The SMS office will be closed December 23-24 and December 31 so that our employees may enjoy the holiday season with their friends and family. As always our telephones are answered for any emergency that may arise.

Annual Holiday PartyHey neighbors come on our and join your friends for a Texas Style Christmas
Celebration at the Recreation Center on Saturday, December 11th from 5:00 pm – 10:00 pm. Join us for some Texas Style Fun including:
• Train Rides and an Obstacle Course from 5:00 – 9:00• Hot chocolate, chili, and tamales for all the hungry neighbors• Christmas Music with Santa Claus arriving in high style
What tO BRing:A dozen cookies, dessert, or a side dish to share, lawn chairs to sit around the
fire, a guitar, or another instrument if you play one, your favorite Yuletide drinks, and a new present for needy children. Most importantly bring your festive spirit! Oh, and drag along a few neighbors!
We need help! Contact Angela Beechum at 785-5617 or email her at mommyaliya@hotmail.com. This year she is having a pizza party Friday night on Dec. 10th from 6-8:00 with high school student/girl scouts/boy scouts, etc that need community service hours....to help with set-up a day early. She will still need help Saturday morning from 8:00-10:00. For students from Rouse, Vista Ridge, Henry and Wiley, they need to e-mail or call Angela by Tuesday Dec 7th.
All VO Residents need to look for a e-mail from Teresa Orkun to help with the party....(sign -up sheet)...she will send this out right after thanksgiving, 2 weeks before the party.
We are going green!
Southwest Management is now offering the option of “Imail” to our residents. Imail is an “opt in” option that allows us to send your letters, notices, and bills via email instead of regular mail if you so choose. To “opt in”, please visit our website at http://www.southwestmanagement.net/, click on Homeowner, Homeowner Resource Center, Report It, and “I’m Going Green”. This not only saves paper, but also saves the Association money in postage. Thank you for considering this option.

Vista Oaks Site inspection process
The management company will drive the neighborhood and inspect the common areas for anything that needs attention. They also drive the neighborhood and look for common violations at resident’s homes.
If a violation is noted, the resident will receive a Violation Notice, simply letting them know that something was noticed on their property that they might have overlooked. The resident has fourteen days to correct the issue and notify the management company that they have complied. If the same issue is noted again on a future site inspection, they will receive a Final Warning Notice via regular mail and certified mail to the resident, notifying them they have fourteen (14) days to correct the situation or they will be fined. This is required by the Texas Property Code. Being this letter needs to be delivered certified mail, the resident will be charged ten dollars ($10) to offset the mailing cost. If the violation still exists upon the next inspection, the fine will be assessed to their account immediately and a Fine Notice will be sent. For every day the violation still occurs, the owner will be fined from $25 up to $200 per day, depending on the type of violation. Please note that this process applies to violations that can be verified by the management company. Resident reported violations must be submitted in writing and may require a different follow up procedure.
Communication with the management company is essential. For example, if you have been cited for a dead lawn, it is imperative that you contact the management company and notify them of your plans to replace the lawn to help avoid future fines. The board is willing to work with everyone and understands that lawn replacement, broken fences, fence staining and other large items take some time to complete. If a homeowner ever feels that the letter was sent in error, they email the management company as soon as possible. introducing a new Solid Waste & Recycling program
For the City of Round RockStarting January 6th 2011 as an effort to divert recycling from the
landfill, residents will receive one garbage container and one recycling container. Containers will be delivered starting mid November. Please use the garbage containers as they are delivered. Garbage can be collected once per week and recycling collected every other week on Thursdays. Keep in mind that the recycling program will not start until January 2011.
As always both containers must be stored out of sight on non-service days.
