The General Manager’s Corner

Welcome 2013, a great year for ‘real estate’ according to Mike McGarry. Mike has

been tracking the number ‘3’ year and told me that after a recession or difficult

years for the industry the years ending with ‘3’ means a great year. Mike used the

examples of 1993, 2003 and now 2013. This is probably our usual cycle within the

property market reaching the peak of the market approximately every 10 years.

We welcome a visit from any members when in

Auckland. The office is now set up and functioning well

so we can focus on the year ahead, Already we have

had numerous members visit and suppliers which was

the intention of the

relocation, building our

network and brand

presence.

The General

Choice Television advertising and individual offices promotions are certainly driving hits on our

web site.

We are currently investigating changing the ad (for those of you watching Choice – the current

advertisement has become too repetitive). The proposal is to give away Home Buyers Guides

when people go to our website to register. National office will then forward their details to the

relevant offices. Feed back on this proposal is welcomed.

FIRST NATIONAL BURTON GROVES GETS A MAKEOVER

IT SYSTEM TRIAL – BOB BRERETON

Bob has completed the implementation of the new IT systems demonstrated

during our Shareholders Conference. The delay has been caused once again

through a mapping issue (similar to the Portplus issues) this is now resolved.

Gina discussed Utopia with the Australian MSM when she was in Sydney for a

weeks training and conference, they explained that members should be imple-

menting the platform program with Utopia. Please see attached for application

form for your own Multiarray website.

I have attached a copy of an RTW (Registered Training

Workplace) agreement. This enables you to conduct on

job training for your “rookies” using your own registered

assessor/s. As I mentioned, the criteria for becoming an

assessor is you must hold the qualification (salesperson level

4) and Unit standard 4098 (details below). The only Unit

standard your assessor cannot assess is 23137 (Demonstrate

knowledge of the sale and purchase agreement and facilitate sale of real estate). This

will need to be conducted by one of our contracted assessors at this stage. By

undertaking this model, once a trainee completes 10 of the 11 unit standards and are

still employed by your company, you will receive a rebate of $450.00 +GST per trainee.

Unit Standard 4098

As mentioned above, all our on-job assessors must hold unit standard before they are

able to assess anyone. The course is run over 2 days at a cost of $350+ GST. I have

attached the Unit standard so you are able to get a feel for what is involved.

13-14 August 22-23 October 3-4 December

Annette Tan from Realito met with me to

discuss an opportunity for Principals and

licensed agents who have the qualifications

to become “assessors”. This will be particularly

helpful if you are assisting team members

when completing their license. I know that Jill

Quaid was frustrated last year when working

with a new staff member to obtain his license

that they waited 2-3 weeks for assignments to

be returned, and then resubmitted if the

answers were incorrect.

NEW LISTING AUTHORITY

We have engaged John Weymouth’s to update First National’s listing authority.

There were areas in our current Listing Authority that does not provide sufficient

protection should it be challenged. John has also provided us the changes that are

required under the Real Estate Agents Act ( Professional Conduct and Client Care)

Rules 2012.

We will advise once the new Listing Authority is available for use.

CE VERIFIED TRAINING AND REINZ TRAINING

I met with Helen O’Sullivan (CEO) REINZ this week. The details of the face to

face sessions for CE training are available on the REINZ site. At this stage,

they are proposing $169 + GST for the two day training

program. However, I am currently negotiating a better rate

for our membership which will be administered through

National Office.
