A. APPLICATION FOR REGISTRATION OF ARCHITECTS
Registration of Architects (including Interior designing) for additions / alterations and other major & minor works in the institute for the period of THREE YEARS.

A.3. MINIMUM REQUIREMENT FOR REGISTRATION The firm should have executed similar nature of works as listed in Clause A.2 worth not less than an amount, as specified for a particular category in Clause A.4, in the last five years. A.4. Firms shall be registered in any one of the categories depending upon their meeting the minimum criteria as specified below. Please tick the Category for which firms want to get enlisted separate application should be submitted for each category.

A.5. Eligibility criteria: The minimum value of similar nature of works, average annual turnover shall be as under
A.5.I. DETAILS OF WORK COMPLETED DURING THE PAST 5 YEARS
The architectural firm shall have minimum of 5 years in the field of planning, designing and supervising construction of multi storage / commercial / institutional building with all services.
The agency has to fulfill the following Eligibility Criteria.

A.5.II. The applicant should have satisfactorily completed the works, (at least one of them in Central Govt. / State Govt. / Central Autonomous Body / Central PSUs / Reputed Private Organization) of similar nature of work during the last five years. For this, cost of work’ shall mean billed value of the work. A.5.II.i) The firm should have taken up the similar works as listed in Clause A.5.I) above
worth not less than an amount, as specified for a particular category in Clause A.4., in the last five years.
A.5.II.ii) The Contractors would be registered with PWDs / CPWD/ MES/ Railways/ Public Sector Undertakings and provide necessary documents in support of the same.
A.5.II.iii) Only Indian firms need to apply.
A.6. Details to be furnished with application:
A.6.I. Details, Constitution and legal status of the organization. A.6.II. Name/s of the Owner/Partners/Promoter and Directors A.6.III. Details of Annual Turnover / Financial Strength. Copies of Audited Balance
Sheets for the last 3 years. A.7. Sealing & Submission of the Empanelment Form: Applications shall be submitted in the same format as downloaded from website. Details / information furnished in the application form should be supported with the self-attested copies of documents / credentials as stipulated; and enclosed with the hard copy of the application. All these supporting documents should be serially numbered and appropriately linked to the respective serial numbers in the application form for easy reference. Applications received with incomplete details / documents and not found in accordance with the above requirement, will not be considered. Applications received in any other form, other than the prescribed, will be summarily rejected.
The Applicants are required to submit two separate sealed envelopes, marked as
Envelope-1, Envelope-2 duly labelled viz., Envelope-1 should contain: Details of the registration fees furnished
(Details such as Name of Bank, UTR No., Date of transfer) Envelope-2 should contain: ‘Original Empanelment Form' downloaded from IIMB
website with the supporting documents’

These two envelopes shall be wrapped in an outer envelope, properly closed, sealed, addressed to designated officer (as mentioned below), duly super scribing on top –
(a) the Name of Work (b) the name and full address of the Applicant with the contact person details (c) Do Not Open Before – the last date of submission with time
Thus, the outermost envelope will contain two sealed inner envelopes.

Note: If the outer cover of the document (Empanelment Form) is not addressed to the designated officer mentioned above, such applications will be summarily rejected. A.8. IIMB will not be responsible for postal or any other delays outside its jurisdiction. A.9. The Architect has to furnish the REGISTRATION FEE OF Rs. 280/- (inclusive of GST) thru NEFT/RTGS along with the Empanelment Form. (Details regarding the payment of registration fee has been in this document). THIS REGISTRATION FEE IS NON-REFUNDABLE. A.10. IIMB reserves the right to accept or reject any application and to annual the registrations process and reject all the applications at any time, without assigning any reason or incurring any liability to the applicants.

B.8. STATUTORY REGISTRATION (ESSENTIAL CRITERION)
(Statutory Registration should accompany the required documentary evidence, failing which the application will be rejected) For the firms who are not able to apply for ESI and PF, an affidavit (Performa-B) in the required format has to be filled and submitted along with the empanelment form. However, submission of the affidavit for the same doesn’t mean that the application for the empanelment is accepted. The decision in this regard will be left to the management of IIMB.

C. TERMS AND CONDITIONS
C.1. MINIMUM REGISTRATION REQUIREMENTS:
The Architects would have provided similar services for construction works as listed in Clause A.5.I) above or works of similar nature worth not less than an amount, as specified for a particular category in the last five years. The applicant should have had average annual turnover (gross) of Rs. in lakhs as mentioned on the Architectural & Interior Designing during the last three previous years. This should be duly audited by a Chartered Accountant. Year in which no turnover is shown would also be considered for working out the average.
C.2. The Architects must comply the Government’s Code of Practice for the Building and
Construction and various laws applicable to establishments engaged in building and other construction work including compliance of latest norms laid down by the Government/statutory bodies.
C.3. The Architects shall not, without the written approval or Indian Institute of Management, assign or transfer the Contract or any part thereof or any share, or interest there-in to any other person.
C.4. The Architects shall not sublet any portion of the contract without the prior written approval of Indian Institute of Management to any other person/firm.
C.5. The applicants are cautioned that not giving complete information called for in the application or not giving it in clear terms of making any changes in prescribed forms or deliberately suppressing the information may result in the application being summarily rejected.
C.6. Indian Institute of Management Bangalore reserves the right, without being liable for any damages or obligation to inform the applicant, to :-
C.6.I. Amend the scope and value of contract to the applicant. C.6.II. Reject any or all of the applications without assigning any reason.
C.7. Even though an applicant may satisfy the above requirement, he would be liable to
disqualification if he has.
C.7.I. Made misleading or false repression or deliberately suppressed this information in the forms, statement and enclosures required in the registration document.
C.7.II. Record of poor performance such as abandoning work, not properly completing the contract, or financial failures/weaknesses etc.

C.8. Inclusion on the panel of Architects does not assure an invitation to tender or an engagement of services. All the divisions of Indian Institute of Management Bangalore may operate Panel of registered Architects or may choose to advertise for tenders for special requirements/projects not envisaged here in.
C.9. Indian Institute of Management Bangalore reserves the right to accept or reject any application and to annul the registration process and reject all the applications at any time, without assigning any reason or incurring any liability to the applicants.
C.10. Following shall be the rules with respect to the eligibility of Architects:
C.10.I. No individual, or a firm having such individual as one of the partners, who is a dismissed government servant; or removed from the approved list of Architects; or demoted to lower class; or having business banned/suspended by any government department in the past; or convicted by a court of low shall be entitled for enlistment.
C.10.II. A firm is not permitted to have enlistment in more than one name. C.10.III. A partner of a firm or a director of a company enlisted as a Architects cannot be
a partner/director in any other enlisted firm/company.
C.11. DETAILS TO BE FURNISHED WITH APPLICATION
Following details are required to be provided in the application form enclosed at Annexure for registration as Architects:
C.11.I. Name, address, details of the organization, Joint-Venturing & financial backing. C.11.II. Constitution and legal status along with attested copies of Deeds/Articles and
Memorandum of Association etc., as applicable. C.11.III. Name/s of the owner/Partners/Promoters and Directors of the Firm/Company. C.11.IV. Details of Registration enclosing necessary certificates, indicating the class,
value and the nature of work for which the firm is registered. C.11.V. The applicants shall quote their PAN OR OTHER RELEVANT DOCUMENTS. C.11.VI. Financial standing as certified by Bankers, Details of Annual Turnover/Financial
strength enclosing copies of Audited Balance Sheets for the last 3 years. C.11.VII. Key personnel available for management and supervision of the Project, their
qualifications & experience. C.11.VIII. Experience on works similar to those listed at Clause A.5.I) above, during last
3 years with details including year-wise monetary value, Quantity of Work performed, Clients, and proof of satisfactory completion of works.
C.11.IX. Information on litigation history, liquidated damage, disqualification, etc.

C.12. ASSESSMENT AND NOTIFICATION
C.12.I. By signing the application form, the firm authorizes Indian Institute of Management to seek verification.
C.12.II. Applicants shall, on request, provide any necessary authority to enable relevant enquires to be carried out.
C.12.III. Indian Institute of Management, Bangalore reserves the right either to accept or reject the application for registration without assigning any reason.
C.12.IV. Firm will only be considered for registration in categories of work and up to the financial limits for their demonstrated experience and capacity.
C.13. REVIEW/UPDATING OF PANEL OF ARCHITECTS
C.13.I. Unless circumstances warrant an earlier review, Architect’s registration status will remain valid for a period of 3 years from the date of approval or the date of any review that confirms the status.
C.13.II. After submission of their application for registration, Architect must notify Indian
Institute of Management, Bangalore promptly, if there is any:
C.13.II.i) Substantial change in their financial or technical capacity. C.13.II.ii) Change in their business (such as company name, address) C.13.II.iii) Change to ownership or holding, including any transfer of key personnel. C.13.II.iv) Any other significant change in information provided in the application for
registration.
C.14. A review of the registration status of Architects may be initiated by Indian Institute of Management, Bangalore before expiry of the specified period of 3 years.
C.14.I. If the registered Architects consistently fails to meet the requirement. C.14.II. At the request of a registered Architects (for their own review).
C.15. The Architects must provide all details required for the review upon request. Failure
to comply with any request by Indian Institute of Management Bangalore for such information may result in suspension of registration.
C.16. Registered Architects will be notified in writing of the result of any review of registration.
C.17. SUSPENSION AND REMOVAL FROM REGISTRATION LIST Indian Institute of Management Bangalore in its absolute discretion suspends or de-registers an architect, at any time:
C.17.I. If he breaches any of the registration conditions.

C.17.II. If he has the habit of pressing unfair claims against Indian Institute of Management Bangalore.
C.17.III. If the standard of his work found unsatisfactory. C.17.IV. If he fails to quote for the work consistently for one year. C.17.V. If he persistently violates any important conditions of the contract. C.17.VI. If he has indulged in any type of forgery or falsification of records; C.17.VII. If he changes constitution of the firm or Individual without prior approval of the
enlistment authority; C.17.VIII. Is declared or is in the process of being declared bankrupt, insolvent, wound up,
dissolved or partitioned; C.17.IX. Defaults in settlement of tax dues etc.
C.18. Before such action is taken, the architect will be given details of the matters prompting
the decision and will have an opportunity to show cause why registration should not be suspended or cancelled and the architect de-registered.
C.19. A determination by Indian Institute of Management Bangalore of any application for registration or for reclassification, suspension or de-registration is at its absolute discretion.
C.20. Indian Institute of Management Bangalore will not be liable for any costs or damages
incurred in the above exercise of such discretion.
C.21. TENDER AND CONTRACT CONDITIONS Registration entitles an architect to be considered for invitation to tender within categories of works and services for which they applied and qualified. It does not obviate the need for the architect to fully comply with the terms of notice inviting, conditions of notice inviting tender, conditions of Tendering and other Contract Conditions that may apply to a particular project or tender invitation. C.22. ACCEPTANCE OF CONDITIONS By signing the application from and applying for registration with Indian Institute of Management Bangalore, architect agrees to accept these Conditions of Registration.

CONFIRMATION FOR ACCEPTANCE OF THE TERMS & CONDITIONS: I/We have read and examined the following documents and agreement to be entered with the IIMB and understood all other relevant particulars. Also collected softcopy of the below mentioned documents from Chief Manager (Infrastructure), Indian Institute of Management Bangalore, Bannerghatta Road, Bangalore - 560 076.
• I/We are fully qualified to provide the professional civil and Interior/ Electrical/ Electrical Panel and telephone works applicant to the said work and have understood the scope of services, terms and conditions and IIMB time schedule.
• I/We agree that until a regular agreement is executed, this document with the IIMB written acceptance thereof shall constitute a binding contract between us.
• I/We hereby agree to visit IIMB website www.iimb.ac.in/tender_notices and Estate Department notice board at IIMB regularly for any Tenders under IIMB for the Tender Notification and IIMB will not be responsible for any.
• I/We agree that any change of Address for correspondence will be duly intimated and IIMB will not be responsible for any postal lapses whatsoever in this regard.
