office? You may have heardabout “sick building syn-

drome” on television or in the media,but most of us don’t worry about ourindoor air quality until symptoms ofillness occur. Even then, few of us canimagine that a common hazard likecould create a life-threatening illness.

More commercial and residentialproperty owners, however, are clam-oring for information as the incidenceof childhood asthma and adult aller-gies spirals upward. In response,ASAP Environmental, Inc., (formerlyASAP Lead Paint Inspections, Inc.)has expanded its full-service leadpaint inspection capabilities to offerair quality and mold testing andanalysis.

Mold: A threat to air quality

Toxic mold lawsuits are on the risenationally. Erin Brockovich, the envi-ronmental activist featured in the Hol-lywood film named after her, sued thebuilder of her California home afterrenovations were needed to removetoxic black mold known as Sachy-botrys. She offered help to an Abing-ton, Mass. family who lost a child tobacterial meningitis. The familyblamed the death on toxic mold foundin their home.

Experts agree airborne allergensreleased by mold can cause seriousrespiratory illnesses. Part of the prob-lem may be increasingly air-tighthomes built for maximum energy effi-ciency. Builders have responded byinstalling more ventilation and usingfiberglass instead of cellulose insula-tion, but the first line of defense forhomeowners who suspect they have amold problem is to have a qualifiedmold inspection.

Contractors, renovators and builders must distribute awarning pamphlet to building occupants before performingrenovations to structures built before 1978.

The pamphlet is required under new federal regulationsaimed at protecting residents from lead paint dust anddebris. It describes the health hazards of lead paint andmeasures that can be taken to prevent exposure tocontamination.

Any work that disturbs more than two square feet of painttriggers the notification requirement. Failure to complycould result in criminal and civil penalties, with fines of upto $25,000 per day. The law exempts certain emergencyrenovations and repairs and also does not apply to studioapartments and rooms rented in individual homes. Continued on reverse

New services includetesting, analysis for moldMold is a fungus that has beenlinked to a host of ailments inaffected homes, and in somecases, it can cause severe ill-ness. Mold enters a home fol-lowing a flood or other eventwhich causes building materi-als to become wet. It can thengrow, usually becoming visibleand odorous. If unchecked, afungal or microbial infestationmay affect an individual’simmune system or cause respi-ratory illnesses.
