Residential security is a critical component of our personal se-curity program. Our personal safety is at risk when our Identity is lost, when our property and belongings are stolen from our houses, offices and even from our vehicles. Therefore proac-tive steps are needed to protect ourselves, our property and our personal information.
The following guidelines should be used in reviewing our resi-dential security.
• All entrances, including service doors and gates, should have quality locks, preferably deadbolt. Check your: Front Door, Rear Door, Garage Door(s), Service Door(s), Patio Door, Sliding Glass Door, Gate, Swimming Pool Gate, Guest House Door(s) and any other available access doors and or gates.
• Don’t leave keys “hidden” outside the house door or gate.
• Leave an extra key with a trusted neighbor or colleague.
• Keep doors locked even when you or family members are at home.
• Have window locks installed on all windows and Use them.
• Lock louvered windows, especially on the ground floor.
• Have locks installed on your fuse boxes and external power sources.
• If you have window grilles and bars, review fire safety. Don’t block bedroom windows with permanent grilles if the win-dows may be used for emergency egress.
• If you have burglar or intrusion alarms, check and ensure they work properly and use them.
• Keep at least one fire extinguisher in the house or on each floor, and be sure to keep one in the kitchen. Show family members and household help how to use them.
• Periodically check smoke detectors and replace batteries when necessary.
• Keep flashlights in several areas in the house. Check the batteries often, especially if you have children in your home as children love playing with the flash lights.
• A family dog can be a deterrent to criminals. But remem-ber, even the best watch-dog can be controlled by food or poison. Do not install separate “doggy doors” or entrances. They also can admit small intruders.
• Choose a location that offers the most security. The less re-mote, the safer your home will be, particularly in a neigh-borhood close to police and have easier access by fire Au-thorities.
• Know your neighbors. Develop a rapport with them and of-fer to keep an eye on each other’s homes, especially during trips.
• If you observe any unusual activity, report it immediately to the nearest Police Station.
• Establish safe family living patterns. If you understand the importance of your contribution to the family’s overall se-curity, the entire household will be safer.
• While at home, you and your family should rehearse safety drills and be aware of procedures to escape danger and get help.
• Educate family members and domestic help in the proper way to answer the telephone at home.
• Vary daily routines; avoid predictable patterns.
• Know where all family members are at all times.
• Use these same guidelines while on leave or in travel status.
When making New Year’s resolutions, we should not fail to also consider our personal safety and that of our loved ones. Daily work-outs and healthier fare usually top our resolution list, but we should also re-member that the vows that have profound impact on our lives revolve around our personal safety. While our cities and towns, communities, workplaces and even our homes are protected by security officers and se-curity gargets, ultimately, we are all responsible for our own personal safety. Being aware of both our surroundings and potential dangers can help us take proactive steps to ensure that we are safe and secure.

Whenever people approach me for seeking advice on certain personal financial matters, the first thing I normally do is to pose a simple question to them by asking – ‘What are your Financial Goals in life?’ And with my experience of many years, I can tell you with confidence that not many times I have got the correct answer to this simple question, rather a vague reply leading nowhere near to the term called ‘Financial Goal’.
The reason for such anomaly is obvious, as many amongst us are not very clear on our usual goals in life, what to talk about the ‘Financial Goals’ as such. Surprisingly, without having a clear goal post in sight, how is it possible to score a goal, if there is going to be one, on the way. This is the reason why many people end up wasting the whole life in their quest to search for real happiness, which is nowhere to be found due to them not being clear on their intended goals in life.
So in simple terms, “Financial Goals” are not very different for a human being, but they are just the integral part of one’s usual goals which an ordinary person aspires to achieve during his/her lifetime. For somebody that goal may be to buy a car, while for another it may be to buy a house. On similar lines, one person may be aspiring to accumulate enough wealth so as to retire early at the age of 45, while for some other it may be to leave the job at 45 and start a venture of his own.
Thus, “Financial Goals” may differ from one person to another depending on their respective prevailing situations; however it is imperative for all of us to set our goals early in life. Therefore, the 1st step in this direction is to identify them, and then write them down. Financial goals for a person could relate to fulfilling numerous objectives in life, like – making savings in order to send the children to a prestigious school/college, buying a new car, or rather making savings for a down payment on a housing loan, going on vacation, paying off credit card debt, or planning for early retirement.
Once we have succeeded in framing our financial goals, the next step is to break each financial goal down into several short-term (i.e. less than 1 year), medium-term (i.e. 1 to 3 years) and long-term (i.e. 5 years or more) goals. This is imperative in order to set the priorities right and also to frame the corresponding ‘Action Plans’ as would require to achieve the set financial goals successfully.
Now that you have your financial goals set and priorities in check, the next logical step is to sit down and create a ‘financial plan’ which matches your goals. A ‘financial plan’ details how to accomplish your goals. It may include, for example, reducing unnecessary expenses, increasing one’s employment income, or investing in the stock market etc. This is nothing but redrawing your ‘monthly budget’ so as the same is consistent with the set financial goals. One’s monthly budget must always support the set objectives of a financial goal rather than blocking it. Therefore lot of efforts must go in preparation of a right monthly budget.
From here on, one needs to approach towards the most important parameter of this exercise i.e. the ‘EXECUTION’ part. Remember, without execution everything remains on paper and nothing concrete comes out of it. Execution of one’s personal financial plan often requires discipline and perseverance and this is where majority of human beings fail. So, finally everything drills down to the most important fundamentals of our life i.e. discipline and perseverance. These two, without doubt are the main ingredients for not only towards attaining financial goals, but even to succeed in every walk of our life.
Finally, execution is not the end of story but the beginning of a process which requires the whole exercise to be ‘monitored’ at regular
intervals. We all k n o w , the modern society is very dynamic, where things change within a spur of moment. That being the case, our set goals would require c o n t i n u o u s monitoring and reassessment on our part. As time passes, one’s personal financial plan must be monitored for possible adjustments or reassessments, wherever needed.
Before I conclude this topic, I must emphasize that the financial goals which one set, must necessarily comply with the principles of ‘SMART’. This means the set financial goals must be – Specific, Measurable, Attainable, Relevant and Time-bound. So please don’t end up setting vague goals for yourself, instead ensure that the set goals are SMART as explained. A goal lacking on any of the specified SMART parameters will fail in the long run as it would lack the necessary impetus which is required to fulfil the desired objectives for a human being.
The above sets a perfect agenda for each one of us to fix our ‘Financial Goals’, but invariably with a due care. As with anything else in life, without financial goals and specific plans for meeting them, we drift along and leave our future to a chance. A wise man once said: “most people don’t plan to fail; they just fail to plan.” The end result for such people is obvious: failure to reach financial independence in their respective life. Do you want that way to happen for you, the choice is yours? Cheers!!!

Answering the questions above will help you determine which type of mortgage is best for you:
• A fixed-rate mortgage is one in which the interest rate of the mortgage stays the same for the life of the loan. The current real estate climate makes this a very attractive option
• An adjustable-rate mortgage (ARM) is one where the interest rate changes at a set period according to a specified formula, generally tied to some kind of economic indicator. Some years you might pay less interest, in others you might pay more. These generally offer lower interest rates than fixed loans and might be beneficial if you plan to sell the home relatively soon.

Before I take you through other steps, let me first look into our land buying sit-uation particularly in Dar es Salaam. It is a bit complicated and not transparent process. Both buyers and sellers are still lacking some basics especially on the
price settings. They are all relying on hearsays because our market lacks price
indicators or regulators to offer the required guidance. So how do they get at equilibri-
um? Will one being a good negotiator a win-ning factor?
So let’s go to the basics and see how simple it is to buy your dream plot in the Right Loca-tion at the Right Price.
STEP 2: Be an Educated Buyer
But wait . . . remember that any time you plan to make a land purchase, particularly as sig-nificant an acquisition as a piece of land it’s
vital to keep in mind the motto, “Let the buyer beware.”
Consult professionals to immerse yourself in the details of your purchase. Unfortunately in our market we have few professionals who are capable and smoothly guide you through the buying process. But nevertheless, never leave yourself open to costly and unpleasant surprises. Do your best to find them before you put up cash that you may not be able to recover forever, so let’s use this land buying guide to avoid unnecessary regrets.
STEP 3: Begin with the end in mind.
In order to make the right choice, you need to know what you’re going to use the land for. Some buy the land for residential use, some for both residential and commercial,
and some for commercial use only. In any case it is important to consider your land use and plan to buy in the right location and the right size.
Size is a very important factor to consider before de-ciding to buy. Many of us are much driven by the size, the BIGGER the size the more we are happy and com-fortable. However, on the other side it is costing us more and creating unnecessary costs and forever lia-bilities. It is advised to consider the planned building size, parking space, garden space etc. Otherwise you will find yourself into a trap of extra space and force you to build a big fence as well as have a big garden which will cost you a lot of money throughout. This extra costs and endless liabilities would have been invested into other options i.e. land somewhere else, shares etc.
STEP 4: Decide where you want to buy-LOCATION!
This is by far the toughest step. Buying land is a big commitment — especially when you plan on devel-oping it. Once you have determined the purpose for buying the land, you need to know the area options that will suit your dream. This is one of the main fac-tors on determining the land value. The current and future land value is much influenced by LOCATION! The more prime it is, the higher the value. You need professionals to guide you on this i.e. government plan on infrastructure, upcoming investments, who is who on the neighborhood etc. Knowing all these in advance will help you to buy land at good price be-fore developments start to take place.

You need customers for your business sustainability and profitability. If you opt to buy land without taking the above into consider-ation, you will end up paying extras on your own es-pecially on the utility services i.e. water and electric-ity. Furthermore your life and properties will be at risk because of poor security.
STEP 6: Know the seller
Knowing the seller is very important, many have lost their money by buying plots through the third par-ties. Some have pretended to be sellers’ genuine representatives and without further investigations the buyers have trusted them and paid for the plots. Before they know it all they have found into legal disputes and paying more than anticipated including losing the plot paid amount.
It is strongly advised to use professional and trusted agents who will provide you with genuine informa-tion about the owner. And still you will be required to undergo your own investigations including docu-ments verifications, neighborhood consultations and involvement of professional lawyers.
NEVER trust one source of information.
STEP 7: Know the price
If you don’t know the market price you will never get it right. You will either budget small or higher which in return you will find it difficult to get your dream plot or end up paying for more. To get it right you are advised to use the right source of information plus doing your own market price search. If you opt to use an agent, please ask for the following
• Price range rate card as per the preferred areas
• Available options (plots for sale) in the preferred areas
• Recent sold plots within the same area and with almost the same specifications as yours
• His sales records and if possible reference to whom he/she has sold to.
STEP 8: Be a good negotiator
Sellers will always ask for the maximum price while
buyers will always offer lowest price. To get at the equilibrium (win-win) you must have facts to support your negotiations. Don’t say I don’t have that money or your price is very high….provide comparisons and the whys your offer is reasonable. Or else hire professional agent who will protect your interests.
STEP 9: Hire a trusted lawyer
Buying land is a complicated process and re-quires lots of legal processes, advises and guid-ance. Many think they can do it on their own with thinking that they will save cost. This is a very dangerous option and should never be an option to consider. Never buy a plot without in-volving your lawyers (NOT SELLER’S LAWYER). Your lawyer will properly guide you throughout the ownership transfer processes.
STEP 10: Pay your agent well
Your agent is the most important person throughout your buying process; he will pro-vide you with the key information that will save you time, money and offer you forever comfort. Make prior agreement on the job to be done as well as his remuneration and make sure he is happy throughout. If your agent is not happy will be on the seller’s side and not favor you.
