What Is The Help To Buy Equity Loan?
The Help to Buy Equity Loan scheme can help you buy a new home by lowering the amount you need to arrange a mortgage for.
The Government lends you up to 20% (up to £120,000) of the cost of your new home, so you need a cash deposit of at least 5% and a mortgage for the other 75%.
The Government won’t charge interest on the loan for the first five years - after this interest fees are required. You’ll also need to pay a monthly management fee of £1 until your loan is repaid.
Here’s how it works:
All of our Hanborough Gate homes worth up to £600,000 are eligible for the Help to Buy Equity Loan. Our Customer Hosts can help you choose your perfect home, and the Help to Buy process kicks in once you’ve reserved with us.
Once we have your reservation, head to the Help to Buy website to register online for the Equity Loan scheme. A Financial Advisor will be able to help you with this or apply on your behalf.
Am I eligible?
• Help to Buy is only available on new build homes up to £600,000

What is Shared Ownership?
Shared Ownership can help you make your first step on the property ladder by buying a share in a home deemed affordable based on its market value. This can be as low as 40% to start, but you can increase this up to 100% of the home’s value – this is called staircasing.
Our partners Blenheim Estate Homes own the remaining share of the home, for which you pay rent. Generally, the total rent and mortgage payments are less than a similar home bought outright.
Here’s how it works:
Let’s say you want to buy a 40% share in a home worth £310,000.
You would pay a mortgage, agreed with your Financial Advisor, on your share of £124,000. You would also pay rent on the remaining equity of £186,000.
Rent is charged at 2.5% on the un-owned share, in this example equating to £387.50 per month.
Am I eligible?
• You need an annual household income of £80,000 or less (ideally greater than £18,000)
• You should have a good credit history and savings of at least £2,500 to cover legal costs
• You must have a local connection to the area or a connection to West Oxfordshire to be considered.

What is the Stamp Duty Holiday?
From July 2020 – March 2021, the threshold for Stamp Duty has been raised from £125,000 to £500,000. This means that when buying a home up to the value of £500,000, you would pay no Stamp Duty. For homes at Hanborough Gate above this value, you will be charged a 5% Stamp Duty rate on the value of the home over £500,000 – which will save you thousands.
How does it work?
For example, if you were looking to buy The Beechwood, priced at £365,000; before the Stamp Duty Holiday, you would have paid £8,250 in Stamp Duty. Now, you would pay £0.
Let’s also explore the difference for a bigger property, like The Milton priced at £750,000. Before the Stamp Duty Holiday you would have paid £27,500 in Stamp Duty. Now you would pay £12,500, saving £15,000.
