell, a Vice President of Crescent Communities Realty, anyone in a position to buy a quality homesite should make their move soon. Smart investors know that land appreciates over time, and while you likely won’t find any “steals” in established, proven commu-nities, the value has never been better.

Life changes, and so do our housing needs. Yours might be a growing family that simply needs more room.

Maybe you’ll get a once-in-a-lifetime job offer in another part of the country. Or you miss the grandchildren and decide to close the geographical gap.

To really be ready for change, think about how well your home will sell if and when the time comes. Keeping your home in top shape will make it much easier to respond quickly and on your terms if you decide to move. “Start at the front door,” says Kayc Carper, Crescent’s Atlanta sales manager. “You would be amazed at how many people never go to their front door. Put the key in the lock. Does it open as it should? You should literally be putting out the welcome mat and giving people a reason to want to step inside. First impressions count.”

Walk around your home and look at it as if you were seeing it for the first time. Wobbly door handle? Tighten the screws. Scuffs on the walls? Repaint them. Leaky faucet? Replace the washer or even the entire fix-ture. Make a “selling list” of all the items you would repair, replace or refurbish when you plan to list the house for sale. Tick off the fixes over coming weeks, months or year. There are some basic things you can do that have a huge impact on resale, says Leslie Mitchell. “If your home office is set up in the dining room, turn it back into an eating space. If the playroom has overtaken the living room, turn it back into a living space.” “Fresh paint, landscaping, pressure washing and general tidying go a long way,” Mitchell says. “Trim the bushes, plant some flowers and make it inviting. When people walk in, they should feel at home. If they envision

themselves living in the house, they will get emotionally involved and want to buy.”

Colors and styles change over time and from region to region, but a few things endure: quality, durability and authenticity. Homes built a century ago with fine architectural features – hardwood floors, stone, brick, plaster – are testament to the inherent value of beautiful, well-constructed homes.

For landscaping, the most important tip is to keep things neat. If you add plantings, choose those native to your area, or consider replacing non-native species with those that require less water and pesticides.

Elaborate remodels can be risky if you are expecting to get all your money back in a sale, because it can be difficult to predict a buyer’s tastes. According to the National

Association of Realtors, the most profitable remodeling project was upscale exterior siding, with 88 percent of cost recouped at resale. For wood deck additions – a sign of the popular trend toward outdoor living spaces – homeowners recouped 85 percent of the cost, and replacement windows were at 81 percent. Back-up generators, sunrooms and home offices were the least profitable.

It is important to carefully consider regional preferences, your family needs as well as your investment goals if you decide to remodel. Slab granite or other hard stone countertops may cost more than tile, but they are relatively easy to maintain and, over the life of the home, their durability and value can pay off. High quality counter-tops are also a must-have for many buyers today. Wood laminate or bamboo floors will be less expensive than hardwood, but they are less durable and may show wear sooner. Kitchen and bathroom remodels consis-tently provide more bang for their buck, but approach them carefully. Installing a top-of-the-line Viking kitchen in a neighborhood where GE or KitchenAid appliances are the norm will likely not give you the best return on your investment. But if your family loves to cook and you plan to live in the home for a long time, it may be worth it to you. Painting is an easy way to update your home, but consider your goals. You may love that Tuscan yellow with red accents for your dining room, but it may not be a match for a buyer who wants a minimalist look. Visit open houses or home tours in your neighborhood to know what’s avail-able. And talk to a real estate professional with a successful track record in your area.

Smart investors know that land appreciates over time, and while you likely won’t find any “steals” in established, proven commu-nities, the value has never been better.

To really be ready for change, think about how well your home will sell if and when the time comes. Keeping your home in top shape will make it much easier to respond quickly and on your terms if you decide to move. “Start at the front door,” says Kayc Carper, Crescent’s Atlanta sales manager. “You would be amazed at how many people never go to their front door. Put the key in the lock. Does it open as it should? You should literally be putting out the welcome mat and giving people a reason to want to step inside. First impressions count.”

Walk around your home and look at it as if you were seeing it for the first time. Wobbly door handle? Tighten the screws. Scuffs on the walls? Repaint them. Leaky faucet? Replace the washer or even the entire fix-ture. Make a “selling list” of all the items you would repair, replace or refurbish when you plan to list the house for sale. Tick off the fixes over coming weeks, months or year. There are some basic things you can do that have a huge impact on resale, says Leslie Mitchell. “If your home office is set up in the dining room, turn it back into an eating space. If the playroom has overtaken the living room, turn it back into a living space.” “Fresh paint, landscaping, pressure washing and general tidying go a long way,” Mitchell says. “Trim the bushes, plant some flowers and make it inviting. When people walk in, they should feel at home. If they envision

themselves living in the house, they will get emotionally involved and want to buy.”

Colors and styles change over time and from region to region, but a few things endure: quality, durability and authenticity. Homes built a century ago with fine architectural features – hardwood floors, stone, brick, plaster – are testament to the inherent value of beautiful, well-constructed homes.

For landscaping, the most important tip is to keep things neat. If you add plantings, choose those native to your area, or consider replacing non-native species with those that require less water and pesticides.

Retsinas’ outlook for the residential real estate market is fairly robust overall, and she believes the current slowdown can benefit wise buyers. “The communities that tend to fare best in any market conditions are those located near growing or established job markets, with strong infrastructure, great amenities and respected schools,” Retsinas says. “With rising energy and fuel prices, primary communities that have employed energy efficient practices and homes, and are located close to public transit, interchanges or major thoroughfares and services are more likely to hold their value than those in remote locations. There are some very good opportunities out there.” A decision to purchase a home is not just about profit and investment. OUR LIFE AT The River Club

A nju Bhushan and Salil Patel moved to The River Club in Suwanee and built their

custom dream home a little over a year ago and say the community already feels like home. Anju and Salil, both doctors, had lived in the Brookhaven neighborhood of Buckhead since 1996. They began looking for a larger home that was closer to their work and offered more outdoor play space for their two young sons, Akash and Sachin. They found the perfect fit for their family at The River Club.

“It’s great. We really love it,” says Anju. “Both boys took swimming lessons this summer; they both are going down the slide now, and Akash, because he’s a bit older, is taking golf and tennis lessons.”

Anju has been playing tennis and has joined a book club, while Salil has taken up golf. The family has enjoyed a few meals at The Lodge, the new club-house, and they’ve also taken nature walks along the Chattahoochee River, spotting deer, turkey and birds of prey. Perhaps the biggest surprise of moving to The River Club is the number of friends the family has made, as well as the diversity in age range, Anju says. Fellow residents include families with children of similar age, families with grown children and retirees. “There are so many ways to get to know people,” Anju says. “We’ve met more people here in just a year than we did in some 10 years of living elsewhere. It’s very easy to connect here.”
