Electrical: Standard lighting and power points, shaver socket tobathroom only. 2No Telephone and 1 No television point as located(see floor plans for details). Mains wired smoke detector will befitted in a suitable location on the ground floor and first floor hall to2 storey houses.

Kitchen: A choice of quality kitchen units will be fitted as seen onkitchen layout drawing. An oven, hob, cooker hood with integratedfridge & freezer or fridge/freezer as applicable is also fitted. Spaceprovided for washing/drier. Colour co-ordinated wall tiles can beselected from the standard range of tiles and will be fitted betweenthe worktops and wall units of equal height.

Utility Room: (Where provided) will have a sink unit and spaceprovided for a washing machine and tumble drier. Tiles will be fittedabove worktops 400mm high.

Sanitary Ware: Quality white ware fitted as seen on the layoutdrawings. Colour co-ordinated wall tiles can be selected from thestandard range and will be fitted 400mm to all baths, with showerareas being tiled to full ceiling height. One row of tiles to the washhand basin.

External FinishExternal Works: A tarred drive will serve each property. Grey pavingslabs will lead to the front, rear and rotary clothes drier. Turf is laidto the front garden areas only with soil being spread on the reargarden areas. Fencing will be 1.8m high screen fence, to rear andexposed public sides. 900mm Post & two rail fence between housesat rear with boundary.

N.H.B.C: Each property is registered under the National HousingBuilding Council and carries a 10-year structural warranty.
