THEY DON’T MAKE MANSIONS like Christian de Berdouare’sMiami Beach mansion anymore—but it’s not a historic home. It’snot even finished yet.
Mr. de Berdouare got the building permits for his roughly 14,000-square-foot modernist spec home in Miami Beach just before thecity’s planning department set stricter rules limiting both housesize and lot coverage for new residential construction last year.
The tighter rules mean that when the house is finished in thesummer, Mr. de Berdouare will own the only property on the blockwith a legal 4-foot-deep rooftop pool for 10 people. “You can havea Jacuzzi now. That’s it, pretty much,” said Mr. de Berdouare, the58-year-old owner of the restaurant franchise Chicken Kitchen.
The upshot: Mr. de Berdouare is listing it for $35.9 million,banking on its unique perks to seal the deal.
Amid the growing demand—and prices—for luxury real estate,builders and developers are pushing the architectural envelopewith oversize floor plans and lavish amenities.
