THESE ARE THE KINDS OF THINGS THAT KEEP ME AWAKE AT NIGHT WE NEED TO GET BACK TO 350 PARTS PER MILLION TO BE SUSTAINABLE CURRENT ESTIMATES INDICATE WE ARE OVER 400 PPM NOW.

BUILDINGS PLAY A BIG PARTBUILDINGS ACCOUNT FOR ALMOST HALF THE CO2 EMMISSIONS

energy use and CO2 emissions per capita and by sector

The Problem

We design to Minimum Standards

Design – Bid – Build delivery method

We don’t use Integrated Project Delivery (IPD)

Monitoring – If you can’t measure it, you can’t manage it

Separation of funding (Building vs Operation)

Presenter
Presentation Notes
IPD ENSURES THAT THE ENTIRE TEAM IS LEVERAGING SYNERGIES TO MAKE THE ENTIRE PROJECT A SUCCESS. SO YOU DON’T HAVE ONE COMPONENT OF THE TEAM ONLY WORRIED ABOUT COVERING THEIR ASSETS WE ARE STILL LEARNING HOW BUILDINGS WORK AS A WHOLE.. WE NEED TO KNOW WHAT’S GOING ON INSIDE THE BUILDING, INSIDE THE WALL ASSEMBLY AND INSIDE THE ROOF ASSEMBLY TO HELP COMMISSION IT.

There are many different certifications out there. And they all have their place in the Sustainable world of building. But the best path to Net Zero Energy is to reduce your energy consumption as much as possible before you can reach Net Zero Energy. The best way to get your consumption down is PH.

Defined by a set of principlesPASSIVE HOUSE

A SET OF

DESIGN PRINCIPLES :

•Continuous insulation, no thermal bridges

•Air-tight construction

•Optimized window performance & solar gain

•Balanced heat recovery ventilation

•Minimized mechanical system

Phased Retrofit Plan of Action Developed• Phase 1 (implemented in 2012)

– Replaced single-pane aluminum windows were replaced with high-performance triple-pane, fiberglass

• Reduced Energy Usage by 30%• www.greenhammer.com/insight/cas

which the current tenants have been very pleased with for both thermal and acoustic reasons. The second phase will involve mechanical systems upgrades including the installation of heat-recovery ventilation for all units, and eventually a foam insulation wrap of the concrete structure is planned to provide the last critical component of the energy upgrade.

Presenter
Presentation Notes
Annual Energy Costs are ESTIMATES generated from the REMRate energy modeling, solar usage graph at bottom shows there may be more plug loads or energy used not accounted for in the REM. Worth investigating once homeowner has lived in home through a heating or cooling season.

Lessons Learned

• Air leaks in silly places• Get everyone on board early• Keep subs informed

throughout process• It’s not just about Energy

– Hot Water Delivery – Indoor Air Quality– Net Zero Occupant
