What’s the Best Paint to
Choose for Your Post-Bond
Freshen-Ups?
As you would already be aware,
when a tenant vacates a rental
property, they are obliged to
leave the property in the same
condition as when they moved in,
after allowing for fair wear and
tear.
In between tenancies offers the
perfect opportunity to do some
“freshening up” of the prop-
erty. Not only does such attention
maintain and improve the attrac-
tiveness of the property for
new tenants, regular mainte-
nance and improvements
such as this is wise for the long-
term protection of your as-
set.
A good place to start can be the
internal walls. But exactly how
many times can you scrub a
wall?
Interior paints have a scrubbabil-
ity rating, established through
standardised testing. This is a
good indication of a paint film’s
toughness and ability to with-
stand physical abuse. Though
this rating may not be posted on
the can, a paint retailer should
have information on the rating.
By comparing these, you can get
a good idea of the paint’s qual-
ity.
One problem with using a flat
paint on interior walls is that it
can be washed, but it doesn’t
take kindly to scrubbing. If you
scrub it with a damp cloth, you’ll
remove the dirt or smudge, but
exposed pigment particles actu-
ally become burnished or pol-

ished, which ruins the finish. To
avoid this, it’s better to choose a
high-performance eggshell (not
flat) paint. Some new high-
performance finishes are amaz-
ingly easy to clean – you can just
sponge them off as if you were
wiping off a benchtop. To-
mato sauce, food, scuff marks,
mud…. all of these things just
wipe clean.
The time, effort and money in-
vested doing such tasks as this
can usually be justified when you
consider that in 7 years time,
your investment property will still
be looking sharp, neat and attrac-
tive for new tenants.

Pool Safety Checklist!
Coming into the warmer months
in Australia, now is the most ap-
propriate time to ensure that
you understand pool safety, and
practice it.
Did you know that drowning is
the greatest cause of acci-
dental death in children under
five in Australia? Each week, on
average, one child drowns.
Poolwerx have developed a great
checklist to reduce the risk of
preschool aged drowning.
FENCE THE POOL
Make sure that the fence
around the pool is in good
working order and that the
area around the pool
fence is clear. If you are
ensure of the safety of
your fence, contact your
Property Manager.
SHUT THE GATE
Make sure the gate can
be and is secured. It
should be in good work-
ing order and kept shut so
that little ones can’t get
into the pool area alone.
TEACH YOUR KIDS TO SWIM
Learning to swim has
many benefits for our chil-
dren. It’s great for their
health and wellbeing.
It enhances their self-
esteem and importantly
teaches them respect for
the water.
SUPERVISE
It is essential that you su-
pervise small children at
all times whether they are
near a pool or other bod-
ies of water. Young chil-
dren are naturally curious
– they are drawn to water.
They can easily over-
balance and topple in, so
supervision around water
is necessary.
LEARN TO RESUSCITATE
To prepare yourself for an
emergency, learn resusci-
tation and first aid tech-
niques. Performing first
aid at the scene may in-
crease the child’s chance
of recovery or even save
a life.
