a. EXECUTIVE SUMMARY
The Suncoast High School Replacement “Sitework/Ballfields/Stadium Phase 3” work is a Construction Management at Risk Project and the design is by MPA Architects, Inc. The project consists of all work 5’ outside of buildings #1-6. This work is to include parking lots, bus loop, underground utilities, earthwork, retention lakes, de-mucking, ball fields and a grandstand stadium with press box and concession stands/bathrooms.
b. MARKET ANALYSIS
There are clear signs that a slow down is beginning to occur with most subcontractors.We are experiencing strong interest in bidding upcoming projects and expect competition among these bidders to improve.
c. ISSUES PENDING
None at this time.
d. SCHEDULE NARRATIVE
The project time line is as follows:

QUALIFICATIONS AND ASSUMPTIONS GMP

GENERAL
1. This Guaranteed Maximum Price is based on the Suncoast Community High School ReplacementPhase 3 documents dated May 1, 2008 as prepared by MPA Architects, Inc., Addendum No. 1 dated May 13, 2008, Addendum No. 2 dated May 16, 2008, and Preconstruction RFIs Responses 1-13 and Phase 2 Civil Drawings as shown on the Drawing List.
2. We have not included impact or permanent utility fees or charges, offsite connections, sewer connection fees, water tap fees, water meters or water meter fees that may be required by local, state or federal authorities having jurisdiction. Relocation of any existing utilities (if required) not identified in the bid documents is not included nor have we included costs to repair/replace any damage to utilities that are not identified in the bid documents.
3. All allowances are inclusive of purchase, delivery and installation (labor and materials) to create a complete system. We have included allowances for the following items:
a. Replacement of Elementary School Playground $80,000 b. Remove and dispose of underground utilities not identified $100,000 c. Remove and dispose of excess borrow pit materials $50,000 d. Remove and dispose of surface and buried debris $100,000 e. Remove and dispose of Muck $50,000
4. The following items are excluded from our proposal:
a. Furnishing of the Security system CCTV cameras, monitors, card readers, etc. b. Furniture, fixtures & equipment unless otherwise noted on bid drawings and specifications
DEMOLITION
1. Demolition of the apartment complex, church buildings and underground around 18th street, as described in Note 1-1 on Drawing C-100.1 is not included. The owner will demolish and remove, off site, the entire building, including foundations, concrete slabs, concrete curbs, sidewalks, asphalt, etc. The only portion of the apartment complex and church to remain is the underground utilities and will be removed by SCCI on a Time and Material basis, see allowance in item 3b above, “Remove and dispose of underground utilities not identified.
SITEWORK
1. Removal of garbage and construction debris, i.e. concrete and steel, from the borrow pit on site in the amount of 1,733 cubic yards or 2,425 tons is included per the URS Report dated January 10, 2006. Removal of quantities above and beyond this amount is not included, but can be provided as required at an additional cost, see allowance in item 3c above, “Remove and dispose of excess borrow pit materials”.
2. Removal of surface and buried construction debris, i.e. concrete and steel, as described in Note 1-7 on Drawing C-100.1 is not included because the quantity is not indicated nor possible to measure. Removal of debris can be

provided on a Time and Material basis, see allowance in item 3d above, “Remove & dispose of surface & buried debris”.
3. We have included the removal and disposal of 11,465 cubic yards of muck as shown in the Tierra Muck Delineation Report dated November 13, 2007. Removal of quantities above and beyond this amount is not included, but can be provided as required on a Time and Material cost of $3.50 per cubic yard, see allowance item 3e above, “Remove and dispose of Muck”.
4. We have included dewatering of the “Wetland” pond located between the location of the New Multipurpose field and the new Baseball field and replacing with 6,300 cubic yards of fill.
5. We have included earthwork and utilities to within five feet of the Phase 2 buildings.
6. We have not included replacing or repairing of existing fence that is shown to remain and is not damaged by Suffolk Construction.
PLUMBING
1. The water distribution system and the sanitary sewer system for the Phase 2 buildings will connect to stub-outs provided in Phase 2. The stub-outs terminate five feet outside the Phase 2 building footprints.
