Integrated Design and
Construction Process Multi-disciplinary team approach
Collaboration from beginning of the project
Identify and get consensus on goals and targets
Using green to achieve function, budget & aesthetics
Whole systems thinking, synergistic design (e.g., integrate
daylighting design, electrical lighting, HVAC system load size)
Incorporate green strategies into all phases of the project, from
programming through to construction and post-occupancy
O&M
Include life-cycle costing, ROI & Cap Rate

A sustainable community
supports and improves the quality of life
of all its residents and recognizes the interdependence
of its people, culture, economy, and urbanized and natural environments.
More important, it is a community that knows itself,
demands the utmost of itself and understands
what it has to lose.

LEED Cost Timeline for BLIP
– Design teams prepare the preliminary score cards
– They identify possible points to reach Silver
– Choices for materials and building systems are
reviewed with client
– Client approves range of choices
– Cost estimate is then updated
– Design team integrates the approved
design direction
Next Steps
– Score card is evaluated at the end of each
submittal to ensure choices are still
workable and feasible
– Design progresses toward bid documents
– After bid documents, submit to USGBC for design
phase review
– Contractor submit to USGBC for
construction phase review
– Commissioning process
– LEED process is complete
Next Steps---continue
