OVERVIEW
Hyderabad is the capital of the newly-formed
Indian state of Telangana. It is located on the
banks of the Musi River, surrounding the
Hussainsagar Lake in the Deccan Plateau of
Southern India. The city’s area is 650 square
kilometres and has a population of 9.7 million.
Among the cities of Telangana, Hyderabad is the largest
contributor to the state’s GDP, state tax and other revenues.
Hyderabad has emerged as a hub for the information technology,
pharmaceuticals and biotechnology industries and is known as
“India’s pharmaceutical capital” and “Genome Valley of India”.
The city is a major centre for higher education and research, and
is among the global centres of information technology for which it
is known as Cyberabad (Hi-Tech City).
Hyderabad’s retail market is characterised by unorganised
retailers such as ‘Mom and Pop’ shops and organised local retail
chains such as department stores. The city’s retail market is
mostly concentrated on main streets due to a lack of shopping
centres. However, with new developments coming on stream and
government support for FDI in retail, it is expected that there will
be a surge in Hyderabad’s retail market prospects.
The city government’s proactive steps, investor-friendly policies
and improving infrastructure are reviving business sentiments,
attracting investments and major companies, whilst boosting its
real estate market activities. The retail market has seen
significant momentum in recent times with retail leasing seeing
an upward trend. Demand is largely driven by the apparel,
entertainment and F&B sectors. Ikea, the world’s largest furniture
brand, has opened its first centre in the city. Likewise, many
International brands such as MG Motors, KIA motors, Sephora,
One Plus, Brooks Brothers, Diesel have entered the city.
The growth of the financial services sector has helped
Hyderabad evolve from a traditional manufacturing city into a
cosmopolitan industrial service centre. From the 1990s, the
growth of information technology (IT), IT-enabled services
(ITES), insurance, pharma and financial institutions have
expanded the service sector and these primary economic
activities have boosted the ancillary sectors of trade and
commerce, transport, storage, communication and retail. With
the infrastructure developments speeding up in the city, the
metro rail network is playing a major role in connecting people
and spaces. The metro malls have become the driving factor for
development across various parts of the city.

KUKATPALLYKukatpally is the largest residential hub closest to the Hi
tech city where many of the IT and ITES employees stay.
This residential hub has emerged with the set up of a
University called JNTU and large Government built
residential colonies and now has the largest traditional
retail stretch in the city with 2 malls. The National Highway
No. 65 which connects Hyderabad and Mumbai runs
through Kukatpally and the entire retail stretch is formed
on this Highway. Forum mall in Kukatpally has brands
such as Zara, Forever 21, Starbucks, McDonald’s, KFC,
Burger King, Body Shop, Tommy, US Polo, TGIF,
Hamley's, M&S and many other international watch
brands. Metro has their largest Cash & Carry stores which
clocks the highest sales in Hyderabad. This area has a
number of regional departmental stores such as CMR,
Chandana Brothers, R S brothers, South India Shopping
mall, Centro, VRK Silks, Kalamandir, Chennai Shopping
Mall, The Chennai Silks and many jewellery store. Its
proximity to the IT hub, international airport, industrial
areas and upcoming mall supply has attracted many
domestic and international brands
BANJARA HILLSBanjara Hills is the wealthy commercial district of
Hyderabad. Three lavish hotels from the Taj group, Park
Hyatt, Radisson Blu Plaza, premium brands at GVK One
mall and classy restaurants at City Centre Mall make the
area a frontrunner in luxury retailing. Banjara Hills Road
no 2 houses premium brands such as Brooks Brothers,
Collective, Diesel, Tommy Hilfiger, CK, FCUK, Harley
Davidson, Nautica, Triumph and food brands such as
Starbucks, McDonald's, KFC, TGIF & Pizza Hut. Designer
boutiques such as Tarun Tahiliani, Ogaan, Ritu Kumar,
Sabyasachi, Raghavendra Rathore. Ethnic wear and
Indian wedding saree collection such as Nalli Silks, Sri
Kanchi, Mandir & VRK Silks have a strong market
presence in Banjara Hills.
HYDERABADKEY RETAIL STREETS & AREAS
JUBILEE HILLSJubilee Hills is an elite residential area marked by large
bungalows, restaurants, specialist hospitals and
recreation centres. Home to the Telugu film industry,
media houses, business tycoons, Bureaucrats and
politicians, this area attracts premium domestic and
international brands in all categories. Jubilee Hills Road
No 36 is the shopping destination with many international
flagship stores such as H&M, Bentley, Starbucks, Super
Dry, Gas, UCB, Steve Madden, Haagen Dazs, Levi's,
M&S, Jack & Jones, Only, Vero Moda, Adidas, Reebok,
Red Indian Bikes, Fab Regal Raptor bike and an
Australian fitness centre F45. Apart from retail this
catchment houses many restaurants such as Buffalo Wild
Wings, Ciclo Café, Driven Café, Barbeque Nation, Ohris,
Little Italy, Olive Bistro and few other resto-bars and
regional micro brewery restaurants such as Prost, Hy Life,
Over The Moon.
AS RAO NAGARAS Rao Nagar is the retail hub of North-eastern region of
Hyderabad with Central Govt employees of a public sector
electronics company called ECIL and other mid segment
offices serving in the local area. This location evolved as a
mid-segment residential colony after the establishment of
a public sector electronics company called ECIL.
Sainikpuri & Malkajgiri are the adjacent major colonies
which have connectivity to this location.

HIMAYATHNAGARHimayathnagar is second largest preferred destination
after Jubille Hills and is an organised retail market in close
proximity to Abids and the Central Business District. This
market has evolved as organised retail adjoining the
traditional retail market of Abids and Koti with reputed
organised retailers such as McDonald’s, KFC, Burger
King, Domino’s and departmental stores such as
Westside, Pantaloons, Unlimited, Max. The high street
also has brands such as Blackberrys, Jack & Jones, UCB,
VOI Jeans, Levi's, Spykar, Adidas, Puma, US Polo. Even
the ethnic brands such as Jade Blue, Mebaz, VRK Silks,
Kalakunj, Manyavar have created a niche segment amid
western wear. The restaurants such as Chutneys,
Minerva, Rayalseema Ruchulu, Alex’s Kitchen, Haiking
Chinese restaurant, Ohris are present. Recently, One plus
announced to set up the largest experience store of the
country in Himayathnagar.
PUNJAGUTTAPunjagutta is a major transit point for all areas of the city
and hence, traversed by people of all age groups.
Punjagutta is the largest jewellery market with huge
traditional retail market called Ameerpet adjacent to it.
Punjagutta is the centre of Hyderabad retail market which
connects the premium catchment of Banjara Hills and
Central business district of Hyderabad such as
Somajiguda and Begumpet. Begumpet - Nagarjuna circle
stretch witnesses a lot of retailing activity due to the
Hyderabad Central mall, jewellery and large wedding
stores, footwear and book stores.
HYDERABADKEY RETAIL STREETS & AREAS
MADHAPURMadhapur is the established IT / ITES corridor of
Hyderabad. The multi-national corporations in the
Cyberabad and Financial District, plus the international
hotels situated here ensure that a lot of corporate and
foreign delegates visit this location. The Inorbit attracts
huge footfalls as it offers a variety of brands, restaurants
and gaming. The suburbs of Madhapur, Gachibowli,
Kondapur, Nallagandla and Miyapur are home to people
employed by major IT companies, so have an assortment
of quick service restaurants (QSRs), cafés and other retail
establishments.
GACHIBOWLIGachibowli is one of the prominent shopping centers in
the city. The presence of large number of MNCs and
international hotels have ensured huge footfalls in the
shopping centers as it offers a variety of brands,
restaurants and gaming zones. Ikea has opened India’s
1st store in Gachibowli. Moreover, the presence of good
restaurants, cafés and other small retail outlets in the
suburbs of Kondapur, Nallagandla and Miyapur, which are
residential areas, are gaining traction in developing retail
spaces.
ABIDSAbids is the oldest business location in the city due to the
presence of government head offices and proximity to
Nampally Railway station. Jagdish market, Mozamjahi
market, Begum Bazaar, MPM Mall and other old
renowned shops offer a wide variety of products ranging
from traditional jewellery, apparel, footwear to books,
electronics, furniture and bakery items.

DILSUKHNAGAR & KOTHAPETDilsukhnagar is one of the largest residential hub which is present on the Eastern part of Hyderabad. This residential hub
has emerged residentially and commercially due to educational and coaching institutes, biggest agricultural supplies markets
and small and medium enterprises. Dilsukhnagar now has the largest traditional retail stretch in the city with so many local
brands, restaurants and cinema halls. The state highway No.16 which connects Hyderabad to Vijayawada and Amravati a
new capital city of Andhra Pradesh runs through Dilsukhnagar. The entire retail stretch is formed on this Highway. Near by
areas like Kothapet, LB Nagar, Nagole and Saroor Nagar are well developed residential and commercial zones. Anchor
brands like, Metro C&C, Max, Reliance, westside, FBB, Pantaloons, Centro, Zudio, etc are present here. This area has a
number of regional departmental stores such as CMR, Chandana Brothers, R S brothers, South India Shopping mall,
Centro, VRK Silks, Kalamandir, Chennai Shopping Mall, The Chennai Silks and many jewellery store. Its developed and
advanced residential and upcoming mall supply has attracted many domestic and international brands here.

KOMPALLYKompally and Suchitra are one the developed areas in the
northern part of Hyderabad. The whole area is developed
on the National Highway No. 7 which connects to other
districts in Telangana and heads towards Nagpur. It is
known for the Industrial Park, Educational Institutes &
collages, Retail, warehousing and logistics hub. It has a
well organised and elite residential area marked by large
bungalows, villas and apartments. Near by developed
areas like Alwal, Kharkhana and Thirumalgherry are one
of the largest retail destination for factory outlets, vanilla
brands and Mini Anchors. Kompally is a retail destination
for many near by districts in Telangana. Departmental
stores like Max, Reliance trends, West side, Metro C&C,
and vanilla brands like Cento, Mufti, Lenin Club, Ramraj,
Maria Clarie, Fab India, Mc Donalds, Pizza Hut, Domino’s,
have made their presence here. Local brands like South
India Shopping Mall, RS Brothers, Chennai Shopping Mall
and VRK silks are doing great business here.
ATTAPURAttapur is developed on the Southern part of the city and
is connected to National Highway No.7 which goes
towards a major state capital city Bengaluru. Attapur is
developed due to its proximity to International Airport, IT
and ITES hub on the south west, Industrial park, Central
government offices like Fisheries department, Biggest
Agricultural University, PVNR Expressway, Largest
residential colonies and nearby by commercially
developed areas like Mehandipatnam and Towlichowki.
This area accommodates many gated community
apartments. Walmart has its one and only Hyderabad
store here. This area accommodates many factory outlets,
vanilla brands and departmental stores. Brands like
Westside, Spencer’s, Brand factory, Croma, Bajaj
Electronics, Pai Electronics Royal Oak, Arvind stores, LP,
South India Shopping mall, Bata etc.. are present here.

FORUM SUJANA MALL, KUKATPALLYForum Sujana mall opened in 2014 and is situated in the
northwest of the city. It comprises of 60,386 sqm
(approx. 650,000 sqft) of retail floor space including a
cinema complex and food court.
INORBIT MALL CYBERABAD (HI-TECH
CITY)Inorbit mall in Cyberabad became operational in 2008 with
55,741 sqm (approx. 600,000 sqft) of retail floor space, a
cinema complex and food court. It hosts a mix of mid
segment and upmarket brands under the same roof, just
20 minutes away from city centre.
HYDERABADSHOPPING CENTRES
GVK ONE MALL, BANJARA HILLSGVK One mall houses mass to up-market brands such as
Mango, Aldo, Promod and Starbucks to name a few. The
mall became operational in 2009 providing 46,451 sqm
(approx. 500,000 sqft) of retail floor space, a cinema
complex and food court.
SARATH CITY CAPITAL, KONDAPUR
The mall became operational in 2018 and is located near
the western IT corridor. It is spread across an area of
171,870 sqm (approx. 1,850,000 sqft). The mall hosts
everything from prestigious international brands to local
brands, cinema complex, food courts and gaming zones.
L&T NEXT GALLARIA MALL,
PUNJAGUTTAThe mall became operational in 2017 and is located in
the heart of the CBD, Punjagutta. It is spread across
an area of 37,161 sqm (approx. 400,000 sq ft). The
mall hosts everything from prestigious international
brands to designer brands, local brands, cinema
complex, food courts and gaming zones.
L&T NEXT GALLARIA MALL,
ERRAMANZILL&T Next Gallaria Mall became operational in 2018. It is
connected to the up-market areas such as Banjara Hills,
Somajiguda and Kairthabad. It comprises of 27,870 sqm
(approx. 300,000 sqft) of retail floor space including a
cinema complex and food court. It primarily caters to the
Metro train users.
L&T NEXT GALLARIA MALL,
MADHAPURL&T Next Gallaria mall became operational in 2017. It
is located in the Hi-tech city of Hyderabad. It is spread
over 18,580 sqm (approx. 2,00000 sqft) of retail floor
space including a cinema complex and food court.
GSM MALL, MIYAPURGSM Mall in Miyapur opened in 2019 with 40,691 sqm
(approx. 438,000 sqft) of retail floor space, a cinema complex
and food court. It hosts a mix of mid segment and upmarket
brands under the same roof in the location where the
youngest population lives.

cocktails, the food and beverage offer in
Hyderabad has something that suits all
