DESIGN DEVELOPMENT
Private:The private realm of this area is going to be occupied by a small, boutique hotel. The hotel will occupy a large portion of this site, however, many areas will become intermediate areas. The only truly private areas will be the hotel rooms, mechanical rooms, rooms fior amenities offered, and the service rooms needed for daily hotel maintenance and srevices.
The rooms of the hotel will be separated into different categories:
1. Suites - these are larger rooms with a mezzanine level for sleeping quarters. They will conatin a amenities for a longer period of stay like a kitchenette and room for many guests. These suites will also be located on the beach offering great views.
2. Rooms - the regular hotel room located off the beach but still offer great views. They will be able to transform the outer walls to control the connection between interior and exterior.
The design developement of this project attempts to answer the question “can two separate environments, or functions occupy the same space through different time intervals?” The site is located next to the Ocean Beach pier, on what is currently a public parking lot. My goal is to design an area that can be utilized for both public and private use.
Public:Currently the whole area is public realm. There is a small boardwalk along the beach, which seems to be the after effect of a concrete breaker wall for high tides. This boardwalk connects to the pier through a set of stairs. Not very aesthetically pleasing or ADA accessible for that matter. The “boardwalk” is considered a vital part in the attraction to many large beaches. A well designed boardwalk will create a destination for travelers, business, entertainment, and create a place for locals to spend their free time at.
My design intention for the boardwalk works in three parts:1. To create a connection between the beach and the pier.2. To create a space for small, local retail to set up non-permanent shop in ways such as an extension of the Ocean Beach farmers market.3. To create an area for the public to enjoy the beautiful views this site has to offer.The boardwalk is intended to act as a destination in the winter, or off-season period, when less people are enjoying water activities and the beach.

After adjusting these different categories I came to the conclusion to use mainly public space and a hotel. The hotel made more sense than residential area due to the location and amount of public access I wanted to achieve for the site.
The schematic design, like my thesis on kinetic architecture, changed over a period of time. The challenge was to find a building typology(s) that would best suite both the site and kinetic architecture. They early process was to lay out a multi-use pattern consisting of residential, retail,office, parking and public space.
The process brought me through different variations relating to these different typological categories.

PLANS4.04The floor plans consist of three main levels and a boardwalk level. The first level is the most [public for the hotel area. On this level there contains the retail space, restaurant, services, lobby and tbe suites. The second and third levels of the hotel rooms along with the boardwalks connection to the pier.

The connection of the alley and the entrance to the parking garage is located along the second level.
The elevation of the pier can be seen in contrast to the elevation of the beach.
The rooms profile is long and narrow, but when opened up they create a much larger perspective for the person in the space.
The suites roof is angled allowing natural northern light into the rooms. This profile shows how each suite shares a connecting wall with the one next to it.

Along the East side the alley acts as a roadway connecting the garage to the street. It takes a 20’ elevation change to connect the beach to the pier. The boardwalk follows a relatively similar pathway, at least in elevation.
There is a pre-existing concrete wall for high tides at the edge of the site property. This acts as a border for the existing boardwalk. I pulled the boardwalk inside the property which created more beachfront space to place suites.

The northern edge of the site follows Newport Ave. and creates a great entrance into the hotel and a good area for the restaurant. This is a busy pedestrian pathway for the neighborhood.

The Trevi parking system is a mechanical parking structure that cars drive into and are placed into their spot through a mechanical lift located in the center of the structure. The parking levels can be placed above or below grade, or both as needed. The parking garage is structurally stable on its own. The system requires about 40% less area due to not needing driving lanes between the spots a conventional parking ramp requires. This parking sytem shows how kinetic systems can help improve on a conventional system that would require more square footage alocated to it.
NO RAMPS = 40% LESS AREA NEEDED
The glass walls along the lobby area are made to slide along tracks and fold into rooms located on each side of the wall. This kinetic action connects the outdoors and the indoors. It also connects the boardwalk along the second level with the bar and lounge located in the same area.
