What happens when a cer-tified public accountantdecides to shift gears
and go into the wood flooringbusiness? Well, just ask ShirleyPai Hilton of Pacific Imports In-ternational and she will tell youfirsthand.
“Everything we sell is ‘audited’for top quality, held to very highstandards, and has to make goodfinancial sense.” she says. “Andthe other side of me says that it’sjust got to be beautiful!”
Pacific Imports is a kamaainafamily-owned business and isHawaii’s premier wood flooringcompany. Those in the market forwood, laminate, vinyl, tile andnatural stone can view many dif-
ferent floor coverings all in oneplace at the company’s show-room. The staff also is veryfriendly and well-trained to pro-vide important product and in-stallation information.
Pacific Imports proudly fea-tures its very own brands of floor-ing — the well-known KahalaFloors line of engineered woods, and Bayside Solids and Lami-nates.
“I personally developed the Ka-hala Floors product line becauseI saw a need in Hawaii for a high-quality brand of engineered woodflooring that is made especiallyfor our unique climate, lifestyle, and decorating style,” says Hilton. She personally visits the factory
on a regular basis and has em-ployees overseas who arepresent during production toenforce quality control, in-cluding ASTM standards.
According to Hilton, with asolid or the “right” engineeredwood such as the KahalaFloors line, you will be gettinga floor that adds real perma-nent value to your home be-cause it is a lifetime productthat can be refinished, lasting80-100 years.
“We have many imitators, but look for the Kahala Floorsbrand name to know you aregetting the best for your in-vestment dollars, along with a25-year warranty,” says Hilton. And she is passionate abouteducating consumers via herWood and Stone Flooringseminars, held approximatelyevery other month, and feed-back has been nothing butpositive. The Solaro Aireattic fan is a quality-made,high performance solar-powered rooftop fan de-signed to suck the trappedhot air out of the attic orcrawl space. Hot, stagnantair can surpass 160 degreesand radiates downwardthrough the ceiling makingthe living area below un-comfortable and unbear-able. You can reduce and
minimize trapped heat byas much as 40 percent bycontinuously ventilating
your attic or crawl space. This unit moves 300 to 900cubic square feet of hot airevery 60 seconds. Thewhisper-quiet German-made motor is powered byan embedded light-sensi-tive solar panel. All ofthese components arehoused in a high quality,aircraft-grade aluminumframe that is powder
coated. The Solaro Day daylight
simulator is the “skylight
that’s not”. Homeownersnow have the benefit ofnatural light illuminatingthe home interior withouthaving to cut a large hole inthe roof and worry aboutleaks. All it takes is a 1/4-inch hole to feed the cable. The Solaro Day is designedand engineered to providenatural light virtually any-where within the home
(e.g., bathroom, kitchen,walk-in closet, garage etc.).The basic kit includes a
light-sensitive solarpanel, semi-con-ductor light fixturewith a light diffuserand a 1/4-inch con-necting cable. Asthe sun rises, thelight brightens. And as the sun sets, the light dims. Theadded benefits ofthe Solaro Day in-clude the ability togrow plants in-doors, acquire vita-min D without theeffects of harmfulultra-violet rays, and avoid heattransfer that wouldbe realized from askylight.
All of the Solaroproducts are made

Redesigning your bath-room could be the mosteffective way to reduce
the risk of a serious accident inyour home. There are about25,000 accidents in the bath-room each year in the UnitedStates — many of which occurwhile residents try steppinginto the tub.
To solve this problem in thetraditional way, a contractorwould take out the tub andchange it into a shower pan, al-lowing for easy access thatwould cost thousands and nor-mally take about one week to
accomplish. You need to planfor the downtime, mess andhassles associated with thistype of job such as demolitionof the walls and removal of thetub. If you have only one bath-room, this could be a nightmare.
At All Island Bath, we have asolution that is a fraction of thecost, takes only three to fourhours, can be used in a fewhours after installation andcomes with a lifetime warranty. It’s called a Cut Out. Our trainedtechnicians cut out a section ofyour tub 25-inches wide by 8-inches deep, leaving an easy-ac-
cess opening thatgreatly reduces therisk of an accident.
Thanks to our 20years of experienceusing state-of-the-artrestoration technol-ogy, All Island Bathhas many creativemethods that saveRealtors, hotels, property managers, and homeownerstime and money.Over the years, wehave restored orlined over 30,000tubs — whichequates to 7.5 milesin height if youstacked the tubs atopeach other.
Here are some ofthe methods we useto restore your bathroom:
• Bathtub and wall surroundresurfacing. Resurface yourworn or stained bathtub or wallsurround, giving it a new look.
• Illusionite Simulated Stone.Transform your counter tops
from laminate or tile to a gran-ite- or corian-like look.
•Bathtub and Wall surroundAcrylic liners. Fits a new tubover your old stained or rustedtub or wall surround in one day.

The word is out andpeople are flockingto purchase photo-
voltaic (PV) systems to re-duce or eliminate theirelectrical bills. There are avirtually unlimited amountof products available todayfor residential applications, and many companies aretouting the amount of elec-tricity that their panelsproduce.
Of course, this is onlypart of the equation. Oncethe panels produce electri-
cal power, that powerneeds to be converted fromdirect current (DC) to al-ternating current (AC) anddelivered into your electri-cal panel. Choosing theright combination of prod-ucts to produce the mostenergy can be challenging, but there is one combina-tion that is clearly the bestone available now. We callit the “perfect match.”
Sanyo panels and En-phase micro inverters aredesigned for each other
and together they trulyperform better than anyother product that is cur-rently available. We haveknown for a while now thatthis combination deliveredthe most power to a typicalhousehold, and we havebeen able to compare sys-tems through remote mon-itoring. Still, we have neverhad our system mountedon the same roof, with thesame exact conditions, until recently.
A customer called to re-
quest that we addmore PV panels toher roof. She had pur-chased a system fromanother vendor ap-proximately a yearago. The companyprovided her with 10solar panels andmicro inverters. Shewas told that this wasthe highest DC-wattpanel she could pur-chase with a micro in-verter. As a result, shehas averaged a littleless than 1 kilowatthour — per panel, perday. This combina-tion produces on av-erage 250 kwh amonth, or a reductionof $62.50 from herelectric bill. This lefther with an averagemonthly electric billof $110.
We suggested thatshe add eight of ourSanyo panels with theGetting the most power output

Hawaii homeownershave been listeningto news of improv-
ing real estate sales and val-ues, and economic growthfueled by the tourism in-dustry recording significantgains.
However, for thosethinking of upgrades, re-models and repairs, thereare also signs of impendingreturn to pre-recession ma-terials and labor costs forbuilding and remodelingservices, materials andcomponents.
“If you wait much longer, you will simply pay more,”says Gerald Peters of HPSConstruction Services Ltd.“These are not scare orsales tactics. This is what’shappening.”
Now past the secondyear of the incredible reces-sion, the Hawaii buildingand remodeling industryhas basically been treadingwater and setting prices atthe breakeven point inorder to forestall layoffs.Lumber and most otherprices fell to mid- to early-2000 levels, and thosehomeowners with a senseof optimism that “whatgoes down, will go up,”have captured a windfall of
bargain-buys from A to Z.“Many of the Hawaii re-
modeling leaders are start-ing to report some decentbacklogs, which bodes wellfor one of Hawaii’s othermost important economicengine drivers — the con-struction and remodelingindustry,” Peters adds. “Butthat isn’t good news forHawaii’s bargain hunters, who for the past two years, have been able throughoutthe recession to play onecontractor against another, oftentimes forgetting qual-ity in the name of price.”
However, as excess lum-ber, kitchen and bath com-ponents, and plumbing andelectrical and other raw-fin-ished component invento-ries continue to shrink,Peters predicts Hawaii willsee not only 2007-2008pricing levels return, buteven higher prices as sup-plier and services compa-
nies work to recoverhealthy balance sheets.
HPS Construction Ser-vices has been emphasizinglow-cost, high-valuekitchen and bath upgradesand remodels. It’s the so-called “plug in kitchen andbath revolution,” in whichhome and condo ownerscan save 40 percent andmore over traditional ap-proaches, by keeping thefundamental utilities wherethey are, and not movingdrain and water supply, notto mention electrical serv-ice.
“We will continue this af-fordable, needed kamaainaoption despite the comingend of the recession, butpeople should not delaycalling because they thinkprices will go lower any-more,” Peters says.
“We will also pretend therecession is not coming toan end and keep offering
low-cost, dependable-quality li-censed handyman serviceswith fixed bids and no ‘usversus them hourlycharges.”
“And, of course, hurri-cane season starts in fewerthan 30 days and HPS iscontinuing to offer reces-sion-special 65 percent dis-count off 2007 list prices fordouble- and single-wallhouses. This is not hocus-
pocus,jack-up-and-cut pricing, es-pecially since most all hur-ricane insurers in Hawaiiwill offer yearly discountsof up to $600 a year whenthey get the HPS hurricaneinsurance Retrofit Certifi-cation Letter, which paysback some of these dealspriced barely over $1,000,”Peters says. “Just the peaceof mind alone is worth this
in-vestment, not to mentionthat if you look at the fineprint in your hurricane in-surance policy rider, yourdeductible is 20 times thatof the normal property in-surance, up to $8,000-$10,000 deductible formedian-level Hawaiihouses before you get onedime from your insurer.”

The no-no’s about usinghardwood near a watersource are vanishing.
And while allowing water torest on a wooden surface forextended periods will alwaysbe a no-no, the American Hard-wood Information Center findsthat more design professionalsare saying yes to client requestsfor the warmth, charm and rich-ness of natural wood no matterwhere it’s used— in the bath, the kitchen andeven the base-ment.
“I recently de-signed a bath-room that wasall hardwood,”reports DouglasWright of Miller& Wright Archi-tects in NewYork City. “Theonly place weused stone wasin the shower.Everything elsewas maple —floor, walls, ceil-ing.” Whatabout the in-evitable splash-ing that bathsare prone to?
But remember— it’s important
to always dry splashes immedi-ately. With normal use andproper cleaning, these surfacesshould last indefinitely. Wrightadds that for greater dampnessprotection, “We applied severalcoats of matte polyurethane. If
water splatters out of the sinkor shower, it doesn’t stain any-thing and with that low-lusterfinish, the wood looks com-pletely natural.”
For a New Hampshirekitchen, Wright designed a
maple backsplash and counter.Wood as a kitchen work sur-face “seemed kind of crazy atthe time,” he says, “but itturned out beautifully.” Hisonly caveat: Use a cuttingboard to avoid possiblescratches or scars.
To extend the durability ofany work surface, a protectivesealer is always wise. “Applyingthree coats of polyurethane tohardwood allows the rich, warm color to come through,
and you don’t have to worryabout the surface,” Wright says.“It resists water and cleans eas-ily — just wipe up the splashesand spills.” Other pros agree.
Indianapolis kitchen and in-terior designer Janice Pattee
had no qualms aboutspecifying a walnutcountertop for thepeninsula in a kitchenmakeover. “The cabi-nets were white-painted maple. Forcontrast, the clientchose grained wood.”She particularly lovedthe double-ogee edgethat made the penin-sula look like fine fur-niture. Though it’smainly a breakfast bar,it often serves as auxil-iary work space.
In another kitchenremodel, Mark T. White ofKitchen Encounters in Annapo-lis used another elegant hard-wood to create the circularextension to a stone countertopand the top of a rectangular is-land. “The clients chose cherrybecause of its color and grain,”he says. “The surfaces werelightly stained for color unifor-mity, then a top coat and sealerwere applied — four coats inall. Of course we urged usingcutting boards and trivets, to
prevent possible damage fromsharp knives or hot pots.”
The flooring, which flowsinto a formal dining room anda casual family room, is oakwith a light- to medium-brownstain. “In an open kitchen likethis,” says White, “if we’dswitched to tile or some othersurface, the floor would’ve be-come an awkward interruption. And people prefer hardwood totile or other kitchen flooringmaterials. It’s generally morecomfortable on the legs andfeet, and more forgiving if youdrop something.”
New York City interior de-signer John A. Buscarello isparticularly proud of the wood-enhanced basement he com-pleted in a Long Island home.Dampness was a potentialproblem because the space wasmostly below grade.
“The white oak floor is overa plywood subfloor that wasbuilt above a liquid vapor bar-rier applied to the concrete,”Buscarello says. “Several coatsof polyurethane were appliedto the oak, so the surface is pro-tected and can be cleaned witha damp or dry mop.”

In last week’s edition ofHawaii Landscape, a page4 article incorrectly identi-fied the owners of Ener-gyPro Hawaii. The correctnames of the owners areJohn Emery and MichaelHallinan.
Hawaii Landscape re-grets the error.
Whoo cann benefitt fromrestoration?
Hotels, property man-agers, real estate/rentalagents, apartment own-ers/managers, landlordsand new homeownerson a budget can benefit.
Hotels and rentalagents utilize restora-tion because it’s quick, less expensive than re-placement and is a re-newable. Realtorsrestore bathrooms andkitchens to make theirproperties more attrac-tive at a fraction of re-placement.
Homeowners restoretheir worn and dam-
aged fixtures whenthe cost of replace-ments isn’t an op-tion.
Whatt iss theprocess?
Clean and pre-pare the surface foradhesion. Repairsare made, if neces-sary. Protect thesurrounding envi-ronment.
Then an epoxyprimer and acrylicurethane topcoat is
sprayed. (A non-slipbottom is available at noextra cost.) Jobs takefrom 4 to 8 hours andthe fixture is usableafter 24 hours. There isa solvent odor that dis-sipates overnight.
Howw longg doess thefinishh llast?
It depends on howwell the fixture is main-tained. If cleansers andharsh chemicals (bleachor drain cleaners) areused, it can dull and de-teriorate the finish, justas you’d expect if thesechemicals were used ona new fixture.
While a restored sur-
face is not as strong as abaked-on factory finish, the restored finish isquite durable undernormal use.
Warranties run fromone to five years forowner occupants. De-pending on care, 10-plusyears of longevity is notrealistic.
Residential customerssometimes are unrealis-tic and expect a productthat is 100 percent asperfect and durable asthe original product at afraction of replacement. It is not.
If one goes in under-standing that this is aless-expensive alterna-tive to replacement, they will feel better forthe experience.
MaintenanceJust like a new fixture,
the restored productshould be cleanedweekly.
Use of non-abrasivecleaners and mild scrub-ber sponges are recom-mended.
Polishing is an option.
