The center enjoys one Georgia pre-K class and they participate in the Federal Food Program and accept CAPS children. They have begun the process of becoming Quality Rated through the Bright from the Start program.

This center is being sold as a profitable, independent child care center. The purchase price is supported by the cash flow.

Traffic Counts

1 Mile

➌➍

➎➐

The aerial photo above has indications of the subject property (indicated by ) and various traffic reporting stations within a 1½ mile radius. The most significant reports are from station #1, to the west of the subject location. In 2016 that station had 28,100 vehicles per day. The other stations are included for context and comparision.

The numbers (which represent the average annual daily traffic) are generally high and consistant over the 26 year history of the reports beginning in 1990. In 2016, the other surrounding sampling stations show these vehicles per day counts:

#2 14,600 #3 21,600 #4 25,700 #5 59,500 #6 59,600 #7 23,900

The geographic location of the subject property is fortunate in that it is close to the east side of the Flint River (visible on the map as a green area to the west, and Jester Creek to the north). This barrier continues north and south for miles and consequently a great deal of traffic funnels down and is concentrated on Hwy 138 and the subject property.

Integrity Experience Service In order to best focus on the needs of her clients, Judy Mims formed Childcare Properties, LLC in 2014. Dedicated to providing the highest levels of integrity, experience and service for the childcare industry in the Atlanta metro area, Childcare Properties, LLC focuses exclusively on childcare facilities, preschools, Montessori and private schools.

With over a fifteen years of experience in this industry, and her background in business brokerage and commercial real estate, Judy understands the role each of these plays in the proper valuation of your center. We look at both business value and real estate value to ensure that we go to market at the highest value that can be supported.

We develop attractive marketing brochures that provide buyers with the information they need to analyze the opportunity—not only on your real estate and business, but also on the community’s demographics, competitive situation, traffic patterns, etc. We have an extensive opt-in database of thousands of prospective buyers, who have requested to receive information on new listings and we co-broker with members of the Atlanta Commercial Board of Realtors, ensuring that your center receives maximum exposure. Listings are also on CoStar, LoopNet, BizBySell and other appropriate websites.

Maintaining confidentiality for our clients is a key component of the sales process and we strive to release information only to qualified buyers and only after a Confidentiality Agreement is signed.

Judy received her real estate license in 2004 and her Broker’s license in 2011.
