A new retail development planned for the corner of Wainui Road and Silverdale Street has already attracted strong interest, with locals snapping up almost of half of the retail and office space even before official marketing had begun.The development, positioned diagonally opposite the new Warehouse, consists of a childcare facility, seven retail shops, six offices, and a drive through. Developer Larman Construction, has previously completed a number of other developments in Orewa and Albany and the Silverdale property is being marketed through Barfoot and Thompson agents Barry Masefield

and Graeme Perigo.Barry says four of the retail shops and three of the offices have already been claimed by locals relocating a mix of retail and professional service businesses to the fast-growing area.He maintains it is currently the only opportunity for investor or tenant wanting to buy their own premises in Silverdale, as the majority of existing developments are held by the developers, and says that of the deals done to date, only one has been a lease. Designed by Plan It Architecture, the main office and retail block will incorporate a Clock Tower and a mix of exteriors, including louvres and stonework, that Barry says will raise

the standard of commercial design in the area.“A lot of the development around there seems to be tilt-slab boxes and the developers wanted to create a bit more of an iconic, character building.”The site is broken into three main areas, one for the play centre, the two-storey clock tower section with ground floor retail and offices above and a top platform of around 200m2 that opens onto Wainui Road, for which a restaurant and bar style of business is sought.Construction of the Silverdale Clock Tower development is expected to start in December with completion in mid 2013.

Auckland Transport expects a NZ Transport Agency decision to hand over management of State Highway 17 will hasten progress on the Hibiscus Coast Corridor Management Plan.The NZ Transport Agency announced the transfer of the maintenance and operation of State Highway 17 to Auckland Council on October 1. All 31 kilometres, between Albany, Silverdale, Orewa and Puhoi, lose State Highway status.Auckland Transport spokesperson Ellen Barrett told the Hibiscus and Bays Local Board that a Silverdale resident’s request for a pedestrian crossing on Hibiscus Coast Highway was declined because the pedestrian and vehicle count did not meet the criteria. However, she said now the highway is managed by Auckland Transport, plans for the highway improvements, may progress more quickly.See August 15 issue at www.localmatters.co.nz for more details of the plan.

Despite years of planning and construction finally being completed for some projects, the much-anticipated opening of the first retail centres within Silverdale’s new development this week is more of a beginning than an end.Retailers ensconced in the Silverdale Centre and Wainui Plaza are merely the advanced guard of a plethora of new businesses scheduled to relocate to buildings that are as yet incomplete or still in the planning stages.There is plenty of confidence, but also a degree of uncertainty whether loyal customers will change their habits to

visit the new centre and exactly where potential new customers will come from.Much has been said about the 10,000 new residents of the Millwater development, but marketing manager, Nick Hornby advises that there are only 200 occupied homes of the around 500 lots sold, in the development that will ultimately be made up of 3000 lots.While progress is on track, Nick says it is difficult to meet the high level of demand.“We’re going as fast as we can, we’ve got five different contractors in there, we’re

producing land as quick as we can, but as soon as we produce it, it’s gone.”Meanwhile, some real estate agents claim to be enjoying similar levels of demand from retail tenants.Harcourts Real Estate agent Geoff Thorne says all stores in the Wainui Plaza development on the corner of Silverdale St and Wainui Rd, adjacent to Stella Maris, have been leased and are now being fitted out.The Polaris Rise shops, below the Silverdale Medical Centre, are also close to being finished, with the final internal works underway.

The next stage of retail/office development he’ll launch is on the Milner Ave frontage, known as Lot 3, he says, with the resource consent process currently underway. Geoff says he’ll begin marketing them by offering the space to those who missed out on Lot 6, below the medical centre.The development will include 15 ground level retail shops from about 50m2 to 260m2 and seven first floor office suits from 55m2 to 257m2, with car parking included. Southern Cross hospital is also progressing and is on track to receive its first patients by early December.

Existing Silverdale businesses are braced for the impact of Silverdale North’s new retail development, keen to net some of the reward from an anticipated influx of eager customers.Silverdale Commercial Ratepayers vice president Graham Johnson says the influence of the new development on existing businesses hasn’t been formally discussed by the association, but he and other retailers are largely positive, expecting more people to arrive in Silverdale “because there’s more to do and see.”

Graham owns Health by Logic in Silverdale St, which he considers part of a central “hub”, with development on both sides. He says it’s vital that the village develops its “point of difference” by highlighting its historic character, including the Pioneer Village, Silverdale Hall and the Saturday market, as well as factory outlet stores. A village retailer since 1989, Phil Bennett of The Outlet, agrees. “It’s up to us as little businesses in the village to be vibrant on the days when

people are here and to have signs so customers can see who we are.”He says he’s 90 percent positive, “but still a little apprehensive”, about the change. Already, Pak ‘n’ Save’s presence has diverted people off the motorway, returning customers to him from as far away as Whangarei, he says.“When the motorway went through, a lot of customers stopped coming to Silverdale, saying ‘everything’s in Albany’ but all of a sudden we’re going to have everything here.”He says The Warehouse’s past

appearance in Silverdale St highlighted benefits of having a big chainstore nearby.Traffic and access issues are what most worry Graham and others, who’ve been pushing for a highway speed reduction to 60km/h and traffic lights at the village/highway intersection for some time. “It’s fine to have extra shops, activities and people, but whether people want to keep coming back and struggling through the traffic is going to be the big issue,” Graham says.

The Mad Butcher Orewa is on the move to a new location in Silverdale North’s Wainui Plaza, next to Stella Maris School.The store is due to open on October 26 and will be celebrated with opening specials and the presence of the Mad Butcher himself, Sir Peter Leitch, hosting a free sausage sizzle from 10am-2pm.Brett and Pauline Lovett have owned and operated The Mad Butcher Orewa for the past 12 years, growing the team from six to 22 local staff and training up several apprentice butchers, including one of their sons, Blake, who still works in the business.Brett says in that time they’ve developed good friendships with their loyal customers, who he looks forward to welcoming to the new store, along with new Silverdale residents.While sad to leave the current site, they’re also excited about the move, which Pauline says will provide customers with a “whole new shopping experience” in one of New Zealand’s fastest growing regions.All staff will transfer to the new store, which will provide the same “good old-fashioned service” in a creative, modern layout that will allow Brett

and Pauline to introduce a range of new products.All carcass beef and lamb sold in the store is New Zealand Quality Mark certified and all meat is delivered fresh each day and processed on site. The new store will be open from 7am to 7pm seven days a week and there will be a qualified butcher on site at all times to offer advice or assist in any meat cuts required.Brett and Pauline love living on the Coast and believe in local business supporting community fundraising initiatives, a philosophy they will continue in the new location.A regular triathlon competitor, Brett is keen on all sports, especially rugby league. He and Pauline also enjoy spending time with their two grandchildren and three dogs.

St Pierre’s SushiSt Pierre’s Sushi store at The Silverdale Centre will be the specialist sushi retailer’s first outlet north of the Harbour Bridge, but for store manager Shinya Todoroki it will be something of a sentimental return.The experienced Japanese chef has spent the last 25 years working around New Zealand and married his wife Tomoko in Silverdale’s Historic Village church in 2009. For the past five years Shinya has been working for St Pierre’s, most recently managing the Lynn Mall branch, but he will now be at Silverdale full time.In 28 years, the company has grown to include 34 outlets nationwide, however, marketing manager Nick Katsoulis says he does not think of it as a “chain” but “a link that joins people to great sushi”. The company is “fastidious about quality” he says, importing all of its own ingredients from Japan, where its top four suppliers have over 1200 years of history between them. “Everyone knows sushi is good for you, it’s low fat, includes ingredients high in Omega 3, like salmon and avocado, is light, but filling, uses primarily unprocessed foods and, in our case, is effectively gluten-free.”

Although soy sauce includes wheat, the fermenting process of St Pierre’s soy sauce makes the gluten undetectable and suitable for those on a gluten-free diet, he says.“But not all sushi is created equal.”St Pierre’s avoids deep-fried add-ons, preferring fresh ingredients like salmon, chicken and vegetables, sourced locally and prepared daily. Pricing is also geared to enable people to make it a regular habit, including the option of a “Sushi of the Day” deal. Miso soup is another best-seller, with its traditionally touted health benefits increasingly being recognised by modern researchers. Nick says St Pierre’s has never come north before because they haven’t found a suitable location, but Silverdale “ticks all the boxes” with a great range of facilities, an alfresco feel and easy parking.

Diners will help distribute $5000 to New Zealand charity groups, while standing to win a night in a Shelter Box and other prizes, as part of Rotary Orewa’s annual charity dinner at Rotary House, Silverdale on November 6 at 6pm.Ticket draws and a spot quiz will earn guests the right to allocate one of 10 $500 grants to a registered New Zealand charity of their choice. Further opportunities will include the chance to win raffles and spot prizes, including a special “one night north in a Shelter Box experience”, camping on a private native bush block adjoining the Brynderwyns.Respected Olympian Black Sticks players Bianca Russell and Anita Punt will address the event, sharing insights into the challenges and rewards involved in performing on the world stage.One of the event organisers, Merv Huxford, says the hockey players are an impressive pair.

The Silverdale Centre in Silverdale North is on target to open this week (October 18), with only two retail units still available for lease.The two major stores, The Warehouse and Countdown, are accompanied by a large variety of smaller shops, a public seating area, parents’ room and more than 980 upper and lower level car parks, 239 of which will be undercover. The 7.2ha site contains 36 shops in total, representing 24,000 square metres of retail space.The shops are arranged in ‘precincts’, including fashion and food, homeware and appliances, and services such as banks and a pharmacy to make shopping straightforward for customers.Jessica Martin, retail leasing broker at Colliers International says The Warehouse, which developed the centre, has taken care to select the right mix of shops and services for the centre, which is one reason it has proved so popular with retailers. Ms Martin says that the centre is one of the fastest-leasing developments that the company has seen so far in

Auckland.“The interest we’ve received has been quite overwhelming,” she says.Names signed up include Storage Box, Guthrie Bowron, Lighting Plus, Beds ‘R’ Us, Noel Leeming, Warehouse Stationery, BNZ, OPSM, Walker and Hall, Number One Shoes, Stirling Sports, ANZ, The Design Store, North Beach, T&T Childrenswear, Postie Plus, St Pierre’s Sushi, Jamaica Blue, Supercheap Auto and Snap Fitness. Discussions are underway with potential tenants to fill the remaining two units.Ms Martin says that Walker and Hall and Jamaica Blue have invested in design-led fit-outs drawing on international retail interior trends.The Warehouse property project manager Paul Hudson says he expects all confirmed retailers to be up and running from the official opening date.Opening celebrations will continue for five days and feature a variety of children’s entertainment including face painters, stilt walkers and giveaways.
