4. Draft your offer to purchaseWhen we’ve found the right home for you, it’s wise to act quickly! We’ve got your financing arranged, so I’ll help you prepare your offer to the seller. We will complete the paper-work, stating exactly what you are willing to offer regarding price, down payment, deposit, financing, inclusions (such as curtains, appliances, etc.) and we’ll work out all the
other details.
Thetypicalcontractencompassestentotwelvepages.We’llworktogethertocreateit,andI’llexplainallofthemanytermsandconditionsthatwillbepartofyourpurchaseagreement.Ifyouhaveanylegalquestions,wecancontactanattorneytoaddressthoseconcerns.
Onceyouhavesignedyouroffertotheseller,I’llpresentittothelistingagent,paintingyourofferinthebestpossiblelight.I’llcontinuetonegotiateonyourbehalftosaveyoumoneyandtoprotectyourinterests.

5. Have the home inspectedAfter we’ve found your new home, and the offer has been successfully negotiated with the seller, it’s important to get the appropriate inspections performed on the property. Many contracts are contingent upon a satisfactory property inspec-tion, conducted by a licensed professional (and not by the seller’s favorite uncle, who used to be a contractor!). Other inspections may also be included in the contract negotiations.
Note: It is important that you negotiate the right to conduct inspections in the contract with the seller and that the inspections you want to have done are clearly specified in the final ratified agreement. As your buyer’s agent, I will assist you in this.
Property Inspections:Ifyourcontracthasincludedthiskindofaninspection,youhavetherighttoinspectthemechanical,electrical,plumbing,andstructuralportionsoftheproperty.Ifrepairsareneeded,youcanrequestthatthesellermakethem,inaccordancewithprovisionsofyourpurchasecontract.
Appraiser’s Inspection: Toprotectbothyouandthelender,thelenderrequiresthatalicensedappraiservisitthepropertyanddetermineitsvalue.Sincethepropertyisbeingusedascollateralforthemortgage,itisimportantthatithavethevalueverifiedbyanobjective,trainedparty.Iftheappraisalcomesinlowerthanexpected,youareundernoobligationtoproceedwiththecontract.Otherpossibleoutcomesinthissituationincludethesellerreducingthepricetotheappraisedvalueoryouandthesellermaynegotiatesomemiddleground.
Termite/Moisture and Other Inspections: Thereareavarietyofinspectionsthatyoumayrequest.Eachisdesignedtoinformyou,thebuyer,abouttheproperty’scondition.Thelenderrequiresatermite/moistureinspectiontoensurethatthereisnoactiveinsectinfestation,nostandingwaterandnounrepaireddamagefrombugsormoisture.Butyoumayalsochoosetohavethepropertyinspectedforthepresenceoflead-basedpaintorlead,oryoumaychoosetohavespecificsystems/featuresinspectedsuchastheexterior,roof,swimmingpool,orfireplace.
Bear in mind that good, professional inspectors earn their living solely from inspection fees and do not perform any corrective or repair work. The William E. Wood Service Center often has preferred partners you may choose from or I can provide a recommendation for you.

6. Consider how you will insure your investmentBuying your home is, perhaps, the biggest investment you will make in your lifetime. I can recommend ways to help you protect that investment.
Home Warranty Insurance:YoushouldconsiderprotectingyourinvestmentwithahomewarrantyfromoneofWilliamE.WoodandAssociates’qualifiedhomewarrantyaffiliates.Afteryouhavemadeyourdownpayment,coveredyourclosingexpenses,andpaidforbothyourmoveandalloftheincidentalexpensesassociatedwithbuyinganewhome,thelastthingyouneedisanunexpectedrepairbill.Homewarrantiestypicallyprotectyouagainstrepairorreplacementcostsforcoveredappliancesandsystemsduringthefirstyearofyourhomeownership.Eitherabuyerorasellercanpurchasethewarranty.Icanprovideyouwithanapplicationandacostestimate.
Hazard Insurance (a.k.a. Homeowner’s Insurance):Asaconditiontoobtainingaloanonyourhome,youwillhavetopurchasehazardinsurancethatprotectsyour(andyourlender’s)investmentintheeventthatyourpropertyisdamagedduetoforcessuchasfire,wind,brokenpipes,fallingtreelimbs,etc.Hazardinsurancepolicieswrittenforhomeownerscoveravarietyofothersituationsaswell,suchasdamageyouoryourfamilymayaccidentallydotoanother’sproperty(abaseballthroughaneighbor’swindow)oranyharmthatmaybefallavisitortoyourhome(fallingdownyoursteps).

7. Do a final “walk-through”Immediately prior to the closing, usually a day or two before settlement, we will go back to the house to satisfy you that the house is in substantially the same condition as it was the day you made your offer. This is not the time to suddenly notice little cosmetic issues, but rather an opportunity for you to be certain that there has been no real physical change to the home and to verify that contracted repairs have been completed.
8. Close on your new homeNow, we’re at the end of the process. We’re going to settle-ment, and we’ll close on the home. After this step, the home will be yours. But you may still have many questions, such as:
Who pays the closing costs and the prepaid items? When are they due?
