Investing is something that we should all be doing more of, so why is it that so little people are choosing to invest? Surprisingly, just 7.9 per cent of Australians own an investment property, with most owning just the one property. Besides property, there are all types of investment opportunities that you can take advantage of including shares, stocks and bonds which can all make your money work as hard as possible, but property tends to be the safest, with consistent levels of growth over time.

It’s very likely that you’ve worked hard to save up your money, so it’s important that you take the time to make your money work hard for you too. Not only can it put some extra money in your pocket, but it can also give you financial freedom in the future, allowing you to live a comfortable retirement.

So why should you invest in property? In this Ebook, we expertly explain why you should be investing in property today and what makes property an attractive investment.

Here are our top 10 reasons why you should be investing in property today.

LOW INTEREST RATES

With interest rates at an all-time low, now is the perfect opportunity to get your foot on the property investment ladder. It’s never been more affordable to have a mortgage, with lower monthly repayments currently available. However, it’s best to shop around first to find the best deal, and a reputable Mortgage Broker can help you with this.

LESS RISK INVOLVED

Generally, a property investment is far less volatile than investing in shares. This is because property is generally seen as a stable asset, that can be physically seen and touched, whilst people will always need somewhere to live. Renters help to drive up the rents, whilst those looking to buy a home will also push home values up. Property therefore provides consistent returns over time through a combination of capital growth and rental yields.

DEMAND OUTSTRIPPING SUPPLY

With the population of Australia rapidly growing, particularly in the major capital cities such as Sydney, Melbourne and Brisbane, the long term demand is outstripping supply. In fact, it’s reported that Melbourne’s population is set to double in just 15 years, whilst Victoria, currently the fastest growing state in Australia, its population is expected to rise from 5.5 million in 2011 to over 10 million by 2051. TAX BREAKS

One of the major reasons people invest in the first place is to take advantage of the tax breaks. Negative Gearing and Depreciation are two of the major tax incentives investors can take advantage of, helping to reduce your taxable income.

You can claim a building depreciation allowance of 2.5 per cent per annum of the original construction cost on residential buildings built after 17 July 1985. This can be claimed for a total of 40 years with the highest claims in year one. You can also claim on internal fittings and fixtures including carpets, blinds, appliances and air-conditioning units, with some items able to be depreciated for the full amount in year one.

Negative Gearing also helps to reduce your annual tax payments if you are making a loss. This might occur if the income you receive through rents does not cover your monthly mortgage repayments, meaning that you need to make up the difference from your pocket.

Alongside depreciation and negative gearing, you can also claim on a number of expenses over the period your property is rented for. This includes management and maintenance costs, borrowing expenses, legal fees, council rates, cleaning, insurance, pest control and more. To view the full list of expense claims on property, be sure to look on the ATO website.

YOU’RE IN CONTROL

Another reason why you should be investing in property is that you are in control. You get to make the decisions that will affect you and the returns you receive. Whether you want to manage the property yourself or leave it to a Property Manager, the choice is yours. You can also decide how long to keep the property, whether to tenant it and when to sell or reinvest in your next property.

OTHER PEOPLE PAY FOR YOUR INVESTMENT

One of the great things about investing is that other people lend you the money to invest. Banks view residential real estate as a prime security for loans, and are generally happy to lend you the money you require to purchase your property investment.

Another perk is that when you rent out your property, your tenants will also pay towards your rent for you, and more often than not an investment property will pay for itself.

PROVIDES YOU WITH A PASSIVE INCOME

If you are looking for an additional source of income, then an investment property can provide you with a passive income. It could also mean you can reduce your working hours and spend this valuable time with your family, going on holiday or simply take an earlier retirement.

FINANCIAL SECURITY AND STABILITY

An investment property can provide you with added financial security, whilst provide you with a more comfortable retirement. Owning just one property may not be enough to support you in your later years. Remember, investing should be a long term approach and the earlier you start, the more wealth you can accumulate due to compound interest.

EASY TO UNDERSTAND

Investing in property is a relatively straightforward process, meaning pretty much anyone can do it. Property is generally far easier to understand than shares for example and there are plenty of resources to read and educate yourself with. Speaking to a reputable Property Consultant can also benefit you greatly, and they have access to the latest property data and research.

As Warren Buffett once rightly said, “Never invest in a business you can’t understand”.

CONSISTENT CAPITAL GROWTH

When purchased in a high growth suburb, your investment property can provide you with high and consistent capital growth. This is helped by an increasing population that is propelling the need to build new properties to house a growing nation. Properties also tend to double in value every ten years, meaning that if bought in the optimum location, you can see significant growth levels over a short period of time.

As seen above, there are plenty of good reasons why you should be investing in property today, so what’s stopping you?

By not taking action today, the likelihood is that you will never invest, or a few years would have passed by before you realise that you should have taken up that opportunity.

There are plenty of reasons why people think they cannot invest in a property today. It’s not the right time, you can’t afford it, you’re getting married or having a baby. However, whatever the reason, it is crucial that you think long-term and secure your financial future now.

Investing should be made a priority. It’s just as important as visiting your dentist once a year or doing your tax return. You’re not going to get rich by putting all your money in a savings account. You need to take some level of risk, and investing in property is one safe vehicle that will help you attain a solid financial future and reach your goals.

If you want it bad enough then you will find a way to make it happen, whatever situation you are in. It’s time to take control of your life, future and finances.
