EXISTING CONDITIONS). VERIFY THAT ALL REQUIRED CLEARANCES FOR INSTALLATIONS AND MAINTENANCE OF
ABOVE ARE PROVIDED. ELEMENTS TO BE EXPOSED OR CONCEALED SHALL BE DETERMINED AND REVIEWED
WITH ARCHITECT PRIOR TO CONSTRUCTION PROCEEDING.
2. CONTRACTORS AND SUBS SHALL COORDINATE THE LAYOUT AND EXACT LOCATION OF ALL PARTITIONS,
DOORS, ACCESSORIES, ELECTRICAL/TELEPHONE OUTLETS AND LIGHT SWITCHES WITH ARCHITECTURAL
DRAWINGS IN THE FIELD BEFORE PROCEEDING WITH CONSTRUCTION.
3. IN THE EVENT OF CONFLICT BETWEEN DATA SHOWN ON DRAWINGS AND DATA SHOWN ON THE
SPECIFICATIONS, COORDINATE WITH ARCHITECT. DETAILS DRAWINGS TAKE PRECEDENCE OVER DRAWINGS OF
LARGER SCOPE. SHOULD THE CONTRACTORS AT ANY TIME DISCOVER AN ERROR IN A DRAWING OR
SPECIFICATIONS, OR A DISCREPANCY OR VARIATION BETWEEN DIMENSIONS OR DRAWINGS AND
MEASUREMENTS AT SITE, OR LACK OF DIMENSIONS OR OTHER INFORMATION, HE SHALL NOT PROCEED WITH

4. THE FINISHED WORK SHALL BE FIRM, WELL ANCHORED, IN TRUE ALIGNMENT, PLUMB, LEVEL, WITH SMOOTH,
CLEAN, UNIFORM APPEARANCES WITHOUT WAVES, DISTORTIONS, HOLES, MARKS, CRACKS, STAINS OR
DISCOLORATION. JOINTING SHALL BE CLOSE FITTING, NEAT AS WELL SCRIBED. THE FINISH WORK SHALL HAVE
NO EXPOSED UNSIGHTLY ANCHORS OR FASTENERS AND SHALL NOT PRESENT HAZARDOUS, UNSAFE CORNERS.
ALL WORK SHALL HAVE THE PROVISION FOR EXPANSION, CONTRACTION, AND SHRINKAGE AS NECESSARY TO
PREVENT CRACKS, BUCKLING AND WARPING DUE TO TEMPERATURE AND HUMIDITY CONDITIONS.
5. THE CONTRACTOR SHALL NOTIFY THE ARCHITECT IN WRITING OF ANY DEFICIENCIES IN THE BUILDING SCOPE
OF WORK AREAS PRIOR TO THE COMMENCEMENT OF WORK. ANY UNREPORTED DEFICIENCIES WILL BECOME
THE RESPONSIBILITY OF THE CONTRACTOR TO CORRECT.
6. ATTACHMENTS, CONNECTIONS, OR FASTENINGS OF ANY NATURE ARE TO BE PROPERLY AND PERMANENTLY
SECURED IN CONFORMANCE WITH BEST PRACTICE AND THE CONTRACTOR IS RESPONSIBLE FOR PROVIDING
THEM ACCORDINGLY AND TO THESE CONDITIONS. THE DRAWINGS SHOW ONLY SPECIAL CONDITIONS TO ASSIST
CONTRACTOR. THEY DO NOT ILLUSTRATE EVERY DETAILED CONNECTION.
7. THE CONTRACTORS ARE RESPONSIBLE FOR VERIFYING THE DIMENSIONS AND ELEVATIONS OF EXISTING

WRITING AND WITH APPROPRIATE COMPENSATION TO THE ARCHITECT. IF COPIES ARE REQUIRED, NOTIFY THE
ARCHITECT OF REQUEST FOR INSTRUCTIONS.
2. THE CONTRACT DOCUMENTS CONSIST OF THE FOLLOWING:

3. IF AT ANY TIME BEFORE COMMENCEMENT OF WORK, OR DURING PROGRESS THEREOF, CONTRACTOR'S
METHODS, EQUIPMENT OR APPLIANCES ARE INEFFICIENT OR INAPPROPRIATE FOR SECURING QUALITY OF
WORK, OR RATE OF PROGRESS INTENDED BY CONTRACT DOCUMENTS, OWNERS MAY ORDER CONTRACTOR TO
IMPROVE THE QUALITY OR INCREASE THEIR EFFICIENCY. THIS WILL NOT RELIVE CONTRACTOR OF HIS SURETIES
FROM THEIR OBLIGATIONS TO SECURE QUALITY OR WORK AND RATE OF PROGRESS SPECIFIED IN CONTRACT.
4. THE CONTRACTOR SHALL COORDINATE ALL PORTIONS OF THE WORK AS DESCRIBED IN THE CONTRACT
DOCUMENTS. NOTIFY THE ARCHITECT IN WRITING FOR RESOLUTION OF ALL DISCREPANCIES PRIOR TO
CONSTRUCTION.
DIMENSIONAL COORDINATION OF DRAWINGS:
1. DO NOT SCALE DRAWINGS; DIMENSIONS GOVERN. VERIFY DIMENSIONS WITH FIELD CONDITIONS. IF
DISCREPANCIES ARE DISCOVERED BETWEEN FIELD CONDITIONS AND DRAWINGS OR BETWEEN
DRAWINGS, CONTACT THE ARCHITECT FOR RESOLUTION BEFORE PROCEEDING.
2. HORIZONTAL DIMENSIONS INDICATED ARE TO/FROM FINISHED FACE OF CONSTRUCTION, EXCEPT AS
NOTED.
3. VERTICAL DIMENSIONS ARE FROM TOP OF FLOOR SLAB (OR SUB FLOOR), EXCEPT WHERE NOTED TO

(APPROXIMATE EQUIVALENCE OF FF NUMBERS AND STRAIGHT EDGE MEASUREMENTS IS BETWEEN 1/8'
TO 3/16" GAP UNDER 10'-0" STRAIGHTEDGE.) CONTRACTORS TO IMMEDIATELY VERIFY SLOPE AND
REPORT ANY DEVIATIONS FROM ABOVE STATED TOLERANCE TO THE ARCHITECT PRIOR TO

8. ANY DIMENSION NOTED "VERITY, OR VERIFY IN FIELD (VIF)" MUST BE REVIEWED WITH ARCHITECT
BEFORE BEGINNING CONSTRUCTION.
9. DIMENSIONS INDICATED TO BE "CLEAR" SHALL BE MAINTAINED. ANY DISCREPANCIES OR
VARIATIONS IN THESE DIMENSIONS SHALL BE REVIEWED WITH THE ARCHITECT BEFORE PROCEEDING
WITH WORK IN THE QUESTIONABLE AREA.
10. IN THE EVENT OF A CONFLICT BETWEEN DATA SHOWN ON DRAWINGS AND DATA SHOWN ON THE
SPECIFICATIONS, THE SPECIFICATIONS SHALL GOVERN, BUT IF THERE IS NOT A SPECIFICATION
SECTION PROVIDED FOR A PRODUCT THAT IS CLEARLY INDICATED ON THE DRAWINGS, THE
CONTRACTOR IS RESPONSIBLE TO PROVIDE AND INSTALL THAT PRODUCT AS NOTED ON DRAWINGS
AND REQUEST A SPECIFICATION FROM THE ARCHITECT PRIOR TO ORDERING. DETAIL DRAWINGS TAKE
PRECEDENCE OVER DRAWINGS OF LARGER SCOPE. SHOULD THE CONTRACTORS AT ANY TIME

1. COORDINATE AND PROVIDE BLOCKING/BACKING IN PARTITIONS OR CEILINGS BEHIND ALL MOUNTED
ITEMS. WALLS TO RECEIVE TILE PROVIDE CEMENT BACKER BOARD FOR SECURE MOUNTING. PROVIDE
BLOCKING AT ALL SIDES OF RECESSED ITEMS THAT REQUIRE SECURE ATTACHMENT.
2. ALL PARTITIONS TO STRUCTURE ARE FOR ACOUSTICAL SEPARATION AND/OR SECURITY, NOT FOR

SUBMITTALS AND SHOP DRAWING QUALITY:
1. MECHANICAL, ELECTRICAL AND PLUMBING SYSTEMS, SHOP DRAWINGS AND LAYOUTS SHALL BE
SUBMITTED AS SOON AS POSSIBLE AFTER AWARD OF CONTRACT TO ARCHITECT. NO CONSTRUCTION
SHALL PROCEED UNTIL APPROVAL OF THESE DRAWINGS. ALL OF THE TRADES NOTED ABOVE SHALL
SUBMIT DRAWINGS IN SAME TIME FRAME FOR ARCHITECT TO REVIEW DOCUMENTS FOR
COORDINATION ITEMS AND ISSUES.
2. CONTRACTORS SHALL PROVIDE MANUFACTURER'S SPECIFICATIONS INSTALLATION INSTRUCTIONS,
SHOP DRAWINGS, SAMPLES FOR REVIEW AND APPROVAL OF ALL MATERIALS, METHODS, AND TRADES
TO BE USED PRIOR TO ORDERING OR PROCEEDING WITH THE WORK.
3. CONTRACTORS SHALL PROVIDE MANUFACTURER'S RECOMMENDED SPECIFICATIONS AND
INSTALLATION PROCEDURES. IF THESE DOCUMENTS ARE CONTRARY TO THE CONTRACT
DOCUMENTS, CONTRACTOR SHALL NOTIFY ARCHITECT IN WRITING IMMEDIATELY TO RESOLVE
DISCREPANCIES PRIOR TO PROCEEDING WITH THE WORK.
4. ONLY NEW ITEMS OF RECENT MANUFACTURER, OF STANDARD QUALITY, FREE FROM DEFECTS, WILL
BE PERMITTED ON THE WORK. REJECTED ITEMS SHALL BE REMOVED IMMEDIATELY FROM THE WORK
AND REPLACED WITH ITEMS OF THE QUALITY SPECIFIED. FAILURE TO REMOVE REJECTED MATERIALS
AND EQUIPMENT SHALL NOT RELIVE THE CONTRACTOR FROM THE RESPONSIBILITY FOR QUALITY AND
CHARACTER OF ITEMS USED NOR FROM ANY OTHER OBLIGATIONS IMPOSED ON HIM/HER BY THE
CONTRACT.
5. NO WORK DEFECTIVE IN CONSTRUCTION OR QUALITY OR DEFICIENT IN ANY REQUIREMENTS OF THE
CONTRACT DRAWINGS AND THE SPECIFICATIONS WILL BE ACCEPTABLE IN CONSEQUENCE OF
ARCHITECT'S FAILURE TO DISCOVER OR TO POINT OUT DEFECTS OR DEFICIENCIES DURING
CONSTRUCTION; NOR WILL PRESENCE OF OTHER PARITIES ON SITE, RELIEVE CONTRACTORS FROM
RESPONSIBILITY FOR SECURING QUALITY AND PROGRESS OF WORK AS REQUIRED BY CONTRACT.
DEFECTIVE WORK REVEALED WITHIN REQUIRED TIME GUARANTEES SHALL BE REPLACED BY WORK
CONFORMING WITH INTENT OF CONTRACT. NO PAYMENT, WHETHER PARTIAL OR FINAL, SHALL BE
CONSTRUED AS AN ACCEPTANCE OF DEFECTIVE WORK OR OF IMPROPER MATERIALS.
6. MATERIALS AND WORKMANSHIP SPECIFIED BY REFERENCE TO NUMBER, SYMBOL, TITLE, OF A
SPECIFICATIONS SUCH AS COMMERCIAL STANDARDS, FEDERAL SPECIFICATION, TRADE ASSOCIATION
STANDARD, OR OTHER SIMILAR STANDARD, SHALL COMPLY WITH REQUIREMENTS IN LATEST EDITION
OF REVISION THEREOF AND WITH ANY AMENDMENT OR SUPPLEMENTAL THERETO IN EFFECT ON DATE
OF ORIGIN OF THIS PROJECT'S CONTRACT DOCUMENTS. SUCH STANDARD, EXCEPT AS MODIFIED
HEREIN, SHALL HAVE FORCE AND EFFECTS AS THOUGH PRINTED IN CONTRACT DOCUMENTS.
7. REFERENCES TO MAKES, BRANDS, MODELS, ETC., IS TO ESTABLISH TYPE AND QUALITY DESIRED;

GENERAL DEMOLITION NOTES:
1. EXISTING ELECTRICAL EQUIPMENT SHOWN ON DRAWING IS DIAGRAMMATIC
AND INDICATES THE GENERAL ARRANGEMENT OF SAME. THE ELECTRICAL
CONTRACTOR SHALL DISCONNECT AND REMOVE ALL EXISTING ELECTRICAL
EQUIPMENT IN THE AREAS INDICATED. DISCONNECT AND REMOVE EXISTING
CONDUITS, WIREMOLD, RACEWAY, LIGHTING FIXTURES, RECEPTACLES,
COMPUTERS / TELEPHONE OUTLETS, LIGHTING SWITCHES, ETC. AND ALL
ASSOCIATED WIRING AND CONDUIT BACK TO SOURCE FIELD AS REQUIRED.
THE CONTRACTOR IS HEREBY ADVISED THAT THESE DRAWINGS MAY NOT
LOCATE ALL EXISTING WIRING DEVICES AND / OR EQUIPMENT WHICH MUST BE
REMOVED, REWORKED OR RELOCATED, ETC. TO ACCOMMODATE DEMOLITION
AND RECONSTRUCTION WORK IN THE EXISTING BUILDING. WHERE POSSIBLE,
MAJOR PORTIONS OF THE ELECTRICAL SYSTEM HAVE BEEN SHOWN ON THE
DRAWINGS TO ASSIST THE CONTRACTOR ONLY. FIELD OBSERVATIONS OF THE
EXISTING CONDITIONS WILL GIVE THE CONTRACTOR THE MOST ACCURATE
DETAIL AND BETTER UNDERSTANDING OF THE WORK INVOLVED.
2. WHERE REQUIRED, CONTRACTOR SHALL DISCONNECT EXISTING
MECHANICAL EQUIPMENT BEING REMOVED BY MECHANICAL CONTRACTOR.
REMOVE ALL ASSOCIATED WIRE AND CONDUITS BACK TO ITS POINT OF ORIGIN
AT THE PANELBOARD. COORDINATE ALL DEMOLITION WORK WITH
MECHANICAL CONTRACTOR, REFER TO MECHANICAL DRAWINGS FOR
ADDITIONAL ELECTRICAL DEMOLITION WORK.
3. MAINTAIN AND RESTORE IF INTERRUPTED, ALL CONDUITS AND FEEDERS
PASSING THOROUGH RENOVATED AREAS AND SERVICING UNDISTURBED
AREAS.
4. DISCONNECT AND REMOVE EXISTING ELECTRICAL WORK NOT NECESSARY
FOR EXISTING OR NEW INSTALLATION, BUT INTERFERING WITH NEW
INSTALLATION.
5. ALL COST FOR CUTTING, PATCHING, AND PAINING OF EXISTING WALL,
CEILINGS, AND FLOORS TO ACCOMMODATE THE INSTALLATION OF ELECTRICAL
WORK SHALL BE THE RESPONSIBILITY OF THE CONTRACTOR. MATERIALS FOR
THE RESTORATION OF EXISTING SURFACES SHALL MATCH THE EXISTING
MATERIALS.
6. THE ELECTRICAL CONTRACTOR SHALL BE RESPONSIBLE FOR MAINTAINING
THE FIRE RATING OF ANY EXISTING WALLS CUT AND PATCHED TO
ACCOMMODATE THE INSTALLATION OF ELECTRICAL WORK. MATERIALS FOR
THE RESTORATION OF EXISTING SURFACES SHALL MATCH THE EXISTING
MATERIALS.
7. THE ELECTRICAL CONTRACTOR SHALL HAVE THE OPTION THAT, WHERE
PRACTICAL, IT WILL BE ACCEPTABLE TO RE-USE EXISTING CONCEALED
CONDUITS AND OUTLET BOXES REMAINING AFTER DEMOLITION WORK FOR
NEW BRANCH CIRCUITING (e.g. CONDUIT BETWEEN SWITCH OUTLET BOX AND
LIGHT FIXTURE OUTLET BOX), CONDUITS OR RACEWAYS BEING RE-USED MUST
NOT BE DAMAGED, BUT BE IN GOOD PHYSICAL CONDITION, PROPERLY
SUPPORTED AND UTILIZED IN ACCORDANCE WITH THE PROJECT
SPECIFICATIONS AND NATIONAL ELECTRICAL CODE REQUIREMENTS
GOVERNING THE INSTALLATION OF SAME. FIELD COORDINATE REMOVALS /
DEMOTION WITH GENERAL CONTRACTOR.
8. WHERE EXISTING CIRCUITING IS DISTURBED BY DEMOLITION WORK, THE
CONTRACTOR SHALL REWORK AND OR EXTEND EXISTING CIRCUITING AS
REQUIRED TO MAINTAIN CONTINUITY TO ALL REMAINING LOADS ON THE
AFFECTED CIRCUITS. WHERE WIRING FEEDING LIGHTING, RECEPTACLES, AND
PANELBOARDS, ETC,. IN SPACES NOT INCLUDED IN THE ALTERATIONS ARE
REQUIRED FOR REUSE AND ARE CUT; THEY SHALL BE EXTENDED AND
RECONNECTED AS REQUIRED. WHEN MAKING SPLICES TO EXISTING
CONDUCTORS, NEW CONDUCTORS SHALL MATCH EXISTING CONDUCTORS
(COPPER OR ALUMINUM, AWG, SIZE AND INSULATION). FIELD VERIFY PRIOR TO
ORDERING WIRE.

EXISTING PENDANT SPRINKLER HEADTO BE REMOVED OR RELOCATED
SPRINKLER PIPING
1. SPRINKLER HEADS AND PIPING SHALL BE INSTALLED IN ACCORDANCE WITH
THE NFPA 13, AND THE FIRE CODE OF THE STATE OF NEW YORK (IFC 2015).
2. CONTRACTOR SHALL VERIFY WATER PRESSURES AVAILABLE AND SIZE PIPING
ACCORDINGLY.
3. FIRE PROTECTION CONTRACTOR SHALL DESIGN AND INSTALL A COMPLETE
HYDRAULICALLY CALCULATED FIRE SPRINKLER SYSTEM IN ACCORDANCE WITH
ALL NFPA ,LOCAL CODE DESIGN AND EQUIPMENT REQUIREMENTS., PLUS
OPWDD/OFPC REQUIREMENTS.
4. ALL MATERIALS AND EQUIPMENT USED SHALL BE UL LISTED AND FM
APPROVED.
5. CONTRACTOR SHALL SUBMIT PLANS AND CALCULATIONS TO LOCAL
AUTHORITIES, ENGINEER AND OWNER FOR APPROVAL.
6. SPRINKLER HEADS SHALL CONFORM TO THE MINIMUM REQUIREMENTS OF
THE LATEST EDITION OF NFPA 13, AND SHALL BE UL LISTED AND FM
APPROVED.
7. FULLY TEST FINAL SYSTEM PER NFPA, LOCAL, STATE, AND INSURANCE
PROVIDER REQUIREMENTS.
8. CONTRACTOR SHALL REMOVE ALL WALLS, FLOORS, CEILINGS, ETC. AS
REQUIRED TO INSTALL ALL MATERIALS NOTED ON THIS DOCUMENT. UPON
COMPLETION OF CONSTRUCTION CONTRACTOR SHALL RESTORE ALL AREA
DISTURBED TO MATCH EXISTING CONDITIONS USING LIKE MATERIALS.
9. CONTRACTOR SHALL PROVIDE ALL WIRING AND MONITORING CONNECTIONS
TO THE EXISTING FIRE ALARM PANEL ASSOCIATED WITH NEWLY INSTALLED
EQUIPMENT (INCLUDING NEW FIRE SERVICE TAMPER SWITCHES)
10. ALL NEW SPRINKLER HEADS TO BE QUICK RESPONSE RESIDENTIAL HEADS.
VERIFY LAYOUT AND THROW DISTANCE, PROVIDE ADDITIONAL HEADS IF
REQUIRED TO PROVIDE A WHOLE BUILBING NFPA 13 COMPLIANT SYSTEM.
