The automatic garage door opener did not stop and return the garage door when meeting obstacles. According toreports received by the U.S. Consumer Product Safety Commission (CPSC), approximately 60 children between theages of 2 and 14 have been trapped and killed under automatic garage doors between March 1982 and 1997. Irecommend all automatic garage doors openers stop and reverse when meeting obstacles to prevent someone orsomething from being smashed by the automatic door. Adjusting the automatic door opener to open and close withthe proper tension normally requires turning a screw or nut on the opener. In this case less force is needed to closethe door. All garage door openers manufactured after January 1, 1993 are required to have this auto- reversefunction. Recommend a qualified contractor evaluate and make all necessary repairs. A 2x4 block 1.5" high wasplaced on the garage floor under the door to test the automatic stop and reverse function of this garage door opener. The garage doors opener on both ends of the garage are holding down and did not automatically reverse and goback up.Recommend a qualified contractor evaluate and make all necessary repairs.
PLUMBINGCross Connections
Hoes bibb on the west side of the house at the water main has no vacuum breaker installed.To avoid a cross connection that may pollute potable drinking water recommend a vacuum breaker device beinstalled on all hose bibbs. This may not have been required when it was built but it is now considered unsafe. Thisis an inexpensive part that can be purchased at a local hardware store and attached to the hose bibbs.

There are some cracked in the stucco on the east side by the window near the front. Recommend patching thesecracks. Cracks in stucco are mostly cosmetic and rather common in the phoenix area but they should be monitored andpatched when convenient or immediately when any sign of a leak develops. Recommend patching all stucco cracksand holes 1/16 of an inch or larger as soon as they are found. The stucco is too close to the ground in some areas. Recommend a minimum of a 4 inch gap between the bottom of the stucco and the finished grade and a minimum of2 inches above the cement. Stucco need to be able to drain moisture out of the walls through the bottom of thestucco and termites and other pests may enter the home undetected if this distance is not maintained.

The dryer was tested without cloths inside to find out if it heats up when turned on. This dryer did not heat up whentested. Recommend further investigation. The washing machine was tested by turning it on with no cloths inside. This test is only to find out if water enters andleaves the washer with out any signs of leaks.
