Revisions and Additions:
The guidelines and the review process relate to any new,
expanded or renovated landscape and site improvements.
The homeowner is responsible for submitting updated
plans for all future landscape and site changes to the
Architectural Review Committee (ARC) for approval.
Common changes and updates such as storage sheds,
playgrounds, sports equipment, overflow parking and/or
the addition of fencing or the change in storage building
colors all require review and approval.
Maintenance: The homeowner and or current residents
are responsible for maintaining the landscape in a neat
and healthy
condition at all
times per page 9 of
the Homeowner
Design Guidelines.
Maintenance
includes the
replacement of
dead or damaged
plants.
All maintenance
equipment is to be
stored inside or
screened from
neighborhood
views.
Step-4 With your plans complete, submit to
the ARC for Review and Approval.
There is a $35 submittal fee for the
landscape and site review.

Welcome to Meadowbrook Crossing!
As you know, Meadowbrook Crossing is a covenant controlled
community. All homes are required to adhere to the covenants
that were adopted in order to protect and enhance the quality,
value, desirability and attractiveness of our community.
The community has design guidelines in support of the
covenants which include landscape design, fence standards and
structure types such as sheds, decks, etc. that need approval
prior to installation. All are provided to assure a basic
consistency for the neighborhood. The landscape and fencing
standards have been
provided to minimize
harsh contrasts in the
landscape while
allowing for flexibility
to adapt to individual
lots and personal
taste.
This handout is
provided to assist the
homeowner with the
initial steps of
submitting,
implementing and
obtaining
approval of their new
landscape.
Step-1 With the closing and moving into your
new home, contact your selected
landscape contractor or designer to
review the covenants and landscape
design guidelines. Determine a
schedule to meet the 6 month
Design Guideline submittal date.
Step-3 On your site plan, identify the location
& setbacks of the proposed fencing
and/or accessory structure.

• Walks, deck and patio

• Planting/flower beds
• Ground covers
• Irrigated turf/sod and
square footage
• Fencing location
• Dog runs
• Vegetable gardens

2”x10” pressure treated rails
with a red cedar finish. Refer
to Appendix B of the
Homeowner Design
Guidelines for fence design
specification. No PVC or
chain-link fences are
allowed. Fence height is a
maximum 4’ high. All dog
runs/pet enclosures will be
evaluated on a case-by-case
basis.
