Important considerations
Attention, classFor many Canadian families, fi nancial
literacy begins with a piggy bank,
maybe a childhood allowance and
perhaps a fi rst bank account.
Some may continue the education
with somewhat more serious lessons
– reviewing monthly bank statements
and explaining how interest works.
Moving into the teen years, many
families likely entrust the more
important matters of personal fi nance
to our education system.
But there, we venture to say,
they might well be disappointed.
David Chilton lamented this more
than 25 years ago in his best-seller,
The Wealthy Barber. How
much has changed and how well
have things improved?
When it comes to real estate in
2016, the lessons are more important
than ever. Housing has been a
top performer for years, but the
resulting costs of living for millennials
and other young Canadians are
skyrocketing, in some cases,
prohibitively high.
More and more organizations see
the need and are o ering programs
for fi nancial literacy for youth.

What are the critical things to consider
when choosing a location? There are
so many personal variables it’s really
up to you to decide.
As an example, if it is just as
important to you to be close to your
children’s school as it is to your
place of work, then look for a place
that o ers you the best of both
worlds. If you own a car and want to
use public transportation whenever
possible to save on parking and gas
costs, a location close to mass-
transit may be a better option for
you. If you’re a walker, proximity
to major amenities should be a
defi nite consideration.
Running errands such as grocery
shopping and banking on foot a ords
many health benefi ts and provides you
with a chance to meet your neighbours
and discover new places, too.
Make a list of your priorities fi rst,
then take the time to assess each
location for its merits and weigh
your options.
Let us know what those priorities
are. We’d love to hear from you!

Advice | MORTGAGE ADVICE
NOW THAT YOU’VE decided to buy
a home, there are numerous steps
in the process you’ll have to follow.
When it comes to getting a mortgage,
it could cost you in the long run if
you make a mistake or two.
To help you save money and
avoid potential problems down the
road, here are some mistakes you
should avoid:
1. Not knowing your credit score/rating
Lenders love borrowers with a good
credit rating. They’re often the ones
who pay their bills on time, don’t use
a large percentage of their available
credit, and have di erent types of
credit, such as a credit card, car loan,
and line of credit. If you have good
credit, you should be able to qualify
for the best mortgage rates. But if
you have bad credit, expect to get
a mortgage with a higher interest
rate. Not sure of what your rating is?
You can get your credit score from
Equifax or TransUnion.
2. Not being pre-approved for a mortgage
If you’ve been looking at properties
for a while, you might suddenly fi nd
the perfect home. But it’s possible
you won’t be able to a ord the
place. That’s why it’s best to get pre-
approved for a mortgage so you’ll
know how much you can a ord.
Many lenders will guarantee your
pre-approved rate for a period of
The 5 biggest mortgage mistakes to avoid
MORE ADVICE ONLINEypnexthome.ca/news/advice
between 60 and 120 days. That’ll give
you time to fi nd a property in your
price range.
3. Not shopping around a mortgage
If you think you’ll get rewarded with
the lowest rate from your fi nancial
institution because you’ve been a
loyal customer for a number of years,
think again. Your institution may not
have the best rate while a rival across
the street might have a lower rate.
You should do some comparison
shopping on a site like RateHub.ca
before getting a mortgage. You can
also hire a mortgage broker who can
do all the legwork at no cost to you.
4. Not making more payments
No one really likes to carry a large
mortgage. Typically, mortgage
payments are made on a monthly
basis but there are ways to pay
it o faster by using accelerated
biweekly payments. For example, if
you have a $400,000 mortgage with
a 25-year amortization and make
monthly payments, your mortgage
won’t be paid o until 2041. We
used RateHub’s mortgage payment
calculator and found if you make
accelerated payments, you’d pay o
your mortgage nearly three years
earlier and save about $15,000 in
interest. Also, most lenders allow you
to make lump-sum payments, which
will let you pay your mortgage down
faster and save you thousands of
dollars in interest.
5. Not preparing for extra costs
Buying a home can end up costing
a lot more than you’d expect. First,
there are closing costs, which
include legal fees, title insurance and
the land transfer tax. You might also
need to reimburse the seller for the
property taxes and utility bills they’ve
already paid. These costs will add
up to from anywhere between 1.5
and four per cent of the property’s
purchase price.

Advice | MORTGAGE ADVICE
NOW THAT YOU’VE decided to buy
a home, there are numerous steps
in the process you’ll have to follow.
When it comes to getting a mortgage,
it could cost you in the long run if
you make a mistake or two.
To help you save money and
avoid potential problems down the
road, here are some mistakes you
should avoid:
1. Not knowing your credit score/rating
Lenders love borrowers with a good
credit rating. They’re often the ones
who pay their bills on time, don’t use
a large percentage of their available
credit, and have di erent types of
credit, such as a credit card, car loan,
and line of credit. If you have good
credit, you should be able to qualify
for the best mortgage rates. But if
you have bad credit, expect to get
a mortgage with a higher interest
rate. Not sure of what your rating is?
You can get your credit score from
Equifax or TransUnion.
2. Not being pre-approved for a mortgage
If you’ve been looking at properties
for a while, you might suddenly fi nd
the perfect home. But it’s possible
you won’t be able to a ord the
place. That’s why it’s best to get pre-
approved for a mortgage so you’ll
know how much you can a ord.
Many lenders will guarantee your
pre-approved rate for a period of
The 5 biggest mortgage mistakes to avoid
MORE ADVICE ONLINEypnexthome.ca/news/advice
between 60 and 120 days. That’ll give
you time to fi nd a property in your
price range.
3. Not shopping around a mortgage
If you think you’ll get rewarded with
the lowest rate from your fi nancial
institution because you’ve been a
loyal customer for a number of years,
think again. Your institution may not
have the best rate while a rival across
the street might have a lower rate.
You should do some comparison
shopping on a site like RateHub.ca
before getting a mortgage. You can
also hire a mortgage broker who can
do all the legwork at no cost to you.
4. Not making more payments
No one really likes to carry a large
mortgage. Typically, mortgage
payments are made on a monthly
basis but there are ways to pay
it o faster by using accelerated
biweekly payments. For example, if
you have a $400,000 mortgage with
a 25-year amortization and make
monthly payments, your mortgage
won’t be paid o until 2041. We
used RateHub’s mortgage payment
calculator and found if you make
accelerated payments, you’d pay o
your mortgage nearly three years
earlier and save about $15,000 in
interest. Also, most lenders allow you
to make lump-sum payments, which
will let you pay your mortgage down
faster and save you thousands of
dollars in interest.
5. Not preparing for extra costs
Buying a home can end up costing
a lot more than you’d expect. First,
there are closing costs, which
include legal fees, title insurance and
the land transfer tax. You might also
need to reimburse the seller for the
property taxes and utility bills they’ve
already paid. These costs will add
up to from anywhere between 1.5
and four per cent of the property’s
purchase price.

Advice | MAKE YOUR MOVE
THE BUSIEST MOVING DAY of the
year is June 30. According to Two
Men and a Truck – Canada, that
day is particularly popular for
several reasons.
Thousands of people will make
their moves during the Canada Day
weekend, which means movers
will be going all out to provide the
necessary services. It also means
that each year, those who wait until
the last minute to book moving
trucks and/or movers for June 30 are
disappointed when they fi nd
nothing available.
The school year is over by the end
of June, and families with children
usually want to wait to move rather
than disrupt the kids’ routine. Of
course, June 30 ushers in the Canada
Day long weekend, which means an
extra day to unpack and organize
before going back to work.
Above all, even considering its
unpredictability, weather makes June
30 an attractive moving date. Let’s
face it: cold and snow add challenges
to any move. By the end of June, the
full heat of summer hasn’t kicked in
yet, and the chance of rain is slim.
Practically speaking in the fi nancial
sense, this date represents the mid-
year renewal deadline for property
taxes and rental leases, which also
plays a role in people’s timing.
If you want to move on June 30,
you may have to make several calls
to make a booking, but every minute
you wait lessens your chances.

for you. Keep in mind that with

Getting your possessions to your

just as important to us as it is to you.
If you still decide to pack yourself,
you may want to purchase packing
supplies from your mover. Our boxes
are available in consistent sizes,

counterproductive to move items you

Take some time to sort and pitch.
A great way to be sure you are
totally ready for your move is to use
a checklist. You have many things to
think of, such as notifying pertinent
people and companies of your

enroll kids in their new schools; make
arrangements for pets, babies and
toddlers to be looked after on moving

City Focus | GUELPH
WATERFRONT PARKS, greenspaces
and recreational facilities promise
year-round fun for people of all
ages. A downtown core, anchored
by a majestic landmark and a long-
established farmers’ market, is alive
with activity. A diverse business sector
and prominent Canadian university
bode well for its continued growth.
And with easy access to Hwy. 401 and
other major roadways, it’s ideal for
today’s on-the-go lifestyle.
Welcome to Guelph, Ont., a city
established in 1827 by John Galt
at the junction of the Eramosa and
Speed Rivers that’s now home to
118,000 residents and counting.
Central to this family-friendly
community is a delightful downtown
where historic buildings such as The
Church of Our Lady – circa 1888 and
whose steeples are visible from many
parts of the city – pleasantly mingle
with an enticing array of shops,
restaurants and services, from unique
clothiers and spas to out-of-the-
way bistros.
At the nearby River Run Centre, a
magnifi cent performing arts venue set
along the banks of the Speed River,
residents enjoy world-class music,
dance, comedy and live theatre.
Many of these same residents reserve
their Saturday mornings for a trip to
GuelphHeritage, culture and economic and environmental development – the transformation continues
the Guelph Farmers’ Market. A focal
point of the downtown for more than
180 years, this year-round tradition
has long been a go-to place for
fresh fruit and vegetables, quality
meats and cheese, baked goods and
preserves and delicious food prepared
by market vendors.
Also in downtown Guelph are the
Sleeman Centre (home to the Ontario
Hockey League’s Guelph Storm and
local concert, family activity and
sporting event hotspot), the Old
Quebec Street Mall and the Guelph
Civic Museum.
Outside the downtown core,
many parks, trails and conservation
24 YPNEXTHOME.CA
areas offer a breath of fresh air while
indoor facilities such as the Victoria
Road Recreation Centre/Victor Davis
Pool and the West End Community
Centre boast arenas, gymnasiums
and multi-purpose rooms. Guelph
residents and their guests also enjoy
a myriad of annual events, including
the Guelph Spring Festival held every
year at the end of May, The Guelph
Jazz Festival, John Galt Day, The
Guelph Contemporary Dance Festival,
the Downtown 5 km Run, Art on the
Street, Winterfest and The Guelph
Film Festival. Historical walking
tours also take place every Sunday
afternoon in the summer.
Guelph supports several stable
economic sectors. These include
research and development,
manufacturing, agricultural
operations, environmental
management and technology as
well as service. Among the city’s
largest employers are the University
of Guelph (which includes the
Ontario College of Agriculture, the
Ontario Veterinary College, and The
Aboretum), the hospital and health
care centres and numerous large
companies and manufacturers.
Other community attributes are
Stone Road Mall, whose 150 stores
and service represent the largest
enclosed shopping centre in Guelph
and Wellington County, an appealing
array of golf courses, farming
activities for the whole family and
sporting opportunities for children
and adults, alike. Guelph has also
earned various honours, including
Canada’s Most Caring Community,
one of the top 10 places to live in
Canada.
The city is also undergoing
a major transformation of the
downtown area, and the Official Plan
calls for residential and commercial
development, natural and heritage
conservation, and the transportation
and energy systems.
The City’s economic development
department is also working on
Prosperity 2020, a strategy to
enhance Guelph’s position as an
excellent place to live, work and
invest in, and to continue to grow
the city’s talent base.
Another recent initiative is the
Guelph Innovation District, a
partnership effort from the City and
the province designed to support
the local economy and create jobs.
The district will meet employment
and housing targets of Guelph’s
growth management strategy
and Ontario’s Growth Plan for the
Greater Horseshoe by supporting
economic activities and jobs with a
focus on clean, Green economy and
innovation. The City anticipates the
district will accommodate 10,000
of the more than 32,000 new jobs
projected for Guelph by 2031.
As with any growing community in
Southwestern Ontario, a long-term
vision for transit is a priority. The
Transit Growth Strategy is intended
to provide a roadmap for growth
over the next 20 years, improving
inter-city service and connections to
GO Transit.
Neighbourhood Profile
With hills sloping into it on every side, lively downtown Guelph earns the name. Beginning with Waterloo Avenue in the west, the area locals consider downtown covers the north bank of the Speed River from below Wellington Street to London Road, and runs east to Woolwich street and the Eramosa River.
LifestyleFashionable and funky, Guelph is made more magical by the presence of its colourful denizens. This community draws few divisions between work and play, and this is reflected in events such as the Jazz Festival and Art on the Street. Situated near the confluence of the Speed and Eramosa Rivers, great for those who love the outdoors.
VibeThis is the still-beating heart of a progressive, smaller city with artistic sensibilities and agricultural roots. Unlike so many other urban cores in Southwestern Ontario, downtown Guelph appears to have been able to hang onto its place in the community despite the city’s outer expansion into suburban strip mall and big box heaven.
Meet the neighboursThe downtown population comprises an eclectic mix of long-time residents, younger professionals, families, students, artists and academics. There’s no better place to get a sense of its increasingly diverse ethnic make-up than the summer splash pad/winter ice rink in front of City Hall, and a very wide range of housing options attracts people of all incomes and backgrounds to the area.
In the areaOverall, downtown housing prices are on the higher end for buyers. While beloved diners have hung on for decades, most restaurants tend to be upscale.
Planes, trains & automobilesGuelph Central Station, at the corner of Wyndham and Carden Streets, is the hub for VIA and GO trains, Greyhound, GO and city buses. It’s a highly walkable community, however, and there are usually more bike racks than parking spaces. Good access to local highways and the 401.
The good, the bad & the restShoppers and diners flock to downtown Guelph for its boutiques, bakeries, bars and bistros. All five major banks have branches here, as does the Guelph Public Library. The RiverRun Centre, Dublin Street United Church, Guelph Youth Music Centre and a number of smaller venues host live music, and the Guelph General Hospital is just a few blocks east of the downtown core.

WATERFRONT PARKS, greenspaces
and recreational facilities promise
year-round fun for people of all
ages. A downtown core, anchored
by a majestic landmark and a long-
established farmers’ market, is alive
with activity. A diverse business sector
and prominent Canadian university
bode well for its continued growth.
And with easy access to Hwy. 401 and
other major roadways, it’s ideal for
today’s on-the-go lifestyle.
Welcome to Guelph, Ont., a city
established in 1827 by John Galt
at the junction of the Eramosa and
Speed Rivers that’s now home to
118,000 residents and counting.
Central to this family-friendly
community is a delightful downtown
where historic buildings such as The
Church of Our Lady – circa 1888 and
whose steeples are visible from many
parts of the city – pleasantly mingle
with an enticing array of shops,
restaurants and services, from unique
clothiers and spas to out-of-the-
way bistros.
At the nearby River Run Centre, a
magnifi cent performing arts venue set
along the banks of the Speed River,
residents enjoy world-class music,
dance, comedy and live theatre.
Many of these same residents reserve
their Saturday mornings for a trip to
GuelphHeritage, culture and economic and environmental development – the transformation continues
the Guelph Farmers’ Market. A focal
point of the downtown for more than
180 years, this year-round tradition
has long been a go-to place for
fresh fruit and vegetables, quality
meats and cheese, baked goods and
preserves and delicious food prepared
by market vendors.
Also in downtown Guelph are the
Sleeman Centre (home to the Ontario
Hockey League’s Guelph Storm and
local concert, family activity and
sporting event hotspot), the Old
Quebec Street Mall and the Guelph
Civic Museum.
Outside the downtown core,
many parks, trails and conservation

areas offer a breath of fresh air while
indoor facilities such as the Victoria
Road Recreation Centre/Victor Davis
Pool and the West End Community
Centre boast arenas, gymnasiums
and multi-purpose rooms. Guelph
residents and their guests also enjoy
a myriad of annual events, including
the Guelph Spring Festival held every
year at the end of May, The Guelph
Jazz Festival, John Galt Day, The
Guelph Contemporary Dance Festival,
the Downtown 5 km Run, Art on the
Street, Winterfest and The Guelph
Film Festival. Historical walking
tours also take place every Sunday
afternoon in the summer.
Guelph supports several stable
economic sectors. These include
research and development,
manufacturing, agricultural
operations, environmental
management and technology as
well as service. Among the city’s
largest employers are the University
of Guelph (which includes the
Ontario College of Agriculture, the
Ontario Veterinary College, and The
Aboretum), the hospital and health
care centres and numerous large
companies and manufacturers.
Other community attributes are
Stone Road Mall, whose 150 stores
and service represent the largest
enclosed shopping centre in Guelph
and Wellington County, an appealing
array of golf courses, farming
activities for the whole family and
sporting opportunities for children
and adults, alike. Guelph has also
earned various honours, including
Canada’s Most Caring Community,
one of the top 10 places to live in
Canada.
The city is also undergoing
a major transformation of the
downtown area, and the Official Plan
calls for residential and commercial
development, natural and heritage
conservation, and the transportation
and energy systems.
The City’s economic development
department is also working on
Prosperity 2020, a strategy to
enhance Guelph’s position as an
excellent place to live, work and
invest in, and to continue to grow
the city’s talent base.
Another recent initiative is the
Guelph Innovation District, a
partnership effort from the City and
the province designed to support
the local economy and create jobs.
The district will meet employment
and housing targets of Guelph’s
growth management strategy
and Ontario’s Growth Plan for the
Greater Horseshoe by supporting
economic activities and jobs with a
focus on clean, Green economy and
innovation. The City anticipates the
district will accommodate 10,000
of the more than 32,000 new jobs
projected for Guelph by 2031.
As with any growing community in
Southwestern Ontario, a long-term
vision for transit is a priority. The
Transit Growth Strategy is intended
to provide a roadmap for growth
over the next 20 years, improving
inter-city service and connections to
GO Transit.

ONTARIO’S DIVISIONAL COURT
recently ruled in favour of the
Hamilton-Halton Home Builders’
Association (HHHBA) over an appeal
made by the Region of Halton which
would have charged all multiple
and apartment residential units the
same fee. Prior to this, the Region
disproportionately charged new-
home buyers who purchased smaller
units the same fee as larger units
which places additional unnecessary
strain on a ordability. HHHBA
had originally won at the Ontario
Municipal Board (OMB) on the
Region’s Development Charges (DC)
Bylaw, which Halton contested and
brought before Divisional Court.
“Everyone sees how quickly the
price of all homes is increasing. More
and more people entering the new
home market will do so by purchasing
a smaller unit, and they should not
be required to pay more for their unit
than is fair, while benefi ting buyers
of larger, more expensive units,”
says Suzanne Mammel, executive
o cer at the Hamilton-Halton Home
Builders’ Association (HHHBA). “We
are advocating for the new-home
buyer, who is not always aware of
how policy changes like this a ect
housing prices.”
The three judge panel found that
HHHBA’s positions on a ordability
and fairness are important mandates
of the Region. The panel determined
that the Region had failed to justify
how its fee structure properly and
reasonably divided the costs between
large and small units (one- and
two-bedroom, versus three-plus
bedrooms). DCs are incorporated into
Trending
the price of a new home and new neighbours pay this fee when they purchase
their home. HHHBA note that new neighbours should pay their fair share but
should not be additionally charged to make up costs appropriately attributed to
larger units.
HHHBA originally appealed the Region of Halton’s 2012 DC Bylaw on the
basis of two issues: the inclusion of a DC on behalf of conservation authorities,
and the bundling of unit types as was heard at Divisional Court on June 7. The
OMB and Divisional Court had previously found in favor of HHHBA’s position
regarding the inclusion of a charge on behalf of the Conservation Authority.
This latest ruling ensures that smaller, more a ordable unit types are not
unfairly “taxed” by the Region.
“As our region continues to grow, all levels of government must ensure
that the policies that are in place do not undermine housing a ordability for
Ontarians,” says Mammel. “We have to work together to make sure these
policies work together and must do a better job educating the public so that
people in the housing market understand the impact of government policy
choices on the price of their new home.”
HHHBA looks forward to continued work with the Region of Halton on the
upcoming 2017 Development Charges Bylaw and will work to ensure this
region remains a desirable and growing location where people can work, live
and play.
HHHBA Divisional Court win protects new-home buyersSmaller unit types will now pay less –
keeping them more a ordable

Phelps plans to start the

“The results of CAA’s Worst Roads

Raymond Chan, government relations

growing need for infrastructure
investment and prioritization in
communities across the province.”
“This year’s Worst Roads campaign

much work has been done across
the province to maintain and repair
Ontario’s roads, greater investments
are needed to tackle the staggering
