HONDA Motor ofJapan plans to buytwo-wheeler parts

from India for its global opera-tions to capitalise on its pricingand quality advantages inkeeping with the trend set byits peers, says a person familiarwith the development.

“India’s scale, pricing andquality advantages convincedHonda that it made huge busi-ness sense,” said the person, who did not wish to be named.

Global auto companiessuch as Hyundai, Suzuki, GMand Toyota buy componentsworth millions of dollars fromIndian companies at lowerprices than global ones to re-main profitable. Some globalauto manufacturers facebankruptcy and many areshutting plants across theglobe to remain competitive.

Honda is looking at globalsourcing from India to lever-age the scale that its Indiansubsidiaries Hero Honda andHonda Motorcycle and Scoot-ers India (HMSI) have builtup, according to a person with

direct knowledge of the devel-opment. Between the twosubsidiaries, Honda sells morethan five million two-wheel-ers in India, over 40% of theIndian two-wheeler market.

Honda has been using Thai-land as a base for low-cost ag-gregates for two-wheelers aswell as cars, as, along with Toy-ota, it is one of the two bigplayers in the Asean region

and has a huge capital invest-ment in that country.

However, the pull of the In-dian market is far too strong toresist. After China, India hasthe world’s second largest two-wheeler market. It is also thesecond-fastest in terms of auto-motive growth.

Hero Honda’s top gearperformance — the compa-ny is all set to cross 4 millionunits in sales this financialyear — seems to have “con-vinced Honda that sourcingfrom India is the way ahead,”said the person familiar withthe matter.

THE year 2009 has been bad for thereal estate sector, particularly forthe retail sector. While residentialreal estate picked up in the last twoquarters, retail has been seeingvery low demand. According to areport by Cushman & Wakefield, ofthe 44 malls proposed at the begin-ning of the first quarter of 2009,just about 18 were delivered by theyear end. A number of developerspostponed mall projects in 2009but with a revival of demand in theend of the year, 2010 is expected tosee a number of mall projects get-ting back on track.

“The outlook for the retail sectorin 2010 is looking brighter. The fes-tive season has been good and hasseen a lot more footfalls. As themarket picks up, there will be a re-vival of demand for re-tail spaces again,” saysRajeev Talwar, execu-tive director at DLF.Year 2009 saw freshsupply of 5.7 million sqft of mall space. Ap-proximately 9 millionsq ft of mall space wasdeferred to the future, which is a reduction of60%. Almost 80% ofnew mall space in Bangalore waspostponed which meant the citysaw a vacancy of only 3%.

“I see retailers being cautiouslyoptimistic in 2010. They will ex-pand but with caution unlike earli-er,” says Jaideep Wahi, director, re-tail agency, Cushman & Wakefield. Most large developers had post-poned their projects as it was hardfor them to lease retail space, hesays. In the early part of 2009, de-velopers also faced a credit crunchwhich slowed down mall plans.

This slowdown in mall construc-tion need not be viewed as a nega-tive. The slowdown has helped inmaintaining a good supply de-mand equation, especially for mar-kets which were staring at an over-

supply situation.Delhi-based developer Omaxe

launched its mall in Patiala a monthback and the response has beengood, says Rohtas Goel, CMD,Omaxe. The company though haddecided to postpone its 1.5 millionsq ft mall Connaught Place inGreater Noida because of lack of de-mand in 2009. “The retail segmentis seeing renewed demand over thelast 4-5 months. We are seeing newleasing activity start at our mall inGreater Noida where constructionwill start in early 2010,” says Goel.

Across the major cities, rentalshardly saw any upward movementsince the markets crashed late2008. Mall as well as main streetrentals (except a few locations)continued to remain below the av-erage rental rates of the fourthquarter of 2008, says the report.

Some micro markets in theNCR, Bangalore andMumbai saw a 53%-40% decline in rentalsin the fourth quarter of2009 over the same pe-riod last year. Banga-lore’s prominent highstreets (Brigade Roadand CommercialStreet) were the onlymicro markets to postan approximate 10%

rise in rentals over last year, indi-cating the existing demand forpremium retail precincts overemerging locations in the city.

Of the 5.7 million sq ft of freshmall supply in 2009, the largestshare of the supply — 1.8 millionsq ft came up in Mumbai, followedby Hyderabad (1.1 million sq ft)and the NCR (0.9 million sq ft).Kolkata saw fresh supply of 0.7million sq ft. Retailers are now verycautious about signing up newspace. “It has been a learning forboth developers and retailers. Theretailer is now asking a lot morequestions and is very cautious,” saysV Muhammad Ali, head, mall oper-ations, Forum, Prestige Group’small division.

MAX New York Life Insurance, a jointventure between Analjit Singh-promot-ed Max India and US-based New YorkLife International, is outsourcing cus-tomer service work to BPO firm Gen-pact, as part of an internal restructuringexercise. The move is aimed at consoli-dating operations and synergising effi-ciencies within the organisation, a topcompany executive told ET.

It will be a three year contract and theprivate life insurer is looking to transfer100 people to Genpact for the purpose.“We are relooking at our overall businessstrategy and evaluating the way for-

ward,” Rajesh Sud, CEO & MD of MaxNew York Life said. Customer servicerefers to the provision of service to cus-tomers before and after purchase. In thiscase, Genpact will send reminders to cus-tomers for payment of renewal premiumand take calls from them on complaints.

Max New York Life did not disclosethe value of the contract. The life insureris already witnessing a few exits at seniormanagement level. At least three top-level executives have left the organisa-tion in the past couple of months. Whilechief marketing office Debashis Sarkarhas left the organisation and moved toCanada, Ajay Seth, the firm’s senior di-rector-legal & compliance, has quit topursue other career opportunities.

Vishal Chopra, head of new business(operations), is learnt to have joined ri-val firm DLF Pramerica. Sanjeev Mago, executive VP, customer operations &service delivery, too is scouting for otheropportunities, said another person fa-miliar with the development.

With the slowdown in growth in thelife insurance sector, the focus of MaxNew York Life has changed with respectto its expansion plans. Earlier, the pri-vate insurer was looking at expandingits operations and adding more numberof branches in the country, while nowthey are looking at consolidation.“There are changes in operation whichwill enable us to strengthen our businessmodel,” said Mr Sud.
