• railway noise zones (affected areas)
• sources and buffering zones for e-m radiation from GSM antennas
• e-m radiation and buffer zones for high voltage transmission lines
• degraded areas that require earlier clearence
• industrial areas with high noise emission level, areas with quiet industry
• industrial emergency zones (established e.g. due to large quantities of volatile and danger chemicals in storage tanks)
• proposed offset distances in case of sites that may cause nuisance to the vincinity
• sources of industial air pollution in several categories (sources od VOC, odours, heavy metals, products of fossil fuels combustion, etc…) and Smm zones

• ecophysiographic study is a response to growing need to take care about environment of the urban areas as early as possible in the development process
• ecophysiographic study is a first and necessary step in order to correctly assess environmental consequences of the proposed spatial plan
• ecophysiographic study shows the reference condition of the environment which can be compared to SEA outcomes
• comparison between ecophysiographic study and SEA outcomes can tell a planner if the proposed plan is the right way to improve environment and living conditions
• it is necessary to establish environmental indicators at the begining (in ecophysiographic study) and use it throught all planning process including SEA
• there are still obstacles that make our work difficoult
1. need for more integrated spatial environmental information system, lack of centralized and publically available database of environmental information
2. need for new methodologies that can be used in ecophysiographic studies and especially in evaluation of environmental threats
3. need for more environmentaly aware spatial planners
4. need for more environmentaly aware society
