CLARIFICATIONS / REQUEST FOR INFORMATION • The purpose of this addenda is to address incoming RFI’s/Questions as it pertains to the
bidding documents. Please note the following responses for Questions/Clarifications
Q: Please supply a room finish schedule / finish plan for the project A: Interior Finish plans/schedule will be issued at later date. This bid request pertains to the shell package/structure only. Please include all exterior walls and interior partitions as shown within the plans in your proposal for this bid package. Factor in level 4 finish on all exposed drywall, fire taped above ceilings. Interior of kitchens to be prepped to receive smooth FRP floor to ceiling. Restrooms to receive ceramic wall tile full height on plumbing walls and 4’0” tile wainscot on all other restroom walls. For all other wall type or partition specifics, refer to architectural & structural plans for more information.
Q: Please specify glass types for this project. A: Exterior: 1” insulated – Low E glass units with ¼” solarban 60 exterior lite, ½” airspace and ¼ clear interior lite. For interior borrow lites, include ¼” clear tempered. Q: The note on 1/A303 states “equipment by kitchen designer.” Does this include the P6 type partitions with the owner’s equipment? A: The P6 partition type shall be included in the framing/drywall contractor’s proposal. It will not be supplied with the owner equipment. Please price the die wall partition types P6 & P6a as a separate line item using the specified Krowne modular Die-Wall stud. In addition, please propose a value engineering alternative to frame these partitions out of cold formed heavy gauge steel studs or wood framing. The intent here with the die-wall is to provide a rigid, floor braced short wall with MEP access through the wall cavities. It will be at the framing contractor’s option to propose a value engineering alternate, however the wall shall remain rigid and not prohibit MEP access throughout. Q: Will there be a drywall lid above the ACT? A: Please refer to the partition types on sheet A-003 and the wall section details on A-301 & A-302 for more information. Q: What are the ceilings in the main dining, private room, reception, vestibule, future tenant, stairwell, storage, corridors, circulation and elevator supposed to receive.
1/A504, shows no ceiling in shaft of elevator but didn’t know if one would be required to maintain 2hr rating. A: Refer to the reflected ceiling plans for information on ceiling configurations. Areas shown to receive gypsum board or ACT are hatched accordingly. Areas without hatching will be open to structure above. As it pertains to the elevator shaft, please construct per structural details 50 & 51 on S411. Q: Would it be acceptable to use 093X in lieu of making drywall rips behind the normal 093 control joint. Notes say to refer to GA600-900 fire resistance design manual which says to use the rips. Attached is the 093X data sheet. A: Include in your base bid, the specified approach and include a bid alternate line item to utilize the 093X fire rated control joints. Product data sheet attached. Q: When is the estimated start and finish date for this project? A: Start Date is March 9, 2020 & Finish Date is August 1, 2020
Q: Is the landscaping scope available to bid? A: Currently, No Landscaping/Planting scopes of work are included in this bid package Q: What is the ACT Type for this project? A: Interior Finishes will be issued under a separate bid package. Q: Could you point me in the right direction? I see on the scope of work there is Ceramic tile and base, but nothing specific. A: Interior Finishes will be issued under a separate bid package. Q: I cannot find the header schedule for the Junction House. Please advise. A: The head schedules can be found on structural plan sheets S300, S400, & S401
Q: Who will be providing the kitchen equipment? Are there kitchen equipment drawings available? A: Currently, the owner is specified to furnish and install the kitchen equipment to include the kitchen hoods. Subcontractors are too furnish and install all rough-in connections to the owner supplied kitchen equipment and provide final connections within their scope. Owner’s kitchen equipment supplier will deliver, unload and unpack all supplied equipment and slide in place for respective trades to make final connections. Plumber to set/plumb all sinks provided by owner. Kitchen hoods to be furnished and installed complete by owner. Connection to Ansul system and fire alarm for hoods will require coordination from the HVAC and Fire Suppression trades. The Make-up Air and all HVAC conditioning equipment is to be furnished and installed by the contractor. Kitchen Equipment drawings are attached to this addenda. Specifications to each piece of equipment can be found via the link below to LCS’ website as the file size is too large to email. https://lcsconstruct.com/bid_package/the-junction-house-building-package/ Q: What do you want covered in the bid for the roof plan M3? RTUs indicate future but do you want curbs or gas piping in this bid? A: Do not include RTU’s 4 & 5 in your base bid proposal for project. Provide and add alternate to furnish and install these complete with curbs, drops, units and gas piping as an add alternate. Q: M1 indicates to refer to kitchen equipment plans. Are there any yet? A: Refer to previous answer above as it pertains to the kitchen equipment layout and equipment specs.
Q: I cannot find the kitchen equipment drawings. Also, is the owner providing the equipment or are we to purchase everything? A: Refer to previous answer above as it pertains to the kitchen equipment layout and equipment specs. Q: Lastly, Are we to price the future tenant spaces separately? A: Include all work shown on the plans for the future tenant spaces, however do not include RTU’s 4 & 5 in your base bid proposal for the project. Provide and add alternate to furnish and install these complete with curbs, drops, units and gas piping as an add alternate. Q: Are there any FP plans for the junction house or is it design build ? One of the plans references MEPFP plans. A: The fire protection/suppression scope of work is intended to be design build, as needed to furnish a complete system based on the building construction code data and construction plans/details.
Q: I just had a quick question regarding the Site Lighting. I haven’t been able to find anything. Is there existing lighting being reutilized or is it something coming later? Please advise. A: No existing site lighting will be utilized for this project, all will be new. Please include within your bid proposal a $25,000 allowance to address future site lighting revisions. Q: Please specify weights for the rooftop equipment. A: RTU #1 – 2,700lbs, RTU #2 – 2,900lbs, RTU #3 – 900lbs, RTU #4 & 5 – 900lbs, MUA-1 – 1,600lbs, MUA-2 – 1,900lbs, MUA-3 – 1,600lbs, the 3 Condensers on roof – 300lbs each. Q: The plan calls out floor trusses that are exposed to the outdoors that have a rubber membrane on top of them and then mechanicals on top of that. This area would probably be better suited for roof trusses because we need to load for snow. However, because of upset beams there isn't enough depth for webs around the beams. A: Floor vs Roof designation doesn’t really matter to me as long as the trusses can carry the loads indicated. We are pretty set with the details we have, if they have suggestions, we can look at these on a case by case basis. Q: There is a section of the building that calls out for floor trusses that are 3'-2" tall. This exceeds our capabilities. The maximum floor truss depth we can build is 24". A: Floor vs Roof designation doesn’t really matter to me as long as the trusses can carry the loads indicated. We are pretty set with the details we have, if they have suggestions, we can look at these on a case by case basis. Q: At the canopy, the upset beam (noted on detail S71/S510) creates an issue with the depth our truss at the bearing point. We would potentially need to raise the depth of the roof trusses to make the upset beam situation work. Or, can the beam possibly not be upset into our trusses? A: Let us know what you need to make this work. The beam will need to be within the truss depth to create the look needed.

pertains to the drywall rips bid alternate requested for this project.

FAS-093X Fire Rated Control JointDrywall or veneer plaster fire rated control joint
A composite control joint with intumescent tape factory applied to one side of the back of the control joint. The FAS-093X has been tested according to UL-2079 “Test For Fire Resistance of Building Joint Systems” and is used to relieve stresses of expan-sion and contraction of drywall interior partitions or ceilings run-ning in a horizontal or vertical direction. The opening is protected by an orange plastic tape to indicate the fire rating this tape is removed after joint compound has been applied and the finish is completed. The section is fabricated from hot-dipped galvanized steel complying with ASTM A653, and ASTM A1003.
